The Lawrence Residence, a historically significant Late Modern/Deconstructivist four-story home in Los Angeles designed by Pritzker Prize winner L.A.-based Thom Mayne of Morphosis and Michael Rotondi is now on the market for $5 million. The slender house is close to ten feet over the current height limit, which makes it the tallest home in Hermosa Beach. It contains lots of signature Morphosis materials, like stainless steel and concrete, with a focus on geometric forms, clean lines, and natural lighting. The 4,000-square-foot house features expansive windows with water views towards Malibu. There are three bedrooms and three bathrooms, but perhaps the most striking feature is the three-story atrium with brick glass. To maximize views, the Morphosis designers placed the dining and living spaces on the top floor. There is also an elevator and two fireplaces. (Though we must ask, does it really get that cold in L.A.?) “[The Lawrence Residence] features simple, pure lines that emphasize its verticality and upended-rectangle shape, and is clad in zinc-coated stainless steel for an efficient, industrial look. The simple front facade conceals the gabled roof of a volume that looks like a single-family house partially encased within the Deconstructivist design,” writes the Los Angeles Conservancy. The house, designed in 1984, emphasized the verticality of apartment living into a single family home, echoing the scale of the surrounding mixed-use waterfront neighborhood. Residential towers are rising on the banks of the East River in Queens, Brooklyn, and Manhattan. It's easy to forget that, in the middle of the river, development at Cornell University's New York City campus on Roosevelt Island is speeding ahead. The Bridge at Cornell Tech, designed by Weiss/Manfredi, topped off Monday. That building will have a partial green roof and a photovoltaic array to produce energy for campus. Stepped lawns leading up to the entrance encourage the building's program of spontaneous social interaction to spill out onto the street. https://youtu.be/PFRIKri9Y_c Along with Cornell Tech phase one buildings, the Bridge is set to open summer 2017. When complete, the 12-acre campus on Roosevelt Island will be the home of hundreds of Cornell faculty and staff, and around 2,000 students. The master plan, executed by Skidmore, Owings & Merrill (SOM) with James Corner Field Operations, calls for a "river-to-river" campus with 2.5 acres of public space and ten buildings that perform to a high environmental standard. The video above gives a sense of scale and layout of the development. Phase one buildings include the Bloomberg Center, an open-plan academic facility designed by Thom Mayne of Morphosis Architects. The Center, which aims to be one of the largest net-zero energy buildings in the U.S., takes its design cues from the collaborative workspaces of Silicon Valley. Handel Architects designed a student, faculty, and staff residence with an ambition to become the world's first residential Passive House high-rise.
Pershing Square Renew just announced the four finalists of the Pershing Square design competition: SWA with Morphosis, James Corner Field Operations with Frederick Fisher & Partners, Agence TER with SALT Landscape Architects, and wHY with Civitas. These teams will now develop fully fleshed out proposals for the five-acre park in Downtown Los Angeles. The finalist concept boards offer clues as to what to expect from the final proposals: SWA and Morphosis identified four strategies for their reorganized park: ecology (native trees and a drought-friendly water feature), mobility (a road diet along Olive Street and better Metro connections), programing (a market and a day/night event venue), and sustainable business (reworked parked concession, food vendor, and retail spaces.) James Corner Field Operations with Frederick Fisher & Partners held off at hinting at a design. Their concept boards show increased porosity between the park and the both the surrounding neighborhood as well as the cultural life of all of downtown and the Arts District. Expect the design to engage both in the park and along the adjacent streets and sidewalks. Agence TER with SALT Landscape Architects’ boards depict a boldy understated proposal. They envision Pershing Square as a giant lawn with several atmospheric gardens: a foggy garden, a scent garden, a dry garden, a wind garden, and an edible garden. Services are discretely tucked under a large shade canopy. wHY with Civitas landscape architecture group’s concept boards was also slim on design details. Although the proposal echoed some ideas seen in other team proposals, such as connections to the surrounding neighborhood, an emphasis on natural ecology, and food/market vendors, it uniquely suggested that the park offer education programming as well as something that could be digital connectivity entitled “Syncing Urban Hardware and Software.” The four finalists will develop their proposals over the first quarter of 2016, leading to another round of jury interviews and a public presentation in March. It’s unclear how and when the design will be built, since at moment the only funding for the project seems to be the $2 million pledged to by the Department of Recreation and Parks and MacFarlane Partners, who each chipped in one million. In October, Pershing Square Renew selected 10 teams as semi-finalists for the redesign of Downtown Los Angeles’ oft-maligned urban space. The international design competition drew hundreds of entries and the two-handfuls selected represent both local and global practices. Reviewing the initial presentation boards, there’s common interest in opening up Pershing Square to the surrounding urban blocks, a porosity currently lacking in Legoretta’s scheme. The teams’ approaches are split between active and passive landscapes with some concepts showing large lawns and water features meant for calm reflection and light recreation, others packed the square with programming: dog parks, cafes, yoga zones, performance venues, etc. Pershing Square Renew posed the concept boards on their website and are now asking the Los Angeles community to weigh in with comments for the jury. Soon, the organization will select four top teams out of the field of semi-finalists and have them each develop a more comprehensive final design. Until then, have a gander at the boards below.
A shortlist was announced for the Pershing Square Renew competition. Ten teams were selected to have a chance at a crack at redoing Ricardo Legorreta's scheme. The five-acre park is seen as the centerpiece of a revitalized Downtown Los Angeles and the competition, a public-private partnership backed by councilmember José Huizar, is a critical step toward that effort. The ten semi-finalists are global, national, and local—and often in combination. They include: Paris-based Agence Ter with SALT Landscape Architects, Snohetta, James Corner Field Operations and Frederick Fisher and Partners, New York-based W Architecture, San Francisco-based PWP Landscape Architecture with Allied Works Architecture, Mia Lehrer Associates with NYC’s !Melk, Peterson Studio + BNIM, Rios Clementi Hale with OMA, SWA with Morphosis, and wHY Architecture These teams will continue to develop designs, which will be reviewed later this fall and a group of four finalists will be announced in December. Pershing Square Renew will select a winner in February 2016. On bets as to who might emerge from the pack, it seems that the organization is looking for details over gesture. “Their challenge isn’t to win awards; it’s to win over hearts,” said executive director Eduardo Santana. “More than anything else, these groups need to focus on the experiences their design will inspire and the memories the Square will create.”
Cooper Union Board, Committee to Save Cooper Union, and NY Attorney General reach agreement on how to manage school
The Committee to Save Cooper Union (CSCU), the Board of Trustees of the Cooper Union, and New York Attorney General Eric T. Schneiderman signed a consent decree on September 2nd to manage the school's governance and finances. The consent decree lets the Board avoid admitting wrongdoing, while outlining changes the school's leadership must make to return Cooper Union to a sustainable, no-tuition model. This move is a critical step towards the resolution of a 2014 lawsuit brought by the New York Attorney General's office and CSCU against the board alleged that, among other transgressions, the mismanagement of the school's $375 million endowment violated Cooper Union's charter. The consent decree establishes a framework in which all stakeholders can enact plans for better governance, responsible fiscal management, and chart a plan for the school to return to its merit-based, tuition-free model. The plan is still awaiting approval by the court, but the full list of stipulations is here. In the school's charter, founder Peter Cooper mandated that the Cooper Union be free and open to all. The entering class of 2014 was required to pay tuition, the first class to do so since the early 1900s. The school's financial troubles are exemplified in the construction and financing of 41 Cooper Square. Designed by Thom Mayne of Morphosis, the building was completed in 2009 at a cost of $166 million. The Cooper Union went into debt to capitalize the project, borrowing $175 million against the land it owns underneath the Chrysler Building. The school lost an additional $35 million after the collapse of Lehman Bros. in 2008, leaving the school in near financial ruin. Students, alumni, faculty, and staff hope that the agreement reached last week will put Cooper Union on a path back to financial solvency.
Earlier this year AN's Eavesdrop column predicted the shortlist for Wilshire Boulevard Temple's "Gathering Place," a 55,000-square-foot event space across the street from the institution's sanctuary. The final list has been revealed and includes big hitters such as OMA, Kengo Kuma & Associates, Morphosis Architects, and Steven Holl Architects. The only firm we didn't predict was Holl (we had Renzo Piano taking the fourth spot). According to the temple, the New York Times prematurely crowned OMA as the winner. "These things often leak but don’t always get reported accurately," said Temple spokesperson Susan Gordon. The announcement of the winning team is still "weeks away," said Gordon. Members of the selection committee include Erika Glazer, Eli Broad, Tony Pritzker, Dana Hutt, and Richard Koshalek. Meanwhile the temple—which is following an ambitious master plan— has already begun construction on the renovation of two school buildings, its Karsh Social Service Center, a rooftop athletic facilities, and a new landscaped walking path. Deafening Silence: Morphosis designs a skyscraper in the Alps next to Peter Zumthor’s famous Therme Vals spa
Can a 1,250-foot-tall skyscraper qualify as "a minimalist object” under any circumstances? It depends on who you ask—particularly if the building in question, the 7132 Tower hotel designed by Los Angeles–based architecture firm Morphosis for a site in Vals, Switzerland, would go up next to Peter Zumthor’s understated Therme Vals spa. Morphosis’ Thom Mayne said yes, calling the slender, reflective high-rise “a minimalist act that reiterates the site and offers to the viewer a mirrored, refracted perspective of the landscape.” The project’s critics, meanwhile, accuse Morphosis and client 7132 Limited of disrespecting the hotel’s surroundings, both natural and built. Zumthor, who completed the quartzite-walled Therme Vals spa in 1996, appears to be taking the “if you don’t have anything nice to say, don’t say anything at all” approach. BD Online quoted a firm spokesperson as saying, “He doesn’t want to comment on this hotel.” The tower—which would top Renzo Piano’s Shard by over 200 feet to become the tallest in the European Union—is still a long way from being built, requiring planning permission and a public vote prior to construction. Among the marks against it are the manner by which Morphosis received the commission. What began as a competition ended in February with a unilateral decision by 7132 Limited to narrow the three-firm shortlist down to one, over the jury’s objection. On the plus side, Mayne’s concept has garnered a vote of confidence from Tadao Ando, whose nearby Valser Path park is expected to be finished by 2017. “I believe it will harmonize in the beautiful landscape and will attract and impress various guests and visitors from all over the world,” said Ando.
ARO, KieranTimberlake, Mack Scogin Merrill Elam make shortlist for Washington University in St. Louis
Washington University in St. Louis on Monday announced the three finalists competing to design a new building for its Sam Fox School of Design & Visual Arts. The three teams vying to design Annabeth & John Weil Hall are: Architecture Research Office (ARO), KieranTimberlake, and Mack Scogin Merrill Elam Architects. The building is part of the university's arts and architecture campus, a collection of limestone-clad structures ranging from Beaux Arts style structures dating to the St. Louis world's fair of 1904 to more modern additions by Fumihiko Maki. The Sam Fox School campus is visually set apart from the university's predominantly Collegiate Gothic Danforth Campus. No renderings or specific timelines are available yet, but a previous announcement of the project said the university aimed to complete construction within the next five years. The new building is part of the university's 10–15 strategic “Design for Excellence” campus plan. New York City–based ARO has designed academic buildings for universities including Tulane, Brown, and Princeton, as well as renovations to Donald Judd's home and studio in Soho. KieranTimberlake has worked with Yale, Rice, and Tulane universities. In the firm's home base of Philadelphia, it has helped revamp Dilworth Park with architectural greenhouses serving as entrances to the city's subway system. Atlanta's Mack Scogin Merrill Elam Architects count among its higher education clients Yale, Carnegie Mellon, and Clemson universities, and the firm was shortlisted to design a new U.S. embassy in Beirut (that job ultimately went to Morphosis). As part of the selection process, each firm will deliver a public presentation in Washington University's Steinberg Auditorium, an early building by Maki dating to 1960 when he was a professor at the university. Wilshire Boulevard Temple, one of Los Angeles' historic gems, was just splendidly renovated by a team led by Brenda Levin & Associates. Now it appears to have shortlisted some of the world's top architects for its 55,000 square foot addition. The temple has declined to comment on the shortlist, but according to a source OMA, Renzo Piano, Morphosis and Kengo Kuma are now competing to design a 55,000-square-foot addition. Called The Gathering Place, the$30-35 million event and programming space will contain a banquets hall, cafe, meeting and conference rooms, and administrative spaces located at the northwest corner of Wilshire and Harvard boulevards. "The design must establish an iconic profile while taking into account the adjacent historic sanctuary building," noted the competition RFQ. That's not an easy task considering the phenomenal presence of the Byzantine revival sanctuary. Finalists' submissions are due at the end of January, and the winning team will be chosen in June. Members of the architect selection committee include philanthropists Eli Broad and Tony Pritzker, and one advisor to the committee is Richard Koshalek, who oversaw the competition for Walt Disney Concert Hall, among others.
Downtown Des Moines, Iowa, courted an all-star list of architecture firms for a new $92 million corporate headquarters that has the unfortunate baggage of being helmed by the world’s most cringe-inducingly named and spelled convenience store chain, Kum & Go. BIG, Morphosis, SOM, Bohlin Cywinski Jackson, Renzo Piano Building Workshop, and Safdie Architects all competed for what CEO Kyle Krause is calling Des Moines’ next landmark. And that landmark is going to be designed by the Piano man himself. According to the Des Moines Register, the convenience store was attracted to Piano's "ability to emphasize collaboration, transparency and light." The new building will be located between 14th and 15th streets north of the Pappajohn Sculpture Park, and locals hope the new building will take a back seat to the art on display that includes works by the likes of Jaume Plensa. The headquarters will house 300 employees in some 120,000 square feet and is expected to be complete in 2017. "What we want to do is create the best environment for our associates," Krause told the Register. "Architecturally, sure, they'll do a great job, but it's really about that inside space and what you can create inside the building that is best for our people." He added that Piano is "a great down-to-earth guy who we think can create the space that creates the transparency, the collaboration, the openness for our people to have a nice work space." Eavesdrop can’t be the only one who feels uncomfortable gassing up at this midwestern roadside retailer—but maybe a work of starchitecture can change our minds.
In a previous Eavesdrop, we reported that the famous Morphosis-designed restaurant Kate Mantilini in Beverly Hills was chafing at city plans to landmark the premises. Well it appears the problem may have been resolved. Eavesdrop heard over cocktails that Morphosis itself has been tagged to do the restaurant’s renovation. No official word yet, but this seems like a natural fit, doesn’t it?
