Danish firm 3XN have unveiled plans for a 43-story residential high-rise in Toronto's Church and Wellesley district. Following multiple roundtable discussions with the surrounding community, the office has proposed a design that tries to address many of the problems with towers: it reaches out to the street, breaks up its mass into distinct "villages," and encourages outdoor activity. "It was clear to us that we had to design something that could animate the corner," said 3XN Creative Director Kim Herforth Nielsen. The tower's partially-glazed podium, facing the intersection of Church and Wellesley Streets, is split into two levels, forming an open, balconied plaza with a grand stair meant to encourage community gatherings. Above this, the building, clad in a combination of recessed glass and flush golden-hued metal panels, is divided into four separate masses, with setbacks above the 8th, 13th and 19th floors creating transition zones that divide the building visually and programmatically. Amenity spaces, connected with wraparound terraces, will include a lounge, theater room, saunas, fitness and yoga areas. Construction is set to begin next year and the estimated completion year is 2021. 3XN is also designing a condominium in Toronto's Inner Harbor, with a stepped profile to create a series of outdoor terraces.

More than 50 years after its construction, the single-largest collection of Ludwig Mies van der Rohe's built work is now a national landmark. The National Park Service on Tuesday designated Detroit's Lafayette Park its 2,564th National Historic Landmark, validating the efforts of the Michigan State Historic Preservation Office, which began the documentation and nomination process in 2012. Quinn Evans Architects of Ann Arbor led those efforts as part of the preservation group's Michigan Modern Project. A collection of buildings in the now-ubiquitous International Style, Lafayette Park first cut its steel-and-glass silhouette across the Detroit skyline in 1959 with the completion of the Pavilion Apartments. The two-story Mies Townhouses are some of the more desirable pieces of real estate in Detroit, routinely fetching $150,000-$200,000 a pop for the three-bedroom, one-and-a-half bath units. The twin Lafayette Towers were added to the skyline in 1963. There are also a number of other buildings in the development designed by other architects, though they all follow Mies' lead.The buildings received their landmark status in part for their racial integration—a rare example of urban renewal done right, according to Ruth Mills, architectural historian for Quinn Evans. Daniel Libeskind is the latest high-profile architect to unveil a pyramid-shaped skyscraper, this time in Jerusalem
Jerusalem's municipal committee has approved the construction of The Pyramid, a 26 story building by starchitect Daniel Libeskind that will become the city's second tallest building. Libeskind worked alongside Israeli architect Yigal Levi in designing the 344-foot-tall luxury high-rise that is set to break ground by 2019. The structure will be built above the ruins of Israel's century-old Eden Theater and across from the famed Mahane Yehuda Market, also known as The Shuk. The Pyramid's facade, with its half-stone, half-glass tessellated panel and embedded Star of David, is placed atop colossal colonnades that connect shops located around a public plaza. The tapering characteristic of the Pyramid gravitate towards the sharp, open tip that will serve as both a roof-top observatory and a restaurant. Besides retail, the project features 200 apartments and a boutique hotel. "The Pyramid mediates between ancient traditions and myths, while providing a 21st century reinterpretation of that great form,” Libeskind said in a statement on his website. "The design complements the context and gives the neighborhood a vibrant public space in the heart of the ancient city." The project was proposed by Libeskind and Levi back in 2011 with a different design. The original included a curved, wave-shaped tower with Jerusalem-style gates. "We want to bring to the city center the revolution that Mamilla spurred in its area," Levi told Hareetz in a 2011 article, referring to the luxurious mall on the Alrov Mamilla Avenue strip. "There are a lot of new projects in the city center, but they don't create a meeting place where people can linger and meet." Jerusalem is currently in the midst of a transformation into an even more bustling business and tourism region with at least eight other high-rise projects proposed since 2011, spurring some architects, politicians, and urban planners to caution that so much development could damage the city's known historic heritage. Pyramidal shapes have been growing in popularity for high-rise design in recent years, with Bjarke Ingels' under construction Via "courtscraper" under construction in Manhattan and Herzog & de Meuron's pyramid tower in Paris moving forward.
City officials laid to rest Wednesday some, but not all, of the supertall rumors swirling around Chicago since July. Beijing-based real estate giant Wanda Commercial Properties is indeed planning what would be the city's third tallest building for 375 East Wacker Drive in the Lakeshore East neighborhood. Since news of the ambitious project first broke this summer, the design has visibly shifted. The project, dubbed Wanda Vista, is now 88 stories instead of 89. Its facade has traded sky blues for shiny silver. The highest of its three volumes is now the westernmost, stepping down towards Lake Michigan instead of up, as originally rendered. The form is still a cluster of three high-rises, made of stacked frustums—cut-off pyramid shapes—that interlock and terminate in green roofs. The middle tower would still straddle North Field Boulevard. Any real detail, however, remains obscured, as the projects' designers, Studio Gang Architects and bKL Architecture, are staying mum. Though the project awaits approval from 42nd Ward Alderman Brendan Reilly and City Council, its developers hope to break ground in 2016. Plans for the mixed-use building include a five-star hotel, apartments, and retail, potentially to open by 2018. The 88-story project is estimated to cost $900 million, a sum not unreasonable for Wang Jianlin, Wanda's chief executive and the richest man in mainland China. Chicago-based Magellan Development, which has worked with bKL and Gang to develop the Lakeshore East neighborhood, owns a 10 percent stake in the project.
