LuLu Group International has commissioned Design International and Eng. Adnan Saffarini to design its new flagship shopping center: Avenues Mall, Silicon Oasis in Dubai. And while it might not boast the heights we're used to seeing in the towering city, it is certainly sprawling at 1,779 acres. Avenues Mall, Silicon Oasis is the front door of the so-called Dubai Silicon Oasis development covering some 1,779 acres. To wrap your head around that number, that's 2.7 square miles or 1,306 football fields. The vicinity will be home to over 700 high tech companies, hotels, business parks, and large residential communities, located right off Emirates Road and Al Ain Road in a rapidly developing area on Dubai's periphery. Architect for Design International, Davide Padoa, said in a press release, "All of the parties involved in this project share the same values: the development of the community, as well as the desire to be at the forefront of style, technology and sustainable innovation, which is what Dubai Silicon Oasis stands out for." The mall uses pebble-like forms that, when viewed from a distance, appear to be wrapped in white wrapping paper. Of course, this is only an illusion—white tiles comprise the facade system that's supposedly inspired by "ancient Arabian movements across the desert." Design Internationals said it aimed to create "an oasis of calm and tranquility in the otherwise hectic pace of modern suburban Dubai." As for the interior, five plazas will reflect the five elements of an oasis: The Cave, The Canyon, The Forest, The Lagoon, and The Mirage. Also inside will be entertainment, urban fashion, luxury, kids, sports and leisure zones along with a cinema, 45 restaurants, and a flagship LuLu Hypermarket and LuLu Department Store. To accomodate the arrival of the expected number of visitors by car, there will also be a two level 3,600 capacity car park.

The future came into focus last week for the site of a defunct mall in downtown Columbus, Ohio. By the time City Center mall closed in 2009, only its parking structure remained a popular destination. Columbus Downtown Development Corporation replaced the dead mall with Columbus Commons, a nine-acre park slated for mixed-use development over the coming years. Renderings from NBBJ, published March 25 in Columbus Underground, show the latest phase of that project: a modern, 17-story mixed-use tower that developers The Daimler Group and Kaufman Development are calling Two25 Commons. Another NBBJ tower dubbed 250 High is already under construction on the south end of the Commons site, set to rise 12 stories. The new building will have 20,000 square feet of ground floor retail, 125,000 square feet of office space across five floors, and 11 stories containing 170 apartment and condo units. It will have underground parking and a connection to the existing parking structure via a new pedestrian bridge over Rich Street.

The slew of stories on the death of the American shopping mall has not deterred one real estate company from submitting plans to build the largest shopping and entertainment center in the country. The Miami Herald reported that the ambitious plan comes from the Triple 5 Group, a company that knows a thing or two about big malls—it owns and runs the Mall of America in Minnesota. Apparently not satisfied with letting that mall remain the nation's largest, the developer has unveiled designs for something even larger in Miami-Dade County. If you ignore the mall's very 1950s, Americana-sounding name, "American Dream Miami," it looks like something you might find in Dubai or a Chinese city, but, no, the 200-acre complex is planned for the good ol' U.S. of A. So, what does the American Dream include? Well, restaurants and shops, and hotels and condominiums, and mini golf, and a theme park, and a skating rink, and a Legoland, a Ferris wheel, and indoor gardens, and—get ready for these two—a sea-lion show and a "submarine lake." Oh, and in a very Dubai-move, it also has a 12-story indoor ski slope. Sorry, one more thing—there is also some sort of telescope situation poking out of what appears to be the "ski dome." For the American Dream to become a reality, the developer first needs a change in zoning to move things along. From there, things get a little tricky. Triple 5 could acquire most of its required land from a private company, but 80 acres of the site is owned by the state. And, as the Herald pointed out, the Miami-Dade school system has a lease on a big chunk of that acreage. Apparently, Triple 5 would give the school system $7 million to waive its lease and another $11 million to the state for the rest of the land. Triple 5 could also be asked to fund mass transit improvements in the area. The plan will reportedly be considered by county commissioners and the school board later this month.
Last summer, AN reported on Renzo Piano's City Center at Bishop Ranch, the architect's re-invention of the typical shopping center, mixing walkability, culture (including an integrated performance stage), community (including a public "piazza" space") and commerce. In a new short film about the project, Piano spoke about keeping people outside, creating open and transparent storefronts, making a building that will "practically fly above the ground." https://vimeo.com/110900031 The project, located in San Ramon, a remote eastern suburb of San Francisco, centers around the plaza, which is surrounded by six raised glass pavilions. Piano explained how he is creating a suburban building that is nonetheless unpredictable, natural and "very California." "After a while you hear a little bell ringing," explained Piano, of his design process epiphany. "This is not a shopping mall. It's something else."
Construction has recently been completed on UNStudio's Hanjie Wanda Square, a new luxury shopping center in Wuhan, China. The firm boldly coated the exterior of the building in over 42,333 metallic spheres, bestowing a fluidity to the facade that extends into the interior of the structure. There, curved walkways and corridors flow together in order to carry shoppers throughout the upscale retail stores, catering outlets, and movie theaters within the center. North and South atria anchor the inside of the building, the former bedecked in gold and bronze tones, while silver and reflective materials pervade the latter. These elements are purported to speak to a "cultural traditional identity" and "city identity and urban rhythm" respectively. Each opening is capped by a large skylight. Each steel ball-bearing houses an LED light that projects multiple colors onto a laminated glass surface that cloaks the building. The facade thus acts as a canvas for the numerous effects generated by the combination of colored light and pattern. Such dynamism echoes the the approach adopted by UNStudio in other projects the firm has undertaken in Korea, Taiwan, and Bejing. Wanda Square will soon be joined by other UNStudio projects cropping up throughout China. While the firm initially established a Shanghai location in order to aid in the development of its Raffles City Development in Hangzhou, the once temporary branch has been transformed into a fully operational extension of the Amsterdam-based office. The completion of the mall comes in the wake of recent competition wins for the pavilion for the 2014 Horticultural World Expo in Qingdao and a large-scale multi-use development in Bejing within the coming years.
Joel Sanders Architect with LA-based FreelandBuck have been announced as the winners of an international competition to design the Kunshan Phoenix Cultural Mall, located about an hour west of Shanghai. The project will be the largest to date for both firms. The 262,000-square-foot proposal was designed for Phoenix Publishing and Media Group (PPMG), one of the largest media companies in China. The project consists of a 20-story office tower perched upon a five-story podium, organized around four glass-clad “cultural cores." Each core houses theaters, exhibition halls, a fitness club, and an educational center. A retail loop—compromised of stores, restaurants, and cafes—spirals around each core. The site's cores define the perimeter of a central outdoor atrium, dramatically united by an elevated "Book Mart," whose green roof doubles as both a podium for the office tower and cultural park for the general public. The project's intricate, louvered facade is an example of FreelandBuck's focus on computational patterns as a way to generate tectonic shifts in geometry and space. The construction timeframe for the undertaking has yet to be announced.
In 2005, the doors to the New South China Mall first opened, promising a new age of Chinese consumerism and signaling the rise of the middle class. Located outside Dongguan, an industrial city located in the rapidly-growing Pearl River Delta with a population comparable to New York’s, the nearly 10 million-square-foot mall was the largest in the world in terms of leasable space. The developer, Chinese instant noodle tycoon Alex Hu, expected 100,000 daily shoppers, but the crash-strapped factory workers who populate the nearby metropolis never bothered to make the 2.5-hour trek to the overgrown shopping center, and so 8 years later 99 percent of the mall’s 2,350 retail outlets are still vacant. In the wake of this failure, a new developer, the Dongguan Minying Real Estate Development Company, has hired California-based architecture firms 5+Design and SWA to design yet another mega-sized mall in the rapidly growing city, this time with a few important adjustments that the team hopes will make their project a success. Developers of the 11 million-square-foot Dongguan International Trade Center (DITC) hope to succeed where the New South China Mall failed by offering an accessible downtown location with integrated public transit, lush landscaping, and a diverse, mixed-use program. Situated at the intersection of several public transit lines in the center of the city, the 1 million-square-foot site will be connected to multiple subway and bus routes, as well as provide pedestrian and bicycle access to offer an enticing alternative to the traditional car-based mall. The development will be composed of five towers gathered around a compact, 6-story retail complex. The towers, while all rendered in reflective glass and metal paneling, each have their own distinct design and program. The tallest of the five, coming in at 1,409 feet, will be the 25th tallest building in the world and contain offices and a club, while the others will house offices, a hotel, creative technology studios, residential spaces, and a bank. At the center of the DITC will be the retail center, containing a wide spectrum of tenants to cater to the city’s economically diverse population, as well as a below-ground market hall, exhibition spaces, an ice rink, amphitheater, rooftop park, health club, and a 15-screen cinema. But, still, many may ask, why build a 11 million-square-foot mall in a city with an empty 10 million square foot mall? According to 5+Design principal Michael Ellis, a lot has changed in the years since the New South China Mall opened, and Dongguan is ready for something new. “There is a new generation in China that likes the conveniences of great shops and dining experiences near where they live,” Ellis told China Daily USA. “You see that in the US too, with young people moving to downtown Los Angeles for the same reason. It’s a worldwide trend, but new development is happening so quickly and at a large-enough scale in China that it allows us to operate freely there.” Construction of the DITC is set to be completed by 2015.

The New York Times reveals that the Randhurst Mall, just outside Chicago in Mt. Prospect, plans to undergo serious renovation. The indoor mid-century shopping center will take on a new look with a $190 million renovation. Expect commercial transformation as the mall goes outdoors, for which it will destroy most original elements in favor of an open air shopping experience. Highline 2.0. If you haven't heard, the second phase of everyone's favorite park, the Highline, opened this week, stretching from 20th to 30th streets through New York's Chelsea neighborhood. The NYC Economic Development Corporation snuck onto the elevated railway before the official opening and has put together a fascinating before-and-after display. The Design Sector. Archinect features a report from the Center for an Urban Future that specifies the capacity of New York City's architecture and design sector and encourages its continued growth. The report reviews the "untapped potential" despite a remarkable 40,470 designers currently based in the Metropolitan area.
Archi-docs (TM) seem to have become an ever-more popular film form, from My Architect to Sketches of Frank Gehry and Snakebit. Starting tonight, the National Buildings Museum in D.C. is hosting an entire film festival dedicated to the archi-doc. The festivities kick off tonight with a screening of Moving Midway, about one relatives plans to move the family's plantation home away from the sprawl encompassing it while at the same time selling the land to developers while others—including some former slaves—try to stop the move. On Monday, there is the debut of A Necessary Ruin, the work of LA-based filmmaker Evan Mather about the destruction of Fuller's Union Tank Car Dome, the largest free-span structure in the world at the time of its completion in 1958 with a diameter of 384 feet (trailer above). And a week from tonight, the festival closes with a screening of Megamall, which is about the rise of the film's titular developments across the country, with a particular focus on the Palisades Center in West Nyack. And before each film, a different short will be shown. Meanwhile, the fest has been excepting videos of "great green spaces," which you can watch on Vimeo or even submit your own.
