OMA to convert historic Houston post office into mixed-use bonanza

OMA has revealed plans to convert Houston’s Barbara Jordan Post Office into an office building and mall with a rooftop farm. POST Houston will turn the 57-year-old former post office and warehouse, situated on a sprawling 16-acre site in the Theater District, into a mixed-use venue designed to attract arts and creative tenants to the previously industrial downtown Houston. According to the Houston Chronicle, the concrete-finned structure was designed by Wilson Morris Crain & Anderson and used as a post office until it closed in 2014. The 500,000-square-foot project is predominately devoted to offices (130,000 square feet for regular offices, and 20,000 for coworking), followed by a hotel and a venue (70,000 and 80,000 square feet, respectively). About 60,000 square feet of retail will be complemented by 50,000 square feet of public spaces and a 45,000-square-foot food hall. 45,000 square feet of space for arts and culture activities round out the program. Developer Lovett Commercial will use historic tax credits to convert the building. OMA Partner Jason Long is the lead on the project. On his watch, the roofs of three atria will be hacked off and replaced with ethylene tetrafluoroethylene (ETFE) panels to daylight each of the spaces, while connectivity will be improved with an assortment of staircases up to the roof, that zig-zag around tiered retail on the first and second floors. Each atrium has been named after the shape of its unique stairway; the project will gain "X," "Z," and "O" atriums. More about that roof: It will feature a garden and farm spooled out over a combined 170,000 square feet, bringing the total project to 670,000 square feet. When complete, it will be one of the largest planted rooftops in the world. Restaurants in POST Houston will be able to source fresh vegetables from the garden. Chicago's Hoerr Schaudt is the landscape architect on this part of the project, which was dubbed Skylawn in a press release. Houston's Powers Brown Architecture is the executive architect, while the New York-based MTWTF is handling the wayfinding signage.
Construction on phase one began in 2016 and is expected to finish in 2020.

Chicago's Old Main Post Office gets new developer and a new plan

Chicago’s historic Old Main Post Office may finally be redeveloped. The city has announced that the gigantic empty structure has been sold to the New York-based developer 601W Companies LLC for an undisclosed amount. The Graham, Anderson, Probst & White-designed building was once the largest post office in the world, handling the seemingly endless mail order traffic coming from Chicago retailers such as Marshall Field’s, Montgomery Ward, and Sears. With the decline of those companies and the rise of private shipping companies, among other causes, the post office was completely shut down, with operations moving to another site in 1995. Built between 1921 and 1932, the building has 2,500,000 square foot of floor space, and 18-foot ceilings though out many of its spaces. Since its closure it has often been used as a film set, including in the recent Batman and Transformers movies. In the years since the city sold the building to private investors, it has changed hands multiple times. With each sale promises of redevelopment ranging from adding high-rises to the top, to cutting an atrium through the building’s heart, have all come to nothing. In February, the city announced that it would take the building back through eminent domain and put out its own RFP for a developer. With the involvement of 601W the city has suspended that plan, at least until June, to give 601W a chance to finish acquiring the building and pursue its redevelopment plan. Working with Chicago-based architects Gensler, 601W’s $500 million redevelopment plan includes a three-phase renovation that would turn the building into office space. Other amenities will include a three acre rooftop park complex, outdoor cafes, events space, a fitness center, and a public river walk. The first 24 months of construction are planned to bring the building up to code, replace the roof and windows, and restore the facade. The second phase will update the building’s systems, while the third phase will restore the historic lobby and finish tenant spaces. 601W is also the owner of Chicago’s AON Center, Prudential Plaza and the former Montgomery Ward warehouse. Gensler was not immediately available for comment on the project.

  Postal nostalgia. During the Great Depression, the WPA built a post office with a tile roof, marble steps, and an intricate mural in Venice, CA.  The LA Times noted that the historic post office may now close down due to USPS budget cuts, much to the chagrin of Venice residents. A place for bikes.  The number of indoor bicycle storage rooms at offices is slowly increasing throughout New York City.  Though expensive to maintain and space consuming, the NY Times asserted the presence of a bike room benefits the real estate industry (by increasing interest) as well as residents. Biking Memphis.  StreetsBlog reports Memphis Mayor AC Wharton has proposed 55 miles of bike lanes to be inserted into existing streets.  Local businesses are subsequently concerned about slower traffic. Parking in LA.  The LA Times reported LA Mayor Villaraigosa has announced he wants to build 50 “pocket parks” in the next two years.  First on the agenda, is the construction of several parks ranging from 5,000 to 20,000 square feet in Southern Los Angeles that begins next month.
