Two years ago, AN visited the newly-opened Revel Casino in Atlantic City. At the time, the glassy $2.4 billion complex, designed by Arquitectonica and BLT Architects, was expected to be a transformative property for the iconic boardwalk that offered gambling, convention space, and entertainment. "It's more of an urban development plan than a typical casino plan," Revel CEO Kevin DeSanctis told AN. "I am really hoping that we are successful." In mid-August, we learned that they were not. In its short two-and-a-half year lifespan, the casino never turned a profit. The casino's parent company recently announced that they weren't able to find a buyer for the bankrupt complex and that Revel's last day would be September 10th. That date has already been moved up—the hotel will now close on September 1st, Labor Day. The casino will close the day after, which will put over 3,000 people out of work. Revel's huge cost, and its very short lifespan, has unsurprisingly received lots of attention, but its closing is just the latest sign of trouble in Atlantic City—the Showboat will close on August 31st, Trump Plaza calls it quits on September 16th, and the Atlantic Club shuttered in January. These closings reflect Atlantic City's challenge to stay relevant amongst more competition. The Philadelphia Inquirer recently noted that Atlantic City, which had been the nation's second-largest gambling market ranking just behind Nevada, has now fallen behind Pennsylvania. But in terms of Revel, specifically, its design may have been its fatal flaw. “The enormous cost of the property, its vast size and its peculiar configuration—patrons had to ride a steep escalator from the lobby to get to the casino, the 57-story hotel and the restaurants—made it difficult to turn a profit,” reported the New York Times. These sentiments were echoed by industry experts who spoke to the Inquirer in June. They mentioned the "long distance between the casino floor and the hotel's front desk, a casino floor that fails to engage gamblers, and vast empty spaces that make Revel expensive to heat and cool." And Alan R. Woinski, chief executive of Gaming USA Corp, pulled no punches when describing his thoughts on the property. "The best thing that could have happened to that property is Hurricane Sandy, instead of nailing Seaside Heights, would have nailed that property. That thing should have wound up in the ocean instead of the roller coaster," he told the publication. "It's sad, but unfortunately that was the only way, to completely knock the thing down and redo it."

Some of the most exciting renderings of the past few years came out of the epic face-off between teacher and student for Miami’s convention center. We're of course referring to bids by Rem Koolhaas' OMA and the Bjarke Ingels Group (BIG) to radically expand and transform the facility. While it looked like a pretty evenly-matched fight, Rem ultimately won-out with a dramatic transformation of the site. But it was only a matter of time until project accountants and fiscally conservative politicians made it clear that Rem's billion dollar plans were not going to be realized. As AN covered in January, Miami Beach’s new mayor, Philip Levin said the city should scrap the project entirely and pursue a more modest renovation. Well, half a year later, the team in charge of making that less-exciting plan a reality has been revealed. ExMiami reported that Koolhaas has officially been replaced by Arquitectonica and landscape firm West 8. “Koolhaas, regarded by many as one of the greatest living architects, was given the boot following the election of Philip Levine as mayor,” reported the site, which continued on to lambast the choice. “Instead, mediocre local firm Arquitectonica, with a long history of churning out subpar buildings with especially poor street level design, is now overseeing exterior architecture.” According to the site, the revised plans call for renovating the current space, and adding a meeting room and ballroom. An existing parking lot will be converted into a 6.5-acre park, while new parking spaces will be placed on top of the existing structure. Designs are expected to be released in December.
A lack of a viable stadium had been seen as a key hole in Miami's efforts to welcome a Major League Soccer franchise. Now local firm Arquitectonica has stepped in to fill that void, collaborating with 360 Architecture to design a potential waterfront soccer venue. The campaign has a rather dashing face in the form of soccer-star David Beckham, who has provided vocal and financial backing for the plan and apparently played active role in the design concept and siting of the proposed stadium. Beckham asked the architects to embrace the notion of water and beach as key elements of the idea of Miami, a consideration that seems to have manifested itself in the wavy amorphous forms of the building. Arquitectonica principal Bernardo Fort-Brescia sees the stadium as a cog in the ongoing development of the Port of Miami, which was selected from a list of 30 locations under consideration. Hotels and office buildings are other new additions seen flanking the stadium in preliminary renderings. Realization of the team is still a ways away, but co-owner Marcelo Claure set an optimistic 2017 date for an MLS debut. Despite the renderings, a waterfront address is no guarantee as negotiations regarding stadium locale are ongoing with Miami-Dade County and Mayor Carlos A. Gimenez. The city's entry will be preceded by Northern neighbors Orlando, who plan to have the woefully-named Orlando City SC ready to join the league by 2015. New York is also set to welcome a second team next year, though their search for a permanent home has been beset by controversy. Delays may force the team to debut in a temporary venue while more lasting arrangements are made.
Prominent planner and architect Elizabeth Plater-Zyberk has stepped down as dean of University of Miami’s (UM) architecture school after an 18-year-long tenure. Plater-Zyberk will continue to teach at UM, whose faculty she joined in 1979. During Plater-Zyberk’s term, UM’s architecture school became closely associated with traditional and Classical design and New Urbanism. The celebrated dean and her husband, planner and architect Andres Duany, are co-founders of Arquitectonica and planners of the pedestrian-friendly Seaside, a Florida panhandle town and setting of the movie Truman Show. Associate Dean Denis Hector will serve as acting dean. Under Plater-Zyberk’s guidance, UM’s fledgling architecture school achieved nationwide recognition as a unique center for classical design and community engagement. The architecture school was just over a decade old when Plater-Zyberk became dean in 1995, and since then she helped the university create “an identity that ran counter to all trends in architectural education at that time,” according to a UM statement. Before becoming dean, she guided UM’s efforts in preparing the 1992 reconstruction of South Miami-Dade County after Hurricane Andrew. She also lead the university in improving Greater Miami through its Center for Urban and Community Design and impressive projects such as a scheme for West Coconut Grove that resulted in the reconstruction of Grand Avenue as a tree-lined, pedestrian-friendly avenue. Plater-Zyberk will continue to leave her mark on the university by focusing her teaching on an up-and-coming aspect of practice: how cities and towns manage the rising seas and further consequences of climate change.
In 2005, San Francisco officials rezoned Rincon Hill, a neighborhood close to the Financial District, to allow for high-density housing. Since then, residential developments have popped up, including The Infinity, One Rincon Hill, and the under construction 45 Lansing Street, in an area that was once a maritime and industrial hub. The newest, Tishman Speyer and China Vanke's LUMINA, at 201 Folsom Street, broke ground this Wednesday. The Arquitectonica-designed development will add 655 condos to the Rincon Hill neighborhood, with views of the city and bay. The residence—two towers (the tallest at 42 stories) and two mid-rise buildings arranged along a courtyard—will have luxury amenities like floor-to-celing windows, a full service sky terrace, and a three-story clubhouse with a pool. Expected completion for the project is spring 2015.
The Grand, the multi-million-dollar, mixed use project on top of LA’s Bunker Hill, is finally… slowly… moving forward with an Arquitectonica-designed residential tower, which just broke ground. But it appears that Frank Gehry’s days on the project may be numbered. After a recent call with Related, we got no assurances that the starchitect was still part of the project. A report in the Downtown News got similarly uncommitted answers. Just across the street from the Grand we hear that The Broad (what’s with all the THEs?)—Eli Broad’s multi-million-dollar art museum—is getting ready to add an upscale market to its rear, just above the parking lot. If it’s even close to as successful as Chelsea Market in New York, Downtown LA could have yet another hit on its hands. Meanwhile, decking is being laid for a new park to The Broad’s south, but still no renderings of the park have been unveiled. Let’s make this public, Mr. Broad. We can’t wait to see your plans, which could single-handedly make or break Grand Avenue.
Next Tuesday, January 8, The Broad in Downtown Los Angeles (not that Broad Museum), Eli Broad's new contemporary art museum with an arresting net-like "veil" facade by Diller Scofidio + Renfro, will top out at the corner of Grand Avenue and Second Street. The project is set to open next year and will contain 120,000-square-feet over three-levels, including 50,000 square feet of gallery space on two floors, a lecture hall for up to 200 people, a public lobby with display space and a museum shop. As usual, the topping-out ceremony will include a theatrical event: in this case, the "flying of the beam," in which a 294-foot crane lifts the final steel beam to the top of the structure. In addition to Broad and DS+R, others on hand will be LA Mayor Antonio Villaraigosa as well as 100 construction workers for the project. You can watch a live construction cam of the project here. AN also learned that Related California will break ground on its new Arquitectonica-designed apartment tower on January 10, just two days after the Broad event. The 19-story building is the first major piece of the long-delayed Grand Avenue project. No more details on the event, but there are sure to be some fancy shovels and some bigwigs on hand. That's some heavy symbolism for the transformation of downtown's long-troubled Grand Avenue. Yes, it's really happening.
The new Revel casino in Atlantic City may prove to be an influential model, merging entertainment with gambling and convention center facilities. Bellied up against the Atlantic City boardwalk, Revel's designers—Arquitectonica with BLT Architects—paid special attention to how the facility interacts with its surroundings. Revel features acres of interior spaces designed by more than 65 design firms showcasing a dizzying array of finishes, from polished chrome columns to a 100-foot gold-flecked mobile. AN recently visited the oceanside casino and spoke with Revel CEO Kevin DeSanctis about what makes the building different from other casinos and why Atlantic City needs the change.
Diller Scofidio + Renfro's Broad center for contemporary art features a distinctive structural honeycomb facade. It may be getting a neighbor with another notable facade, a new 19 story apartment building with staggered windows in a variety of sizes designed by Miami-based Arquitectonica. According to blogdowntown, the building would include 258 units with 52 set aside for affordable housing and 308 parking spaces in a three level below-grade garage. Developed by Related Companies, the tower would share the plaza with DS+R's museum and back up to the planned Regional Connector light rail station.
