Habitat for Humanity recently announced that an upcoming 23-acre affordable housing development in East Naples, Florida, will be built with a concrete border wall. According to NBC2 News, residents within the nearby communities have called for a physical barrier separating the already-existing neighborhoods from the new property. The proposed development, Regal Acres II, is slated for construction within a secluded area off Greenway Road in East Naples, near the East Tamiami Trail. This particular plot of land is surrounded by lakes, preserves, and other green space. It’s parent site, Regal Acres, was built from 2010 to 2015 and is located next door. When the nonprofit housing group called for an area rezoning earlier this summer, locals started complaining that once complete, there’d be too much affordable housing in the area. Some said such projects aren’t evenly distributed across the county, while others said additional housing would ramp up traffic congestion and hinder commute times. Not only that, but per the Naples Daily News, local residents don’t want to see cars parked on lawns, a complaint inspired by past frustrations at the first Regal Acres neighborhood. Nearby homeowners also worry the new development, and its residents, will infringe on their privacy. Nick Kouloheras, president of Habitat for Humanity of Collier County, told NBC2 that throughout the community input process, several other concessions were made to please nearby residents and gain approval for the project, but finding a solution to the rising concerns over superfluous low-cost housing was the most difficult. Habitat negotiated the construction of an 8-foot-tall solid wall on the north and south ends of the property connected by a chain-link fence. The Collier County City Commission made a unanimous decision in late October to approve the rezoning and the build-out of Regal Acres II. According to Kouloheras, the addition of the perimeter barrier not only blocks future low-income families from easily connecting with other neighbors, it also bumps up the overall price of the project. “These concessions that we made are to the tune of hundreds of thousands of dollars,” Kouloheras told NBC2. “There are some families we will not be able to help because of those concessions.” Naples has been long-known as one of the most affluent cities in South Florida. But the reality is that 40 percent of Collier County residents can’t afford to live there; the cost of buying and maintaining a home is too high, especially with the threat of destruction due to hurricanes. The community is on the brink of an affordable housing crisis, and city officials are seeking ways to fix the problem such as increasing density or offering housing incentive programs. For 40 years, Habitat for Humanity of Collier County has been building such solutions. They’ve completed over 1,700 homes in Naples and the adjacent Immokalee community since their inception in 1978. Regal Acres II, expected to begin construction in the summer of 2021, is one of 15 affordable neighborhoods that they’ve built, renovated, or planned over the years. Students from the Southern California Institute of Architecture (SCI-Arc), in partnership with Habitat for Humanity, have designed and built a three bedroom, two-and-a-half bathroom home in L.A.’s West Athens neighborhood. The home, formally known as IVRV House, was developed in a studio led by SCI-Arc faculty member Darin Johnstone and focuses on sustainable and healthy materials throughout. The dwelling was recently purchased by a veteran. The structure’s black metal panel-clad front facade features a garage door, false front door, and second floor picture window, the latter two of which are deeply inset into the wall and feature chamfered frames. The structure’s roof, a modified clipped gable, acts as an oculus for an interior courtyard that connects the false front door to the garage and main entry. This courtyard is clad in what the designers call an 'Eco-Screen,' a floor-over-roof wrapper designed to filter air and provide a secure, shaded outdoor space for residents. The structure’s second floor also contains an opening that looks onto this courtyard, which contains a small planted area. The house’s interiors are spartan, featuring crisp stucco walls and polished concrete floors. The house’s backyard facade features many more openings and is topped by a traditional gable-end roof. A dedication ceremony for the house is scheduled for June 24th at 10 AM.
In January Louisville Mayor Greg Fischer implored local designers and developers to propose ideas for 250 of the city’s several thousand vacant lots. Last week they announced four winners, which included gardens of dye plants for local textile production; a Habitat for Humanity–style homeownership program; environmental remediation via lavender fields; and meditation gardens made of recycled materials. The Lots of Possibility competition announced its intention to award two winners $15,000 for long-term residential or commercial development, while up to two more could receive a one-year land lease and $4,000 to implement temporary ideas. “The Lots of Possibility applicants brought us bold and creative ideas on how to transform these vacant lots into assets that advance sustainability and improve neighborhoods,” Fischer said in a statement. “The hope is that their ideas will have a ripple effect and inspire other creative and innovative uses.” Read more about the winners below in their own language, and read their full proposals by clicking through: 1.dye Scape (Pictured at top) 609 N. 17th St., 1655 Portland Ave. and 1657 Portland Ave. (Permanent Use) Submitted by Colleen Clines and Maggie Clines with the Anchal Project and Louis Johnson. This site is intended to demonstrate the potential of plants to provide natural color to materials, teach residents environmental sustainability and entrepreneurship, and support local textile production. 2. Graduating to Homeownership 2926/8 Dumesnil Ave. (Permanent Use) Submitted by Habitat for Humanity of Metro Louisville and the Family Scholar House (Rob Locke, Jackie Isaacs, and Harvetta Ray). Using Habitat for Humanity’s volunteer construction model, a new energy efficient home will be constructed near the Parkland Family Scholar House (FSH) for a new graduate of the program. The FSH seeks to end the generational cycle of poverty through education, and by staying in the neighborhood, the graduate can continue to benefit from and provide benefit to the FSH community. A new program will also be created to provide financial counseling and application assistance to enable more families to qualify for a Habitat for Humanity home. 3. Lots of Lavender 816 S 7th St., 526 N 17th St., and 1811 Lytle St. (Interim Use) Submitted by Christopher Head and oSha Shireman. Redirected rainwater, vegetated bioswales and French drains will be used to support lavender herb beds for decoration, potpourri, and oil of lavender production. This pilot project also seeks to demonstrate the potential of low maintenance/low mow plantings for vacant lots across the city. This project will be conducted in partnership with the Kentucky YMCA Youth Association and I.D.E.A.S. 40203. 4. Meditation Labyrinth 3831 Hale Ave. (Interim Use) Submitted by West Louisville Women’s Coalition (Ramona Lindsey, Elmer Lucille Allen, Chenoweth Allen, Wilma Bethel, Robin Bray, Ellyn Crutcher, Beth Henson, Gwendolyn Kelly, Pam Newman, Tyra Oldham and Harvetta Ray). This project will create an intergenerational open space for art and creativity. Community arts outreach will be paired with a walking path made out of personalized clay pavers and chalkboard walls made from recycled wood pallets and natural seating.
Archability, an online database for architecture and design match-making, is showing support for the victims of Hurricane Sandy with its “Building Relief” campaign. The site has pledged to donate half of all sales now through January 22 to Habitat for Humanity’s Disaster Response initiative. The site is also asking architects selected for projects through Archability’s services to contribute 15 percent of their commissions to the campaign. “As a New York resident this tragedy hit particularly close to home, so starting a relief program just seemed natural," Livingstone Mukasa, Archability founder and CEO, said in a statement. "We want to utilize Archability's global talent pool to increase awareness and provide financial assistance to the victims who are in a difficult rebuilding process. Habitat for Humanity provides the perfect channel for helping repair and construct homes in the wake of Superstorm Sandy.”
