The SHoP-designed building on 111 W. 57th Street has only been built up to 20 stories and is already $50 million over budget. Real estate investment corporation AmBase filed a lawsuit in the Manhattan Supreme Court against the project’s developers and the lender over construction cost overruns.
AmBase, which had invested over $70 million into the building, blamed sponsors Kevin Maloney and Michael Stern, as well as Spruce Capital Partners.
“Apparently they omitted some very significant items in their budget including cranes, which are very expensive in New York and can run into the millions of dollars,” AmBase’s attorney Stephen Meister said to the Post.
Maloney, Stern, and AmBase had defaulted on a $25 million mezzanine loan from Spruce Capital Partners in June, according to the Post. The proposed mezzanine loan would allow the lender (Spruce) to take control of the asset in a default situation.
But on Wednesday, a judge enforced a strict foreclosure procedure, blocking Spruce from taking ownership of the project. If Spruce puts the building up for foreclosure, however, AmBase could potentially get back some of its $70 million investment.
An earlier report by The Real Deal revealed that the developers were facing a $100 million cash deficit and that AmBase already sued the developers last year, alleging that they were trying to “dilute its stake” in the project.
The building was meant to rise 1,400 feet, or 82 stories. It made headlines as the world’s most slender building, with a height-to-width ratio of 24:1 and a floor plate measuring 60 feet by 80 feet.
111 W. 57th Street is not the only building on the oversaturated Billionaire’s Row in trouble. A penthouse apartment at One57 on 157 W. 57th Street, the supertall that started it all, is awaiting its foreclosure auction.
Like an architect, fashion designer Thakoon Panichgul carefully balances contemporary and historical influences. His eponymous brand has won him fans from Michelle Obama to Target, but when it came time to build a brick-and-mortar store, Panichgul and New York–based SHoP faced a more complex balancing act. They wanted to carefully devise an interior that would reflect its Soho surroundings and the Thakoon aesthetic, all while grabbing the attention of passersby and setting itself apart from competitors.
“Thakoon was really interested in making [the store] of its place, of New York, bringing in the grit of the city,” said Coren Sharples, principal at SHoP. Concrete with dark aggregate covers the floors, and the architects tapped Brooklyn-based Fernando Mastrangelo Studio to cast multiple concrete walls throughout the store. Mastrangelo reproduced the subtle gradients of his furniture on an architectural scale, pouring multiple layers of gray-hued concrete in a single casting. “This was crazy, it was done on site,” said Sharples. “This was formed up and poured. Really a little scary, but [Mastrangelo] was amazing.”
Wood was also an important part of Panichgul’s vision—the designer had prepared a mood board with several wood treatments that figured prominently in other fashion brands’ aesthetics. These ranged from light treatments with vernacular ornamentation (what he called “American Traditional”) to richly grained and darkly stained (“American Glam”). SHoP and Panichgul ultimately chose an unfinished white oak (“American Cool”), a look that left the wood in its raw, natural state. White oak surfaces sinuously undulate along the showroom’s walls even as they retain a dry, coarse texture. The architects and client also worked closely with Brooklyn-based furniture maker Vonnegut/Kraft on the store’s wood furniture: Connection details, leather seating, and each edge and taper went through multiple iterations before landing on a design that features simple woven-leather straps. Vonnegut/Kraft’s pieces stand in the main showroom and hug the curves of each dressing room.
Extra seating is provided by travertine blocks that were CNC-milled in Italy to 3-D models provided by SHoP. Panichgul tapped London-based designer Michael Anastassiades for the principal lighting features: simple orbs with brass detailing. Brass is also used for the store’s clothing rods and the towering sculptural display rack that stands prominently in the main showroom.
Taken all together, the materials find ways to somehow be both angular and curved, smooth and gritty, even as their neutral tones give the clothing center stage. “We wanted it to be infused with material sensibility and warmth, but at the same time, it’s always this line you walk because you don’t want to overpower or dictate,” said Sharples.

The collaboration between SHoP, NBK Keramik, and Metalsigma Tunesi on WAVE/CAVE was an effort to demonstrate the poetic possibilities of terra cotta while suggesting new directions for its use in contemporary construction.Lighting was designed by PHT Lighting Design Inc. and engineering by Arup. This project will be on display until April 15.
- Drexel Square will feature an elliptical lawn and supposedly represent the "continuation of William Penn’s original vision for the city’s 'public room.'" The area will be active during the day and night and is set to "serve as the gateway into University City from Center City and 30th Street Station."
- JFK Boulevard is due to be transformed into a "shared esplanade" linking 30th Street Station with the Armory building. This space will act as an overspill area for commuters and visitors leaving the station, safely integrating pedestrians, bikes, and cars in the same space, "while providing a rich new greenway for the public."
- Market Street, a well-known thoroughfare in Philly, will receive new bicycle and pedestrian lanes, as well as trees that will line the street to counteract noise and pollution.
- The Wintergarden. Renders for the space show an elevated, balustrade-encased area overlooking the streets filled with greenery and families. The surrounding area appears to be laboratories, so it is unclear if this is a specific public space. The Architect's Newspaper (AN) reached out to the developers (Brandywine Realty Trust and Drexel University) for clarification and is waiting to hear back.

Shining like stars, 116,516 points of light beaming from concrete walls, at once shed light on the memory of Americans lost in World War I and—alongside a central reflecting pool—serve as a metaphor for healing, resilience, and recovery.
New York–based SHoP Architects working alongside Detroit-based stadia specialists Rossetti are to give the Quicken Loans Arena a massive makeover. The stadium, known as "The Q," has been open since 1994 and is home to the Cleveland Cavaliers. While a new arena would cost up to $750 million (according to Quicken Loans), the proposed refurbishment is set to total $140 million.
The Cavs will pay $70 million of this, plus any overrunning constructions costs. The rest will come from the City of Cleveland, Cuyahoga County, and Destination Cleveland. Work will begin next year and the stadium will remain open during this period; the Cavs will keep The Q as their home until 2034.
Despite only being 22-years-old, The Quicken Loans Arena is one of the oldest facilities in use on the National Basketball Association circuit. SHoP and Rossetti's design features a new glazed facade which stretches the stadium's footprint closer to the street edge. This fenestration reveals an undulating arrangement of what appears to be wood panels which, given their location well inside the facade and north-facing orientation, don't seem to serve any shading purpose. Aside from aesthetics, entrance and exit gangway areas will witness an increase in space, thus aiding circulation—a necessity considering The Q hosts more than 200 events every year.“The $140 million transformation, half of which the Cavalier’s will be paying, ensures that this public facility will remain competitive in the future,” Cleveland mayor Frank Jackson said in a press release. “This investment provides an innovative solution for extending the use and impact of The Q for years and years to come without the need for a much more expensive new arena. In addition, the seven year extension of the Cavalier’s lease through 2034 will represent one of the longest tenures in the same facility in all of sports.” Mayor Jackson, however, appears to be forgetting the wealth of stadia (for rugby, soccer, and cricket) in Europe and Australia that have endured for well over a century. Even Fenway Park in Boston and Wrigley Field in Chicago—home to the Red Sox and Cubs baseball teams respectively, surpass 100 years. Heck, the Indians' Progressive Field—a mere 200 feet away from The Q—opened six months before its basketball counterpart (sorry Jackson). Meanwhile, NBA Deputy Commissioner Mark Tatum said: “We understand the impact this project will have in continuing the great momentum we have all seen recently in the city. We look forward to holding our week of NBA All-Star events in Cleveland in the near future following the successful completion of The Q transformation project.”
