Hudson Yards Is Reshaping NYC’s Skyline and Streetscape

New York City's waterfront Hudson Yards development is a big deal—literally. The largest private real estate development in the history of the United States, the project comprises 17 million square feet of commercial and residential space and 14 acres of public open space. Hudson Yards is having "a catalytic effect in terms of kicking off an entire new neighborhood," said Related Companies' Michael Samuelian. (Related and Oxford Properties Group have partnered with a number of high-profile architecture firms to design and build the project.) "We don't just focus on a building, but on the relationships between buildings—the spaces between the buildings themselves are just as important." Samuelian and KPF's William Pedersen, whose firm is designing three skyscrapers for Hudson Yards, will deliver up-to-date information on the work in progress at next month's Facades+NYC conference. Hudson Yards promises to reshape the city on multiple scales. On the larger end, "the development of Hudson Yards fills a void in Manhattan's fabric which has prevented the city from having a dialogue with the Hudson River," explained Pedersen. Related commissioned a wide slate of architects "to purposely create variety and juxtaposition, which is the dominant characteristic of Manhattan's iconic skyline," he said. As important as Hudson Yards' impact on New York City's skyline, said Samuelian, is its capacity to create a welcoming streetscape. "We put considerable effort into ensuring we have warm, appropriate materials below 150 feet," he said. "Each building changes as it comes down to grade to give civility to the skyscrapers, to make them more humane participants in the street life of the city." Pedersen concurred. "The dominant characteristic of our buildings is their gestural capacity," he said. "They do not stand in isolation but rather seek an active relationship with every aspect of the context they engage, including the pedestrian on the street." Competition Details for NYC’s New Port Authority Bus Terminal

Calling all international architects, designers, urban planners, and engineers: the Port Authority of New York and New Jersey (PANYNJ) is asking you to create a multi-disciplinary design team to submit designs and deliverables for a new bus terminal on Manhattan's west side near the aging existing terminal on 42nd Street and 8th Avenue. The current terminal is the largest in U.S., supporting over 220,000 passenger trips each weekday. PANYNJ is seeking designs that address “an appropriate level of service to meet bus passenger demand, improved functionality for bus parking and staging, minimizing traffic impact on surrounding local streets, and sustaining safety and security.” While the two-phase competition opened earlier this month, the PANYNJ board just approved funds for the project this past week. The projected cost: $10-$15 billion. One alternative to the current Manhattan location was Secaucus, in northern New Jersey. “Scott Rechler, Andrew Cuomo’s top appointee to the Port Authority, had asked the agency to explore putting the new terminal near the Secaucus Junction train station in New Jersey,” reported New York Magazine. Rechler thinks a new larger bus terminal in NYC will worsen Lincoln Tunnel traffic. Those who didn't support his plan say it would require a train transfer for many traveling from New Jersey to downtown Manhattan. “As part of a deal announced Thursday, Rechler will drop his push for a Jersey-based terminal, and in exchange, New Jersey’s top appointee to the authority withdrew his opposition to a $4 billion reconstruction plan for La Guardia Airport’s central terminal.” The first competition phase deadline is April 12, 2016. The second phase will be due sometime late this summer. PANYNJ officials expect to announce a winner this September. The award: $1 million for the winning concept. Facades+NYC lab workshops offer hands-on exposure to new technology

It is hard to imagine a better introduction to new digital design and fabrication software than the "Advanced Parametric Modeling: Design to Fabrication" lab workshop at next month's Facades+NYC  conference. Dassault's Jonathan Asher and Zahner's Kyle Watson will co-lead a tutorial in the application of Dassault's 3DEXPERIENCE to building envelopes, combining the perspectives of software developer (Asher) and early adopter (Watson). "First we'll be giving a walkthrough of how to use the software," explained Watson. "Then we'll demonstrate some new features available in the 3DEXPERIENCE platform, as well as how it's different" from other automation programs. Rather than passive observers, workshop attendees will be active participants, working through a full facade Asher and Watson will create especially for Facades+NYC. "Our intention is to develop this workshop facade system so it includes everything a typical engineer would be creating for a real facade: fully unfoldable panels, documentation created automatically," said Watson. By the end of the session, attendees will better understand how to leverage automation to generate complex systems. "Since it's our speciality, the focus will be on automation—creating complicated forms and then automating the creation and visualization of multiple panels going into this form." In addition, Asher and Watson will highlight the collaborative potential of Dassault's new platform. "Given that 3DEXPERIENCE is a relatively new software, and we [at Zahner] are among the early adopters, we're getting a lot of chances to experience the collaborative side of the software," said Watson, pointing out that his cooperation with Asher (Asher works from France; Watson, Missouri) exemplifies the easy back-and-forth facilitated by 3DEXPERIENCE. Other lab workshops on offer at Facades+NYC include "Curtain Wall Systems: From Sketch to Completion," taught by Bart Harrington and Richard Braunstein, both of YKK-AP America; "Advanced Facade Analysis, Rationalization, and Production (Grasshopper + Dynamo)," with Thornton Tomasetti CORE Studio's Daniel Segraves; and "Seamless Exchange of Geometry and Data (Grasshopper, Revit, Excel)." A step too far? Vasily Klyukin’s “Sexy” leg tower fails to impress

When enjoying sustained periods of economic prosperity and growth, it's almost natural to want to flaunt, in untamed excess, the fruits of entrepreneurship through architectural means. Just look at the Pyramids of Giza, the Roman Colosseum and more recently, Trump Tower and areas of China. What's significant though, is that China, instead of growing out of this phase, has put a stop to the practice altogether. Russian billionaire and amateur architect Vasily Klyukin has other ideas. "This concept is very extravagant, even for the modern World," Klyukin wrote on his website, and he's not wrong. The tower design—centered on a "sexy leg"—has been met with fervent hostility, mostly due to its complete disregard for its Lower Manhattan context and subsequent intent on standing out like sore thumb—or toe, in this case. "Someone will be shocked by this idea, someone will find it beautiful and sexy, someone—vulgar, but everybody, without an exception, would want to observe such a tower or visit it at least once in a lifetime. If this building will become a hotel—it will always be crowded. I personally would like to live in this tower," Klyukin continued. Dubbed the "Russian-born Tony Stark," Klyukin dabbles in real estate, sci-fi literature, sculpture, and yacht design as well as apparently being a Doctor of Historical Sciences. One doubts whether he himself even sees these designs being realized, despite his desire to live in them one day. His book, Designing Legends (Klyukin referring to his own designs) is available on Amazon for only $54, and so far has only received five-star reviews. One fan comments: "Klyukin is indulging in a playful critique of contemporary architecture and the post-Modern [sic] city, but it’s really an 'artist’s book,' or in the parlance of the previous century, 'un livre d’artiste.'" As much as one tries to find any validation in his proposals, further probing reveals deep-rooted egotism. Such an ethos is highlighted by Klyukin's Cobra Tower design. There is no place for this snake, something he inadvertently points out himself by imagining the tower in a number of locations such as China, Japan, and London. From this we can see that Klyukin deems his surroundings irrelevant; all that matters is that his design dominates the skyline, regardless of its relationship to its vicinity. When a large enough proportion of designers subscribe to this approach, the result is a chaotic conglomeration of buildings attempting to shout louder than each other. Any identity within the vicinity is lost, the art of placemaking long forgotten and the world quickly becomes alienating. Beijing artist Cao Fei exemplified this journey into cultural obscurity with Shadow Plays by revealing the "hypothetical extremities to which China is susceptible as a product of growth and potential collapse."

AIA Chicago announces Tiny Homes Competition winners

AIA Chicago has announced the winners of the Tiny Homes Competition. Launched in November 2015, the competition solicited entries to address young adult homelessness in Chicago as part of the Tiny Homes Summit. The winning entry was designed by a Chicago-based team of Notre Dame graduates. Terry Howell, AIA, LEED GA, Lon Stousland, both associate architects at Antunovich Associates, and Marty Sandberg, AIA, partner at Via Chicago Architects, site their connection to the Bronzeville neighborhood, location of the proposed project, as a driver in their design. The team commented in a press release, “Terry’s parents are long-time Bronzeville residents, and have hosted us for countless barbecue nights just two blocks from the competition site. Designing for a location with such a personal connection provided extra incentive—a chance to create something not simply beautiful, but also practical, contextual, and potentially transformative.” The winning entry, “A House for Living In,” is comprised of 11 336-square-foot units and one interior community space gathered around a central courtyard. At an estimated $73 per square foot, the design is substantially less expensive than typical affordable housing, which is typically in the range of $200-400 per square foot, according to the AIA’s press release. The central courtyard is entered through a locked front gate, and is envisioned as a gathering spaces and communal garden. Juror Benet Haller commented, “The submission’s site and floor plans are very efficient. Locations for storage are well thought out and the sleeping area is nicely separated from the living area. The use of brick on the exterior is a nice touch. Everything about this submittal works well.” Chicago-based Wheeler Kearns Architects was awarded second place with their design “Tiny Town.” Third place was awarded to another Chicago–based team made up of Joe Villanti, AIA, senior project architect at Pappageorge Haymes, Tyler Hopwood, and Ryan Arnaudov, also of Pappageorge Haymes for their project “Box House.” Honorable Mentions were awarded to New York City–based David Bravo Salva and Blanca Rodriguez Peis, and Chicago–based team Georgi Todorov of Pappageorge Haymes and Petya Petrova of Pierre-Yves Rochon. A prototype of “A House for Living In” will be constructed for the Tiny Homes Summit at the University of Illinois at Chicago on April 18 to 19. Organized by AIA Chicago, the AIA Chicago Foundation, Landon Bone Baker Architects, Windy City Times, and Pride Action Tank, the competition drew 250 submissions from 12 countries. Funding for the competition was provided by the Alphawood Foundation.

Mayor de Blasio’s $2.75-per-ride ferry service to begin summer 2017

Expanding on the East River Ferry system, Mayor de Blasio will see his $55 million plan for a five borough ferry network come to fruition summer 2017.  At $2.75-a-ride, the system will be managed and operated by a California company, Hornblower, that has a proven track record in the industry, having run services in New York for ten years. Currently, the ferry caters to Manhattan residents and those on the shoreline between DUMBO, Brooklyn and Long Island City, Queens. The network will be expanded to escort people to Astoria, Queens; Sheepshead Bay, Brooklyn; and the Rockaways, Queens. Come 2018, Soundview will service the Upper and Lower East Side. Another proposal looks to extend the service further to Staten and Coney Island, though no completion date has yet been penned in. The cost of a ferry trip will align with the price of a single subway ride. Bicycles may be carried on for an extra dollar. This is less than half of what it costs for a standard weekend ferry fare at the moment. Such a pricing scheme is no accident, either, as de Blasio has his eyes on integrating the network with the rest of the MTA system. According to de Blasio, commuters will be able to enjoy the "fresh air, harbor views, and a fast ride on the open water" on the 20-minute journey between Astoria and Manhattan's East 34th Street, as well as being able to make the most of the ferry on the hour-long commute between the Rockaways and Wall Street. “Today I applaud Mayor de Blasio for his $55 million capital commitment to a 5-borough ferry system and declaring that New York City’s waterfront will be open for all. The ripple effect from this service will be felt throughout the entire city from Bay Ridge to Bayside; from Staten Island to Soundview,” said Councilman Vincent Gentile. “Access to a true 5-borough ferry system will be just another jewel to add to our crown here in southwest Brooklyn, one that will be a boon to small businesses and real estate alike.”

Brooklyn-based studio embraces topophilia to craft quilts out of city streets

Brooklyn-based Haptic Labs has created some strikingly beautiful polysilk and cotton quilts with hand stitched topographical accents.

The designs include coastal motifs from Nantucket to Australia, and city terrains that began as a tribute to designer Emily Fischer's mother Peggy who started to lose her eyesight from complications of macular degeneration. The first Haptic Lab quilts were meant to be used as tools for the visually impaired, and everything the studio designs is inspired by the tactile over the ephemeral:

Haptic designs counter the rapid digitization of our lives by privileging the real, physical world our bodies occupy. Like a cane that safely guides someone down the sidewalk, our projects serve as tools for sensation. We make intricate quilts, kites, furniture, and environments that combine new technologies with traditional craft techniques—infusing a sense of play and timelessness into everything we make.
The City Quilt series employs subtle white-on-white stitching to inscribe a city's streets into fabric. The queen-sized City Quilt for the studio's home borough covers Coney Island through Greenpoint, and, like the other quilts in the series, is stitched in India, and is made of 100 percent cotton. The result is an intricate and subtle homage to 12 major metros, five of which are pictured below: The newest collection, debuting at the Architectural Digest Design Show in NYC, includes faceted maps of the world made in partnership with the Buckminster Fuller Institute, using Architect Richard Buckminster Fuller's original Dymaxion drawings.

Q+A> Commissioner Feniosky Peña-Mora, New York City Department of Design & Construction

On March 9, New York City Department of Design and Construction (DDC) Commissioner Feniosky Peña-Mora and Chief Architect Margaret O’Donoghue Castillo unveiled guiding principles for the revamped capital construction program, Design and Construction Excellence 2.0, at the Center for Architecture. AN spoke with Commissioner Peña-Mora about Build it Back, revitalizing neighborhoods through civic projects, great architecture within budgets, and how small firms can partner with the DDC. The Architect's Newspaper: In his State of the City address, Mayor de Blasio cited three neighborhoods—Brownsville/Ocean Hill, the South Bronx, and Far Rockaway—for targeted revitalizations. Through the Design Excellence Program, the DDC has major civic projects in design or under construction in all of those neighborhoods. What is the DDC's role in facilitating neighborhood transformation? Commissioner Peña-Mora: In the Chief Architect's office, we have this inter-client conversation where we look at how the different projects in a neighborhood can support each other. For example, in Brownsville, we have quite a few: [There's] Rescue 2, by Jeanne Gang, but we also have some library projects, we have some plazas. We wanted to really talk about how each one of these projects can support what is happening in the others and help the whole neighborhood. We're looking at a neighborhood approach, those are some of the conversations that we're having. The issue is that each agency (City Planning, NYC DOT) looks for funding for their own projects, but since we're actually doing the same neighborhood for all those agencies, we can see the whole map of all the projects and how to integrate them. Many of the projects commissioned under the Design and Construction Excellence program are inventive, beautiful buildings from high-profile architects. Critics have noted, though, that these projects often run far over budget and behind schedule. What is the ideal balance between cost-effectiveness and beauty in civic architecture and public spaces? I do not subscribe to the thought that because a building is beautiful [it is] more expensive. I think there are a lot of factors that play into the cost of a project. Sometimes the scope changes, or the duration of the market; some of those projects, when the scope changes, they have to be stopped while we get more funding. Sometimes, those project have gone through the fiscal recession, and when you restart those projects, [Agencies] have to say, "Okay. At that time I was thinking I wanted to do this, and now I'm thinking that I want to do that." Each project is unique, and each cost overrun and late project has its own story, and I wouldn't say that's because these are beautiful projects, or that they're done by a [famous] architect. I would say that they're not necessarily correlated, but again, I haven't done all the research for it. Let's talk about Build it Back. So far, over 1,200 rebuilds have been completed. What's next for the program? Right now, part of our portfolio are three different segments: HPD is doing one group, we are doing one, and "choose your own contractor" is another group. We have around 1,700 homes that we have to elevate, reconstruct, or rebuild. Mayor de Blasio has asked us to finish the program by the end of this year. Right now, 95 to 99 percent of our homes are in design, and we hope that we are going to start the construction phase in the summer to be completed at the end of the fall. What is so important about the Build it Back program, you know, is a lot of people talk about the houses, but I like to refer to the homes. Each one of them has a very personal, different family story. We just finished one in 120 days. The family was expecting a baby, and we wanted to finish the project before she was born. Although Baby Nora came early, it was so rewarding to see that family in that elevated home, that resilient home, that has been restored. This is a story that will repeat 1,000 times, for each family that we are helping. Normally, we work through agencies, and this is the first time we're working directly with New Yorkers. So, it's quite different for us, but very rewarding. What's one piece of advice you'd give to smaller architecture firms who are looking to work with the DDC for the first time? We just went though a competition, and we did this new category called the micro, in which we allowed [firms of] less than five people to propose [projects]. Small firms should never be discouraged if they didn't make the competition that just finished. They should be preparing for the next one that coming in two to three years, and also be looking for other opportunities with the DDC. We also have a stand-alone competition, but the stand-alone usually requires larger firms, so smaller firms should be looking to collaborate with other small firms to create consultant [groups] to be able to work on our projects.

KPF architect Shawn Duffy examines trends in London facade design

A specialist in large-scale projects with over 20 years of experience, Kohn Pedersen Fox principal Shawn Duffy is a keen observer of trends in London's commercial and residential building markets. Next month, Duffy—who served as managing principal on Aykon Nine Elms and One Nine Elms—joins BuroHappold Engineering's Jonathan Sakula in a panel on "London Calling: The Bold New Face of the UK" at the Facades+ NYC conference. With respect to commercial developments, observed Duffy, one contemporary preoccupation is how to improve the adaptability of the facade by the occupants. "Most often the outer layer of skin simply wraps a traditional sealed curtain wall with no operable panels," he said. "The control of the blinds in the ventilated cavity is done by a central computer system concerned mainly with reducing heat gain, leaving little or no individual control over daylighting and glare." Duffy anticipates an increased focus on how to enhance the comfort of individual users without sacrificing overall sustainability goals. "The challenge will be balancing the conflicting issues of natural ventilation and noise, daylighting and glare, fresh air and reduction in mechanical loads," he said. On London's residential construction scene, meanwhile, one challenge is the fact that "facades in both tower and low rise construction require solid building materials—aesthetically, so they don't look like office buildings, and in increasing percentages, technically, in order to meet the stringent facade performance requirements," explained Duffy. Because materials including brick and stone are so expensive, architects are often left few options for cladding other than metal or concrete-composite panels. The situation may soon change for the better, however. "The use of prefabricated, fully glazed facade panels is increasing," said Duffy. "The benefits of improved quality control in finishes and reduced fabrication/construction time is offsetting the increased cost of quality materials, creating better looking and performing residential facades." High performance building envelopes have the potential to help mitigate some of London's most pressing concerns, including energy waste. At present, London's commercial market  remains fixated on floor to ceiling glass. "The value of extensive glass facades to office developers and occupiers looks likely to continue as a main driver of office facade design," said Duffy. But a growing emphasis on environmental performance will eventually privilege more solid surfaces, he predicted. "We will then see more commercial buildings turning the amount and type of glazing to the orientation of the facades, the existing and future context, and the types of spaces within." Renderings revealed for impending transformation of Brooklyn Navy Yard’s Building 77

These days, the Brooklyn Navy Yard's looking ship-shape: Green Manufacturing Center, Dock 72, Steiner Studios, and Admiral’s Row are undergoing redevelopment. Now, the Navy Yard's largest building, Building 77, is in the midst of a top-to-bottom renovation, and there are new renderings of what the space will look like, inside and out. The one-million-square-foot building, a former ammunition depot, will include 16,000 square feet of rooftop space and eight 1,200-square-foot terraces. The top two floors, branded as The Beacon, offer stellar views of Downtown Brooklyn and Manhattan, 11-foot ceilings, and 140,000 square feet of commercial space, Brownstoner reports. Due to the Navy Yard's large size and distance from rail transit, there's an internal transit system in the works: a two-loop shuttle service will bring workers to nearby subways and the LIRR. The best part? Shuttles will have free wifi. For the bike-inclined, seven Citi Bike stations will be installed. A 1,600 space parking lot is the main concession to car culture. If ease of access is not enough to entice potential visitors, then the promise of Nova lox and herring in cream sauce by legendary appetizing store Russ & Daughters should lure the Jewish soul food–loving masses. Russ & Daughters is the anchor tenant of Building 77's 60,000-square-foot food hall, according to leasing documents released by the Brooklyn Navy Yard. To sweeten the deal for not-in-Brooklyn business owners shopping for new space, Building 77 is participating in the Relocation and Employment Assistance Program (REAP), a New York City Economic Development Corporation (NYCEDC) program that gives business income tax credits to businesses that are currently based below 96th Street in Manhattan, or outside of New York entirely, that are bringing jobs to the outer boroughs (and some areas above 96th Street). When all construction is complete, it's estimated that the Navy Yard will employ 16,000 and have a yearly economic output of $2.35 billion. Six design lauded for ideas to reclad Manhattan’s MetLife Building with an energy-efficient facade

Manhattan's MetLife building celebrated its 53rd birthday on Monday. The tower has become engrained into Manhattan's urban fabric, but it has also become an incredibly inefficient in how it uses energy, and a recent competition tasked designers with fixing the problem by applying a new building facade. Metals in Construction magazine has unveiled six winners of its “Reimagine a New York City Icon” competition after its jury couldn't select just one winner. Tasked with developing an "innovative and energy-efficient redesign of the façade of 200 Park Avenue," the winning teams split the $15,000 prize. The brief stipulated that designers come up with a "highly efficient envelope with the lightness and transparency sought by today’s office workforce—while preserving and enhancing the aesthetic of the building’s heritage." Prizes were given at a conference at the Times Center in New York City, preceded by talks on sustainability and retrofit facades which included panel discussion. The winning submissions are: Panam Under Glass (PDF) According to competition organizers: "Adapting the tapered form of the tower as a geometric module/motif creates a non-directional pattern across the surface of the tower – in keeping with early models and renderings which emphasized the form over the surface. Applied in a larger scale to the tower allows for maximum daylighting while the denser, smaller scale at the podium creates a more monolithic reading much closer to pedestrian level." Performance-Based Preservation (PDF) According to competition organizers: "By preserving and overcladding - instead of demolishing and recladding - our proposal reduces the building’s environmental impact by 42% over the next 50 years... On the north and south, we add a new unitized curtainwall outboard of the concrete that uses emerging materials to generate energy while dynamically controlling solar heat gain and glare. On the east and west, we bring the new envelope inboard of the concrete to highlight the materiality and plasticity of the existing skin." Thermalswitch Facade (PDF) According to competition organizers: "The Thermalswitch facade looks at hybridizing the overcladding and double skin techniques to create a unitized frame which mounts directly over the existing precast panels. The Metlife facade is constructed of a primary precast panel with integrated fins on both sides that alternates every other bay. Between these primary panels, secondary infills are set at the spandrel conditions." Harnessing Urban Energies (PDF) According to competition organizers: "In our submission for the Metals in Architecture competition, we have lowered the present annual energy consumption of the building by 80 percent, and by 74 percent as compared to the median New York City office building." Vertimeme (PDF) According to competition organizers: "Macro geometry of the curtain wall unit creates a self shading effect to reduce undesirable direct light and heat gain. The angle of the glazing is tuned to reflect solar insolation, optimize views from the building and reflect the image of the city back to the streetscape. Pre-assembled unitized aluminum curtain wall frame and assembly, stainless steel mullions, caps and grills." Farm Follows Function (PDF) Submitted as a graphic novel, "Farm Follows Function" sees Walter Gropius say "This will surely be my Finest work: A masterpiece - my crowning achievement! A multifunctional complex set in the middle of america’s metropolis..." His work is then dramatically transformed into a living tower-block farm. One passer by is shown to be saying "This elevated park is a real oasis of calm in the hubbub of midtown! with a market and even outdoor seating! awesome!"

Perkins Eastman reveals renderings for Turkish Consulate building across from the UN

Today Perkins Eastman revealed new renderings for the Turkevi Center, a 32-story mission, consulate, and residential building for the Republic of Turkey to be built on Manhattan's East Side. The 200,000-square-foot building occupies a prominent spot across the street from the United Nations, at First Avenue and East 46th Street. The Center is intended to contrast with its boxy neighbors: a curvy facade takes its cues from the Turkish crescent, and loggias across the upper floors of the south and east faces are layered on a podium shrouded in perforated metal paneling. On the roof, there will be a public terrace with panoramic views of the East River and downtown. The program contains standard consulate functions like a passport and visa office; conference rooms; and lounges, as well as culturally specific spaces, like a prayer room for devout diplomats. Perkins Eastman principals Jonathan M. Stark, Michael K. Lew AIA, design principal Gilles Le Gorrec, and senior associate Tadeusz (T) Rajwer are spearheading the project. Plans for a new consulate have been in the works since 2012. When AN reported on the Center in November 2015, there was some controversy over who was designing the project, and, although public records named Perkins Eastman as the architect of record, the firm declined to elaborate on the design and construction timeline. It's now confirmed that construction is set to begin this year, pending the demolition of the Turkish House building that currently occupies the site. Perkins Eastman expects the tower to be complete by 2018.
