SOM rethinks city hall design with a new energy-efficient skin

SOM has designed a master plan for downtown Long Beach, California, which involves new mixed-use developments across a 22-acre area. The Long Beach City Hall and Port Headquarters complex, comprising two new buildinds, is the first outcome of this planning effort. The project, led by SOM in collaboration with Syska Hennessy Group, Clark Construction Group, Plenary Group, and Johnson Controls International, is part of the largest public-private development on the West Coast, attracting attention and visits from municipalities across the country. The project team was able to reduce risk to the public side through a public-private partnership with a facilities operation maintenance (P3FOM) delivery method.

The project will replace Long Beach’s old city hall while adding new civic and infrastructure amenities such as parking, landscaping, a library, and marketplace. The two new buildings are identical in massing and proportion, utilizing long and narrow floor plates with split cores to offer better connections between interior and exterior environments. Syska Hennessy Group, the MEP and sustainable design consultant on the project, said the building's operating costs and carbon footprint were designed to be 50 percent lower than those of a standard office building. This was achieved through a collaborative design process involving preliminary energy modeling, solar shading studies, and building system schematic sketches to help resolve architectural and programmatic decisions. The primary feature of the project is an underfloor air conditioning system integrated into the floor plate structure. The design approach allows for taller ceiling heights and yields improved daylighting and aesthetics by exposing the ceiling finishes. Syska said the project is targeting LEED Gold certification, with all buildings exceeding ASHRAE 90.1-2007 by at least 22 percent before renewables are taken into account, and 34 percent after. Exterior curtain walls are composed of insulated glass manufactured by Viracon. The glazing is integrated into extruded aluminum framing fabricated and painted in Korea. The components were sent to Benson Industries' assembly shop located in Tijuana, Mexico, where they were assembled into unitized systems. This approach minimized costly labor on the job site. Subtle detailing differences emerged on the building envelope, which is composed of unitized facades fabricated and installed by Benson. At City Hall, the facade features solid white panels made from formed aluminum, while units with shadow boxes at the Port building are made from extruded aluminum slats with insulating glass at the face. These “shadow box” assemblies were carefully designed to be contextual and were inspired by colors and textures taken from shipping containers at the nearby Long Beach Port. The project, currently under construction, is scheduled for a late-2019 opening.

Pelli Clarke Pelli designs a snaking business complex for Tulane University

Pelli Clarke Pelli Architects (PCPA) connected two preexisting buildings at the A.B. Freeman School of Business at Tulane University in New Orleans with a 46,000-square-foot addition. The overhaul also included the renovation of a classroom, two auditoriums, and two lecture halls, joining the complete sum of 85,000 square feet with the sweeping curves of a serpentine curtain wall that weaves around century-old oak trees and also loosely references the university’s team mascot, the Tulane Green Wave, an angry-faced cartoon wave holding a megaphone. Bathed in natural light, the distinctive skin provides transparency and openness to enhance the sense of community and collaboration in the new and existing spaces throughout, which include classrooms, an incubator space for student startups, breakout stations, a new financial analysis lab, and administrative offices. Designed to meet LEED Gold criteria and withstand local weather conditions, especially hurricane impact, the unitized, hurricane-resistant YKK AP YUW 750 XT curtain wall and the Viracon glass hybrid system were fashioned in factory-controlled conditions to mitigate risks relating to quality control. YKK’s thermal sunshades and light shelves were assembled as complete curtain wall system units, allowing for a climate-controlled environment that eliminates interior moisture and thermal transfer. The glazed exterior also features a custom frit pattern by Viracon that maximizes the visibility of the structure for birds. Achieving both performance standards and sinuous construction was not an easy feat. The design, development, and construction process was a multiphase project. Beginning with the layout, the serpentine steel curtain wall was preassembled while the structural steel beams and concrete were put in place on-site. This separate undertaking proved to be problematic, as areas in the curtain wall that didn’t line up with the prescribed 90-degree angle of the field layout had to be adjusted before fabrication. The whirly glass wall required an intricate five-mullion support system composed of two convex and two concave structural supports. This then required the sunshades and solar fins to be correctly positioned at various angles along the multifaceted surface, calling for many custom permutations of anchor brackets machined for specific locations. Other customization was necessary for the sunshades and fins, which had to be miter-cut due to the ever-changing nature of the undulating facade, resulting in massive opening-to-opening variations. LSU’s Building Design Renaissance

ikon.5 Architects designs a reflective, fritted facade in the visual tradition of the campus’ original craftsmanship.

In the wake of Hurricane Katrina, New Jersey–based ikon.5 Architects had an opportunity to reinvent the image of Lousiana State University’s E.J. Ourso College of Business. The original campus, designed in 1928 by the Olmsted Group, was planned as an Italian Renaissance village, which functioned as the economic engine of Louisiana and the Gulf of Mexico region for nearly 75 years. ikon.5 and local firm Coleman Partners Architects, used the circumstances of Katrina’s aftermath to give the business school a progressive image, while staying true to the University’s prescriptive aesthetic guidelines. Maintaining the classical layout of the main square—head houses at either end with smaller classrooms lining an expanse of lawn—the design committee made several concessions in the 2012 update. In the past, guidelines dictated that all buildings feature the original craftsmen’s stucco formula, which was made from crushed white pebbles and seashells. But for the 21st century, LSU’s Design Committee decided that updating materiality would be a forward-thinking representation of the school’s influence and thus approved a new glass skin for the business school’s graduate and undergraduate classroom buildings.

With the help of multiple glass vendors, the architects at ikon.5 launched a series of material studies yielding more than 100 pattern variations of ceramic fritting on glass that effectively represented the University’s characteristic stucco. “We wanted the wall to appear three dimensional,” said ikon.5 principal Joseph Tattoni. “We had thought of polished stainless steel panels, perforated for visibility, but on glass we could achieve that with a mirror effect.” The inherent coloring of the ceramic is naturally cream colored, but depending on the angle of the sun and the viewer’s vantage, the facade appears dynamic, shifting from ochre to champagne to blonde. Working with Viracon, the team designed a custom double-paned insulated unit. The outermost ¼-inch glass panel features a ceramic frit in a dot-line pattern that blocks 38.6 percent of visible light to minimize glare and solar heat gain. The inner lite features a reflective coating that creates the effect of a one-way mirror, reducing transmitted visible light by 29 percent and solar energy by 22 percent. This combination of management strategies was deemed the most effective for solar gain protection. While building performance was paramount, the designers were also very aesthetically driven. “We wanted an abstract representation of the historic campus,” said Tattoni. “It was clear we didn’t want any mullions, and for the building skin to appear not as windows but a monolithic glass surface.” Along with Coleman Partners Architects, Dallas-based facade consultant CDC helped devise a structural glazing system that could be adapted for an aluminum curtain wall manufacturer, eliminating mullions but supporting faint, flush joints. This structural element also ensures the glass building’s safety and code compliance in the hurricane-prone region.

Fontainebleau Anew

Morris Lapidus' Fontainebleau in Miami is one of the most recognizable hotels in the United States, thanks in no small part to its frequent appearances in television shows and films, perhaps most notably and intimately in the 1964 James Bond movie Goldfinger. A recent two-year revitalization has brought the old bastion of luxury and class—which had begun to show its wear—back to prime condition. More than just polish up the surfaces, the effort included the addition of a free-standing spa. The designers, Dallas-based architectural firm HKS, selected a blue tinted glass for the spa's curtain wall. In addition to referencing the adjacent pool's azure complexion, the glass (1 5/16-inch thick Viracon laminated units with a Vanceva Storm interlayer) meets Miami's strict large missile impact and hurricane codes. Goldfinger would be proud.
