Preservation and new development are often at odds, but sometimes Chicago has its cake and eats it, too. Case-in-point: the Harriet F. Rees House, a landmark on both local and national lists that happens to share an address with an arena and hotel complex planned for the South Loop. The Rees House is currently the only building on the 2100 block of S. Prairie Ave., but on Tuesday it begins its two day journey 600 feet north to 2017 S. Prairie Ave. The Metropolitan Pier and Exposition Authority (McPier), a semi-public entity that oversees Navy Pier and the McCormick Place Convention Center, sued to gain control of the property earlier this year. Now McPier is paying $6 million to move the remarkably well-preserved 19th century townhouse to make room for a Pelli Clarke Pelli–designed arena for DePaul University that is expected by the end of 2016. They will also pay $1.9 million to acquire the land and $450,000 to compensate Rees house owner Sam Martorina for loss of use of the property during the moving process this summer, reported Crain's Chicago Business. This feat of engineering will clear land in the South Loop for a series of developments including a hotel, office space and an arena that the city has agreed to help finance with public tax benefits—not without controversy—because it is intended to boost economic activity associated with the massive convention center. Construction firm Bulley & Andrews is working with Wolfe House Building & Movers to roll the 762-ton house up the street, employing massive dollies and a steel exoskeleton to stabilize the historic structure during its journey. The wheeled dollies are semi-automated and will begin the move Tuesday morning. The Rees House is expected to arrive in its new location by Wednesday afternoon. A webcam will monitor the move here. Built in 1888, the three-story brick and limestone mansion won recognition from the national register of historic places in 2012. It was built for the widow of real estate pioneer and land surveyor James H. Rees, and remains a well-maintained example of Romanesque Revival architecture. Impressive though the move is, it's not the only time Chicago has heaved hefty buildings instead of opting for demolition. As Josh Mogerman wrote for Chicagoist earlier this year, Chicago's oldest house—the nearby Henry Clarke Mansion—was lifted and relocated twice. Much of Chicago itself was hoisted hydraulically as the booming city overwhelmed its swampy foundations. The Rees House will be registered once again as a national landmark at its new address—assuming it gets there in one piece.

Archtober Building of the Day #12 The Pavilion at Brookfield Place 100 West Street Pelli Clarke Pelli Architects It is impossible not to notice The Pavilion at Brookfield Place from almost any viewpoint near it’s location on 100 West Street. A glass curtain wall seems barely to contain the steel trees that emerge from its floor. While our Archtober tour was conducted under the noonday sun, one can easily imagine the building’s brilliance after nightfall. Our tour leader was Craig Copeland, an Associate Partner in the New York studio of Pelli Clarke Pelli Architects, and the Design Team Leader of the Pavilion at Brookfield Place. He explained that after the September 11, 2001 terrorist attacks, the World Trade Center and World Financial Center (now the Pavilion at Brookfield Place) were left disconnected. The Pavilion now reconnects Battery Park City’s Winter Garden, the newly completed World Trade Center Concourse, and both MTA and PATH transportation hubs. And, as the complex’s front door, the Pavilion will create a welcoming pedestrian space out of a former vehicular-only zone. But, let’s get back to those incredible steel trees. In order to create them, the firm looked to “nature and trees in particular,” and as a result, created two 54-foot-tall basket-like woven steel beams which take up very little space on the ground but slowly spread as they reach for, and eventually encompass, most of the ceiling. These beautiful and unique columns solve both an aesthetic and structural solution. Precariously positioned at the edge of the Hudson River, an initial building design of four columns was deemed structurally unsound. The team was forced to envision ways in which the building’s support could be focused upon two points. While two ordinary columns would have left them with a heavy roof, the Pavilion’s “trees spiral inside and outside creating enough tension to hold the basket together” and allow for an “expressive and light” look that hides their true strength. “From there,” Copeland pointed to the ceiling, “a glass curtain wall hangs from the roof- no weight falls to the ground.” A feat that he said, “could not have been accomplished without the efforts of engineering firm, Thornton Tomasetti.” As for the whole concept of the building, Craig explained that “instead of taking the stone from around the base of the building, we took cues from the Winter Garden’s Hudson River facing view.” The result is a building that “demonstrates resiliency as a culture and promotes a feeling of transparency instead of creating another stone fortress.” Rochelle Thomas received an M.A. in American Studies from Columbia University and is the Membership Assistant at the AIA New York Chapter.
All the top names in New York City architecture are vying for a piece of Brooklyn Bridge Park, but whether any of their designs will be realized still remains to be seen. As community groups try to block Mayor de Blasio’s controversial plans to bring affordable housing to Michael Van Valkenburgh's celebrated park, the Brooklyn Bridge Park Corporation has unveiled 14 design proposals for two coveted development sites on Pier 6. Those proposals were unveiled just hours before a Brooklyn Bridge Park Corporation meeting that was packed with community members voicing their strong opposition to any new development in the park. The RFP that the corporation issued in May called for two towers—one 315 feet and the other 155—that are 30 percent affordable. This plan has been met with plenty of opposition, and even a lawsuit, from local groups who claim the towers will block views, eat up green space, and not provide appropriate funding for the park. Under a Bloomberg-era deal, revenue from private development at the park is intended to cover its upkeep and maintenance costs. At the meeting, local residents asked the corporation to reevaluate that plan and pursue other forms of funding. Most were adamantly opposed to new residential towers at the 85-acre park. "This is about developer's greed," shouted one woman during the meeting who was quickly met with applause. There were two individuals with signs that read "Parks for All / Not Condo$ for a Few" and even kids stationed right in front of the corporation's members with homemade signs that read "Save Our Park" and "We Love Our Park." Ultimately, the corporation voted 10-3 not to revisit the funding plan. It will, however, complete a new environmental review of the site. As the Wall Street Journal reported on Tuesday, if the lawsuit can be resolved, a decision on the site should be made by the end of the year and construction could start about year after that. The proposals for the pier, which were barely mentioned at the meeting, came from architects including Morris Adjmi, Pelli Clarke Pelli,Bjarke Ingels, Davis Brody Bond, and Selldorf Architects, among others. Surprisingly, not a single kayak.
Despite ongoing delays, lawsuits, and government holdups, it appears that California's High Speed Rail (HSR) plans (and their associated stations) are ready to move ahead. Last week the United States Department of Transportation issued a "Record of Decision" for HSR's initial 114-mile section from Fresno to Bakersfield. The decision, "represents a major step forward, both for the State of California and for High Performance rail in the U.S," Secretary of Transportation Anthony Foxx said in a statement. On the state level California governor Jerry Brown earlier this month managed to secure $250 million for the project from the state's yearly cap-and-trade greenhouse gas emissions fund. That number could total $3 billion to $5 billion in coming years. The total amount of track built in the network will measure over 800 miles. But the estimated $68 billion project is still short of the federal funding it needs, and there are a number of significant obstacles left. According to the Contra Costa Times, a Sacramento judge has blocked, pending appeal, the $8.6 billion in state bond funds owed to the project. The state also owes the federal government $160 million in order to receive $3.5 billion in matching funds, and the U.S. House of Representatives has voted to block funds to the project as part of the federal transportation bill. Although that vote is anticipated to be overturned by the Democratic Senate. Still, California's HSR stations continue to move ahead, regardless of whether the tracks ever get built. Grimshaw and Gruen's plans to transform Union Station in Los Angeles just passed another benchmark, Pelli Clarke Pelli's San Francisco's Transbay Center is moving ahead as well, although perhaps without its signature rooftop park. And the furthest along is Anaheim's ETFE-topped ARTIC station, designed by HOK and Buro Happold. The multimodal facility combining bus, rail, high speed rail, shuttles, and more—is scheduled to be finished late this year. All of these stations will serve multiple transit functions, even if HSR never happens. But it sure would be a waste if that came to pass.
Crescent Real Estate Group is making a play to bring high-end business tenants to Uptown Dallas—an area better known for twenty somethings living above their means than big-name office tenants. In order to attract this kind of clientele, the developer has hired architect Cesar Pelli to design a dramatic new building that is promising to change the face of the neighborhood. “We didn’t want it to look like just another suburban building that you’d plopped down in Uptown,” Crescent CEO John Goff told the Dallas Morning News. “Rectangles are boring, and we have a building that is much more interesting.” The building is dramatically different from any other structure around the Big D. The 24-story tower rises from the corner of McKinney Avenue and Olive Street like a giant glass wave crashing down on the southwestern architectural scene. Sited across Olive Street from the Ritz-Carlton, the high-rise portion of the project slants nine degrees over a podium base, which includes space for shops, restaurants, and a parking garage. This two-story volume—one of the largest retail centers in the area—is clad in large glass windows offering spectacular views of a new street-side park. The $200 million project is the most ambitious in Uptown since Crescent built the Philip Johnson–designed 400 Crescent Court in the 1980s. The two Crescent structures could not be more different, however. Johnson looked toward the past for inspiration, while Pelli’s structure is decidedly more modern. “Buildings have changed, and the technology has improved dramatically,” said Crescent senior vice president Joseph Pitchford. “This will be a more contemporary expression than you see in Uptown.”

With terminals at Washington D.C.'s Ronald Reagan International Airport and the Tokyo Haneda Airport under his belt (among several other transportation hubs), Cesar Pelli is no stranger to the challenges of designing airports. The New Orleans Times-Picayune reported that the Argentinian-born architect, who assisted Earo Saarinen on the iconic TWA terminal early in his career, will now collaborate with two New Orleans–based firms, Manning Architects and Hewitt Washington Architects, to redesign the Louis Armstrong New Orleans International Airport to coincide with the city's 300th anniversary in 2018. The roughly $650 million project will involve demolishing old parts of the current terminal and adding a three-concourse, thirty-gate terminal on a 42-acre sit on the north side of the airport. In addition, the proposal calls for a $17 million hotel, new power station, highway ramp, and 3,000-space parking garage. Pelli explained his approach to designing airports in an interview with the Washington Post in 1997: "I like airport terminals that have lots of natural light, that are spacious, that make you feel comfortable, where being there is a pleasant thing," he said. "It is also important that directions be easy to follow. Unfortunately, most airports have been designed primarily for the convenience of the airlines. People are just an inconvenience."
Last Wednesday, Pelli Clarke Pelli's long-anticipated Transbay Transit Tower, at San Francisco's First and Mission streets, finally broke ground, and architect Cesar Pelli was on hand to help turn dirt with ceremonial gold-plated shovels. At 1,070 feet and 61 stories, the tower would be the tallest on the West Coast—at least until AC Martin's Wilshire Grand opens in Los Angeles—and seventh tallest in the nation, taking the title from New York's Chrysler Building. At the ceremony, Pelli told the San Francisco Business Times the tower is "svelte but dynamic, elegant, and very gracious." The developers, Boston Properties and Hines, delivered a check for more than $191 million to the Transbay Joint Powers Authority (TJPA), which owned the 50,000-square-foot parcel of land before the sale was wrapped up this week. Completion for the whole complex is set for 2017, although that still looks like an ambitious goal. According to the Business Times, Boston Properties CEO Mortimer Zuckerman, responding to a name gaff from Mayor Ed Lee, dropped hints that Facebook may be the future anchor tenant of the tower. As AN recently noted, the horizontal component of the Transbay project, a $4 billion transportation terminal being built next to the tower, looks to be shedding its glass facade for budget-saving perforated aluminum. (Courtesy TJPA) It looks like Pelli Clarke Pelli's Transbay Transit Center, which stretches about three blocks through the city's Rincon Hill neighborhood, might go ahead with its first major piece of value engineering. According to the San Francisco Chronicle, the architects have suggested that the building's undulating glass skin become perforated aluminum. The move would meet federal safety guidelines and chop $17 million from the estimated $1.59 billion budget for the center's first phase. The Transbay Joint Powers Authority (TJPA) board will be asked to approve the change at its March 25 meeting. The structure is not expected to be complete before 2017. [beforeafter] [/beforeafter] "This is a dramatic change in material, but the philosophical change is not enormous," said Fred Clarke of the firm Pelli Clarke Pelli, who said the terminal would still feel light, not heavy. Chronicle critic John King warned that the move "could make the transit center less of a sinuous, snaking form—and more of a drab block—as it spans First and Fremont streets." On Pelli's side, Clarke argued that the wrapping would still be transparent. Of course he admitted: "Architects who do this kind of building must be very, very pragmatic."
After a few administrative hurdles and several packed community meetings that aired downtown residents’ concerns, Chicago's Wolf Point is poised to turn perhaps the most prominently underdeveloped piece of land in Chicago into a billion-dollar suite of skyscrapers along the Chicago River. Now that they have cleared the plan commission, developers Hines Interests and Magellan Development are ready to go as soon as they get the final permits in place. Construction will start with the bKL-designed, residential west tower (493 feet tall), which is expected to take 20 months. Towers two and three designed by Pelli Clarke Pelli (950 and 750 feet tall, respectively) will go up after that. The designs of those towers—which will contain office, retail, hotel, and parking space—are not set in stone and could change as the plan rolls out over the next few years. The points of contention raised by audience members at many meetings held since the project was unveiled included some typical complaints about blocking views, as well as opposing calls for more and less parking. Located near some CTA stops, the Pelli Clarke Pelli-designed complex dialed down its parking footprint somewhat—not enough for some transit enthusiasts, and too much for others who worried what the massive development’s impact could be on this dense corner of the Chicago River.
Yale University is under fire from its own faculty for a new collaboration with the National University of Singapore (NUS). Pelli Clarke Pelli is designing the campus of what will be a four-year liberal arts college based in Singapore. A recent Reuters article reported that the project has “stirred sharp criticism from faculty and human-rights advocates who say it is impossible to build an elite college dedicated to free inquiry in an authoritarian nation with heavy restrictions on public speech and assembly.” Degrees issued by the Singapore-based college, called Yale-NUS, won’t be Yale degrees and technically it’s not considered a Yale branch campus. Yet is Yale guilty of selling out its values—the school’s motto is lux et veritas, “light and truth”—to extend its brand? As Reuters reported, “Christopher Miller, a professor of French and African American studies, has dubbed the venture 'Frankenyale.'" The faculty began to voice their objections last spring, but may have been too slow on the draw—the new campus is well under construction and set to open this summer.
The biggest stir caused by the Kennedy's newest proposal for developing Wolf Point was not obscuring the Merchandise Mart views or initial reactions to the renderings or the stuffing of three very tall towers on one impossibly small piece of land. It was more like, “There’s a living Kennedy with a stake in Chicago real estate?” We all know the family sold the Mart years ago. Fewer of us knew they held on to that little sandbar that sits in front of the the Sun-Times building. Ready to boost the family fortune, the Kennedys with Hines, Cesar Pelli, and bKL plan to stuff three towers onto the site. Is this the architectural equivalent of a 10 lb. bag of sugar in a 5 lb. sack? Maybe, but development of that scale is also kind of exciting. And that leads to the biggest question. Can this economy support a residential and commercial project of this size? Well, Jean—that’s the last sibling standing, right, so the land must be hers—get out your good-faith checkbook: Google is coming. They’ve leased the top floors of the Mart, which will serve as the new headquarters of Motorola, which Google has acquired. That means thousands of high paying fancy Google jobs just across the street. With that news, Wolf Point is a done deal, no?
