Faena Forum by OMA opens in Miami Beach

Space is still available, register here Rotterdam-based OMA has designed three buildings nestled within a narrow plot of land between Miami Beach's famous Collins Avenue and Indian Creek Drive in Mid-Beach. The project is a significant contribution to the Faena District, a $1.2 billion project covering six blocks and integrating dynamic cultural, residential, hotel, retail, culinary, and public environments. OMA's structures are all governed by independent programs: a Forum with flexible theater uses, a Bazaar that retrofits a historic hotel with curated retail and event programming, and a state-of-the-art car park. The project responds urbanistically to two frontages: the luxurious private residential character of Indian Creek to the west, and the active public cityscape of Collins Avenue and public beaches to the east. Shohei Shigematsu, partner at OMA and the director of their New York office, led design efforts on the project. He commented: “Our creative partnership with Faena began with identity research and has evolved into urban design, programming, building-making, and scenography. These diverse investigations had a profound impact on the Forum's ability to accommodate the programmatic demands of functioning as a new typology for interaction."

A central focus of the new district is Faena Forum, which opened to the public this week. The building is composed of two volumes—a cylinder and a cube— that are similar in size and can be combined or subdivided to support any type of production, from projects and commissions to performances, exhibitions, and events. The main entrance is denoted by a circular stair that descends from an impressive 46-foot cantilever. This leads up into the lobby of the building, which the architects elevated in response to concerns over rising sea levels. The design move freed up ground floor space for loading functions and helped to provide a canopy along Collins Avenue. The architects say this extended the public domain into and under the building. Shigematsu said the formal strategy of the Forum's radiused cantilevered facade was inspired by the firm's research into urban planning principles. “The Forum’s circular plan enables the public domain to expand, activating pedestrian movement within the district. A 45-foot cantilever allows the landscaped plaza to slip under the Forum along Collins, providing a dramatic sense of arrival.” The Forum's cantilever and the flexible interior programming are achieved through the structural system of the building, which is essentially a reinforced concrete structural skin. Shigematsu said the unique geometry of the facade is the resultant of arches and catenary curves along stress lines generated by the main entryway cantilever: "There is a logical force movement across the facade." This curvilinear geometry was overlaid with an orthogonal lateral load bracing grid in response to hurricane-strength design loads. The resulting performative patterning of the facade yielded 360 uniquely shaped voids that were infilled with custom glazed units. This system extends onto the cube volume where diagonal bracing picked up on structural forces generated from the cylinder's volume. "There are many ways to structurally achieve a cantilever through grids but we thought these arches looked more organic like sea shells and palm trees, so we thought this was quite fitting to Miami Beach's lush nature,” said Shigematsu. Set at the opposite end of the development site, Faena Park is OMA's other new construction addition to the district. The building is a state-of-the-art parking structure with a capacity for 81 cars, as well as retail spaces at the street and top level. The 28,000 square foot structure features a mechanical system with parking lifts that stacks cars two per space for maximum efficiency. An exposed glass shaftway on 35th street reveals the vehicular and passenger movement within the building’s structure. Shigematsu said the unique automated system of car parking interested the design team: "We are quite interested in the performance of a building, so we love this kind of mechanical building." The precast concrete facade features angled perforations allowing for ventilation and controlled views, subtlety reflecting the color of cars parked within. The panels were specified in three patterning configurations—opaque, inset, and outset—and are distributed onto the facade in correlation to programmatic activity. Due to Miami's high water table, a specialized "bathtub construction" allows for continuous parking underground to support valet parking, increasing parking capacity by over 150 cars. Bookended between Faena Forum and Faena Park is a historic Atlantic Beach Hotel, which was built in 1939 and designed by prominent Miami Beach architect Roy France, whose work includes the Saxony and Versailles. Scheduled to open in Spring 2017, OMA’s design preserves the building’s original facade details, while inserting a new intimate central courtyard, unified by privacy screen and a penthouse terrace with views to the Atlantic Ocean. The privacy screen doubles as a brise-soleil and is assembled from simple aluminum channel extrusions. The architects say this assembly helps to define the new courtyard as a negative volume within the existing building. Shigematsu said OMA's contribution to the Faena District was inspired by the urbanism of the Miami Beach site: "As a firm, we always like to have a sense of urbanism reflected in the building. So actually, making three buildings next to each other with three different programs was very easy, in a way, because you can actually produce a dialogue you have full control over. The historical structure that we preserved added authenticity to the project. It looks like an organic growth of the neighborhood." Also in the Faena District, across the street, is a new tower by Foster and Partners. OMA's project was designed roughly concurrently with the tower, and Shigematsu said that responding directly to Foster's building was not a priority, although there was an interest in unifying the buildings of the neighborhood though landscape design, paving and public art. "I think the dialog between our Forum, Foster's tower, and the hotel is actually quite interesting. In the end, Foster's balconies have a round profile, and our building [the Forum] is round, and the historic hotel has a curvature on the main facade."

AN Exclusive: First look at Airbnb and Pedro&Juana’s Design Miami installation

Two design worlds will collide this year in Miami as the Mexico City-based design duo Pedro&Juana will debut Sobremesa, an interactive installation created for Design Miami/ in collaboration with Airbnb. The translucent house-like structure will serve as a gathering space that will be a hub for the duration of Design Miami/. Visitors are invited to socialize and to collaborate on the completion of the space, as anyone can add to it with a series of colorful tiles. The interior space of Sobramesa will be filled with objects and artisan pieces from Mexico City, sourced by Pedro&Juana and designed by locals. Sobramesa will be connected to an outdoor space, blending indoor and outdoor living—a tradition in both Miami and Mexico City Literally translated as ‘over the table,’ “sobremesa” is a concept, deeply rooted in Mexican culture, that loosely translates as the indeterminate amount of time people spend together lingering around a table after a meal to share in casual conversation. “The Mexican idea of ‘sobremesa’ is about not rushing but instead enjoying shared company and connecting on a personal level,” said Mecky Reuss, co-founder of Pedro&Juana. “It is something special to Mexican and Spanish culture that can be enjoyed by people everywhere.” Pedro&Juana will host a series of “sobremesas” in the space during the week, where they will invite visitors to share in meals, cocktails, and music at designated times. In addition, the designers will curate a playlist with Mexico City-based musicians including Trio Martino, Rulo, Los Shajatos, Sonido Changorama, and NAAFI, among others. “A lot of our work examines social spaces and how individuals interact with the built environment,” said Ana Paula Ruiz Galindo, co-founder of Pedro&Juana. “Working with Airbnb on this project is a great opportunity for us to build on this experience while also exploring elements of our home city, Mexico City.” Sobremesa is the latest in Airbnb’s collaborations with up-and-coming designers from around the world, exploring the concepts of domesticity, gathering, and shared living. Miami battles rising floodwaters even as development booms

In terms of cities and climate change, Miami Beach is the biggest canary in the coal mine. At approximately four feet above sea level, this 19-square-mile strip of artificial and natural islands faces frequent flooding during storms and high tides. (Last September’s king tide—a colloquial term for high tide—reached 2.2 feet.)

The city is aggressively fighting the watery onslaught: Over the next five years, Miami Beach will spend $400 to $500 million in anti-flooding defenses that include pumps, raised roads, and seawalls.

This is money well spent. The Miami area sits on limestone that absorbs floodwaters and can force the deluge back to the surface, making flood control a special challenge. Still, environmental concerns aren’t stopping new developments across Miami. The economic timeframe for developers (and the residents buying and renting) remains relatively short compared to the long-term threat.

In addition to flooding, another, more insidious threat looms: Miami maintains its Biscayne Aquifer by channeling freshwater from Lake Okeechobee to push back against saltwater intrusion, which means the region may have to choose between flooding or drinking salt water. By 2060, some estimates place sea-level rise at three feet. Further down the line, questions of how federal and private insurers will provide flood coverage —and how eager banks will be to issue mortgages—may also arise.

Miami Beach backs out of Zaha Hadid–designed parking garage

The City of Miami Beach has scrapped plans for a parking garage and public plaza designed by the late Zaha Hadid. Initiated in 2011, the project was supposed to replace two city-owned parking lots in the Collins Park neighborhood, situated behind the Miami City Ballet and local library. Initial cost estimates for the spiraling, all-white design came in at $50 million, around $23 million overbudget. The city and Zaha Hadid Architects (ZHA) collaborated on a design that brought costs down to $24 million, but city officials were not pleased with the more minimal garage 2.0: The structure had fewer parking spaces, the plaza was smaller, there was less space for retail, and the spirited signature curves of the original plan were muted or removed. Another version of the design (estimated cost: $29 million) was a good compromise for ZHA's local collaborator, Berenblum Busch Architecture. Gustavo Berenblum, principal, explained to the Miami Herald that the $29 million version retained the project's driving design elements, but that another price cut below that diminished the "essence" of the project. Hadid had a special connection the project: Although she lived mostly in London, she owned a second home near the planned garage. Next steps? The downtown still needs parking, so it's back to the drawing board. City officials will start the process afresh and request proposals for a garage that would also include housing on the upper stories. Perhaps the money saved on the project could go towards something pressing, like saving the city from mortal inundation.

Jean Nouvel’s vegetated Miami tower touted for its man-made lagoon

West Avenue in Miami Beach is set for a Jean Nouvel high rise surrounded by an elaborate man-made lagoon.  The tower will be covered with suspended vegetation that, at least in renderings, casts the structure in a distinctly green hue. This is Nouvel's second attempt at building in the city after his Grove Heights project lost a competition in 2013. "Monad Terrace" as the 14-story tower is known, is set to top out at 149 feet, just a hair below the city's height limit of 150 feet. Developers JDS also recruited Kobi Karp Architecture and Interior Design to work on the scheme which boasts a glass facade encircled by water and a green wall, covered in foliage on one side. Inside, the structure will hold approximately 80 residential units that will offer two–five bedroom layouts, each with views out three or four sides of the building. Topping the structure are two penthouses, each with its own private pool. To maintain privacy, reflective screens—that allow views out but obscure view in—sit in front windows, creating a staggered facade. The lagoon, however, is the complex's showpiece. Occupants can stroll up to seating in the middle and edges of the lagoon or take a dip in the swimming pool along the bay where a waterfall is planned. According to managing partner at JDS Development Group, Michael Stern, the pool will be visible from the bay. It's not all good news though. Elaborate water features may be easy on the eye, but rising sea levels are a very real threat to those along the coast on Miami's South Beach. The issue surfaced late last year when The New Yorker published findings that said the idyllic retreats of the area could be underwater in under 50 years. Nouvel's design however, looks to be high and dry. "Our design is very conscious of what is going on to changes to the streets and concerns about sea level rise," said Stern speaking to Curbed Miami. Monad Terrace will be the first building in the West Avenue vicinity to encompass the higher street level requirements. Nouvel has been inclusive of the potential disastrous surroundings in his design. Landscaping dotted around the building can absorb water, meanwhile below street-level garages can act as water-tight "bathtubs." Speaking on the matter, Stern commented that "the landscape is designed that if any salt water intruded it is tough enough to live through that event."

Designer envisions a Miami Beach that embraces the rising sea

This year's Art Basel/Design Miami was a wash. The tallest stilettos could not save feet from floodwaters that inundated streets and forced partygoers under small tents. Even when it's not raining, water bubbles up through stormwater grates and sewers, a result of the city's porous limestone bedrock. Miami Beach is a barrier island that is routinely battered by hurricanes and floods. With global warming, the bad floods will only get worse. The U.S. Army Corps of Engineers, NASA, and NOAA predict sea level rise between eight inches and six feet by 2100. For these reasons, Harvard GSD's newly established Design Office for Urbanization selected Miami Beach as its first focus site. Though unaffiliated with Harvard, a recent Florida architecture grad would make a great contribution to the program. Designer Isaac Stein, at West 8's New York office, envisions a solution for incorporating rising seas into Miami Beach's urban design, Vanity Fair reports. While completing an undergraduate degree in architecture at the University of Miami, Stein drafted a plan for a mangrove forest, raised buildings, canals, and other design interventions that will bend to, not fight, the rising seas. The plan focuses on South Beach proper, from 5th to 15th Streets. One of Miami Beach's main thoroughfares, Alton Road, would be raised on stilts to accomodate floodwater. Trams would replace cars, and bike lanes would be installed along Washington Avenue, roughly parallel to and a few blocks inland from the Atlantic. Historically, Miami Beach's western (bay) side was lined with mangroves. Stein's plan restores the mangrove forest to provide a natural buffer against rising water. Canals would be cut in the medians Michigan, Jefferson, and Lenox Avenues. The resulting fill could be used to raise buildings and roads 1.5 feet above grade, would safeguard the city against six feet of sea level rise.

Harvard GSD establishes Office for Urbanization to tackle social conditions through research

On November 6, Harvard's Graduate School of Design (GSD) launched the Design Office for Urbanization, a program that will draw on resources from the school's three departments to address the "social conditions associated with contemporary urbanization" through applied design research projects. Charles Waldheim, Professor of Landscape Architecture, will lead the office. Helen Kongsgaard, research associate at the GSD, explained that the office is interested in "questions on urbanization that are extreme but can be generalized into other areas." Its first project will generate design responses to rising sea levels that could affect the City of Miami Beach's culture, identity, economy, ecology, and infrastructure. For this and future programs, the office will partner with nonprofits, NGOs, community leaders, as well as Harvard's Center for Green Buildings and DesignExecutive Education, and the Joint Center for Housing Studies.

Miami Beach approves revised convention center plan by Fentress, Arquitectonica, West 8

The Miami Beach Design Review Board has unanimously approved the scaled-back renovation of the city’s convention center. The $500 million project is being led by Fentress Architects with Arquitectonica covering the structure’s facade, and West 8 overseeing landscape design. As AN wrote last month, despite the center's rippling aluminum exterior, the overall plan doesn't quite pack the punch of the more dramatic (and more expensive) one drawn up by Rem Koolhaas. That plan came out of the epic head-to-head matchup between Koolhaas and his former student, Bjarke Ingels. Koolhaas ultimately won, but the design was scrapped, so here we are. With the new plan set to move forward, we are getting a better sense of the development, especially of West 8's contribution: 12 acres of open space. In a statement, the firm explained that "the Convention Center’s existing 5.8 acre truck staging and parking lot is transformed into a new world-class public park with a plant palette that showcases the unique flora and botany of Miami Beach, and provides flexible lawn areas.” The plan also includes the Park Pavilion which has indoor/outdoor dining areas set underneath tall “concrete umbrellas.” The pavilion connects to a 3.5-acre park and a veteran's memorial that's also incorporated onto the site. Other components of the open space include a butterfly garden, ballroom terrace, and “bike-friendly pathway. The convention center is expected to break ground in December 2015 and open two years later. The park is slated to be ready in 2018. [h/t Curbed Miami]

After a high-profile design competition, Miami Beach Convention Center dials it back

Remember that exciting design competition between Bjarke Ingels and Rem Koolhaas to revamp the Miami Beach Convention Center? Remember those two bold plans, all of those exciting renderings, and the official announcement that Koolhaas had won the commission? And then remember when the Miami Beach mayor said no to the whole thing and Arquitectonica was tapped for a less-expensive renovation? Well, now there's a new milestone in the convention center soap opera. That last part played out this summer and, a few months later, we know what the more fiscally-conservative plan will look like. Frankly, it looks more fiscally conservative. Curbed Miami, which is no fan of the new design, reported that Arquitectonica is doing the exteriors, Denver-based Fentress Architects is covering the interiors, and West 8 is overseeing landscape design. Overall, Curbed calls the new plan "more evolution than revolution." The most striking aspect of the $500 million design is the rippling aluminum facade that is made of fins and louvers and is attached onto the existing structure. The site also includes a cafe, a lawn, a nearly two-acre park along the Collins Canal, and a Veterans Memorial. Inside the convention center, Fentress is renovating the 500,000-square-foot exhibit hall and the 200,000 square feet of meeting space, and creating a new 80,000-square-foot ballroom. The Miami Herald reported that a design-build firm will be selected by the city in November, and that if everything moves forward, groundbreaking could happen after Art Basel next year with the center opening in 2017.

Rem Koolhaas Knocks out Bjarke Ingels in Final Round of Miami Beach Convention Center Competition

After months of fierce rivalry and contentious one-upping, Rem Koolhaas' OMA has beat out Bjarke Ingels (BIG) in the competition for the Miami Beach Convention Center commission. At times, it appeared as if BIG was in the lead, but OMA crept up and ultimately took home the prize. OMA has proposed a $600 million overhaul of the 52-acre convention center to build a more integrated facility in addition to tacking on more open space and park land. This plan calls for reconfiguring the layout of the convention center to provide enhanced access to Lincoln Road, green space, and existing hotel on the beach. “We wanted to expand the convention center without taking up more space within the city, so one of the key elements of our design is that we stack the hotel and ballroom,” Jason Long, associate architect at OMA, told AN in June. “We integrated the hotel to reduce the footprint of the building and leave some breathing room for open space and as a buffer between the convention center and the Jackie Gleason Theater and new cultural building to the south.” Before announcing their decision, Miami Beach Commission requested trimmed down versions of their proposals. The winning South Beach ACE Team, consisting of OMA and Tishman,  shaved off some retail, and axed the residential and cultural buildings.

An Instagrammers-Eye-View of Art Basel Miami Beach 2012

(Editor's Note: FXFOWLE Architect’s PR head, Karen Bookatz, offers a brief, Instagrammed account of architecture and design highlights at Art Basel Miami Beach 2012.) Don’t get me wrong: I love art and I love attending art fairs. They provide one a unique opportunity to see what’s fresh and new in the art and design industries—or whatever trade is being rep’d—every few months. For me, however, a booth is a booth is a booth. Art fairs must continue to find new ways of further distinguishing themselves or otherwise run the risk of conventionality. What Frieze did last May with SO-IL’s tent design (and to a lesser extent, Bade Stageberg and Cox’s environmental design effort for The Armory Show 2012) was a major step in the right direction. Likewise, custom installations and collaborative efforts, while public relations/marketing ventures more than anything else, have proven to be undeniably effective in creating buzz and increasing visibility for the respective firm, artist, or collaborative. (This is why I was personally so adamant about my own firm’s presence—with an architectural installation/lounge project at the Miami Project art fair—at this year’s Basel.) Untitled Art Fair | Keenan/Riley Architects The example of Frieze was most certainly a source of inspiration behind the new Untitled Art Fair, the tent of which was designed by Keenan/Riley Architects . I had the chance to chat up the founder of Untitled over sunset cocktails on Friday evening. I asked if he was considering commissioning a new tent designer for subsequent years—an RFP, or a call for proposals, perhaps? Unfortunately, this did not seem like his intention, but I nevertheless applauded his efforts. And the location of the fair—right off 5th and Ocean Drive on the beach—was off the chain. Guiro | Absolut Art Bureau Perfectly situated on the beach (between the W Hotel and the The Setai), Guiro, Absolut Art Bureau’s glowing, egg-shaped installation that—quite literally—secreted vodka for nine hours every evening, all in view of top-notch curated art and music programming, is exactly what the doctor ordered. I can’t wait to see what Absolut Art Bureau has in store for us next year. Drift | Snarkitecture There’s not much else to report on this crowd-pleasing, Louise Bourgeois-inspired installation other than restating the obvious: it was awesome and there should have been/should be more installations like it. Miami Art Museum Construction Tour | Herzog & De Meuron A first for me at—what is, now, my fourth—Art Basel: a construction site tour. I spent a beautiful Saturday morning on an intimate site tour of Herzog & de Meuron’s new project for the Miami Art Museum—which is slated to open at Basel 2013—led by Jacques Herzog, in the flesh, along with MAM director Thom Collins. Perfect structure, perfect site….perfect everything.

People suddenly begin to push out the cars. That seems to be the case in Miami Beach according to a NY Times article on the upscale soirees and and tourists that have become common place in the uncommon structure. Cats on Broadway. No, it's not a return of Andrew Lloyd Webber's musical, but a proposal to add a little theatrics to Chicago's Broadway. Curbed reports that the proposal is part of an IIT thesis project calling for a pedestrian-oriented street complete with a statue of a giant waving car (or more properly, a Maneki Neko). Please Litter. Could the latest trend in snail mail be a pro-littering campaign? According to TreeHugger, Google has embedded seeds in paper (recycled, of course) for a recent mailer. The letter advises its recipient to "plant in a sunny spot with a thin layer of soil... and watch it grow." Abandonment. Detroit has become infamous for its ruins, and ruins can be oh so seductive, but Noreen Malone at The New Republic says it's time to end our infatuation with "ruin porn."
