Chicago Mayor Rahm Emanuel was on hand for last week's groundbreaking of Chicago’s next new sports and entertainment arena by Pelli Clarke Pelli. The 10,000 seat McCormick Place Event Center will add to the already vast McCormick Place convention facilities as well as be the home court for the DePaul University Blue Demon’s college basketball team. Designed by New Haven–based Pelli Clarke Pelli, the 300,000 square foot arena will be connected to a 51-story, 1,200-room Marriott hotel by Gensler, also currently under construction. Scheduled to open in 2017, before the 2017–18 basketball season, the Event Center will also function as a concert venue and convention space. Filling an entire block, the arena steps back at its corners, providing outdoor gathering space. The building's expansive glass facade is punctuated by intermittent corrugated metal–paneled pavilions enclosing the building's services. Large digital displays weave from interior to exterior, broadcasting the night’s events, and animating the arena facade. The highly transparent entrances are meant to extend the arena’s experience out on to the public plaza and surrounding streets. As a means of connecting the project more directly to the neighborhood, the main event floor as well as concourse will sit at street level. Along with the highly transparent façade, there is a possibility that some of the restaurants and concessions may be accessible from the exterior of the building. A reveal in the seating will also allow for a direct view into the event space and to student seating area from the street. The building's most noticeable design element is its curved membrane roof. The light-weight structure arches over the event floor and seating in an homage to other gathering spaces in Chicago, such as the Auditorium Theater and the Grand Ballroom of Navy Pier. The nature of the roof also allows for large gill-like apertures, which will be lit at night, broadcasting the arena into the city.

Bjarke Ingels and James Corner give Philadelphia’s 214-year-old Navy Yard a boost into the 21st century
Bjarke Ingels is giving Philadelphia's antique Navy Yard a jolt into the 21st century. BIG teamed up with James Corner Field Operations to bring a $35 million office building, called 1200 Intrepid, featuring double curves designed to mirror the contours of Corner's surrounding landscape. "Our design for 1200 Intrepid has been shaped by the encounter between Robert Stern’s urban master plan of rectangular city blocks and James Corner’s iconic circular park,” Ingels said in a statement. “The ‘shock wave’ of the public space spreads like rings in the water invading the footprint of our building to create a generous urban canopy at the entrance.” The 94,000-square-foot, four-story structure just broke ground in the Navy Yard. It stands adjacent to the Central Green, a park that boasts circular plots occupied by a variety of trees and plants, pedestrian pathways, and a hammock grove. In addition, it offers a fitness station, a table tennis area, and a running track that 1200 Intrepid's design responds to. The park and building are part of Pennsylvania’s plan to transform this segment of South Philly from an industrialized business campus to a multi-functional industrial space that will accommodate 11,000 employees working for companies ranging from the pharmaceutical industry to Urban Outfitters. The plan to revitalize the Naval Yard began in 2004 when the state commissioned Michael van Valkenburgh Associates, Robert A.M. Stern, and numerous experts to create a master plan that “includes environmentally friendly workplaces, notable architecture, industrial development, great public spaces, waterfront amenities, improved mass transit, and residential development,” according to the Navy Yard website. Ingels’ building will help reach the Yard’s estimated goal of supporting up to $3 billion in private investments, 13.5 million square feet of development, and 30,000 people. Although 1200 Intrepid has yet to secure tenants, according to the Philadelphia Business Journal, it is set to open its doors in 2016. The project is being developed by Pennsylvania-based Liberty Property Trust and Synterra Partners.
Last Wednesday, Pelli Clarke Pelli's long-anticipated Transbay Transit Tower, at San Francisco's First and Mission streets, finally broke ground, and architect Cesar Pelli was on hand to help turn dirt with ceremonial gold-plated shovels. At 1,070 feet and 61 stories, the tower would be the tallest on the West Coast—at least until AC Martin's Wilshire Grand opens in Los Angeles—and seventh tallest in the nation, taking the title from New York's Chrysler Building. At the ceremony, Pelli told the San Francisco Business Times the tower is "svelte but dynamic, elegant, and very gracious." The developers, Boston Properties and Hines, delivered a check for more than $191 million to the Transbay Joint Powers Authority (TJPA), which owned the 50,000-square-foot parcel of land before the sale was wrapped up this week. Completion for the whole complex is set for 2017, although that still looks like an ambitious goal. According to the Business Times, Boston Properties CEO Mortimer Zuckerman, responding to a name gaff from Mayor Ed Lee, dropped hints that Facebook may be the future anchor tenant of the tower. As AN recently noted, the horizontal component of the Transbay project, a $4 billion transportation terminal being built next to the tower, looks to be shedding its glass facade for budget-saving perforated aluminum. While everyone is transfixed on SHoP's dramatic unveiling of its new plan for the Domino Sugar Factory on the Brooklyn waterfront, another SHoP-designed project began construction to the north on the Queens waterfront. The first two towers of the Hunters Point South development, what will be New York City's largest affordable housing project since the 1970s, broke ground, and the $332-million first phase could accept its first residents as soon as 2014. The first phase includes 925 permanently-affordable housing units, 17,000 square feet of retail space, an already-under-construction 1,100-seat school, and a new five-acre park. The first 619-unit tower at 1-50 50th Avenue will stand 37-stories tall and the adjacent 306-unit second tower at 1-55 Borden Avenue will be 32-stories tall. Both will feature breathtaking views of the Midtown Manhattan skyline including the United Nations Secretariat and the Chrysler Building. The project, developed by Related Companies with non-profit Phipps Houses, was designed by SHoP Architects with Ismael Leyva Architectsand is aiming for LEED Silver certification. The two towers will have distinct designs. During the initial design process in 2011, SHoP's Vishaan Chakrabarti told AN, "We asked, should they be twins, sisters, cousins, friends or strangers? And I think we ended up with friends." "After years of planning and partnership, we’re breaking ground on the first large-scale middle-class development to be built in our city in more than three and a half decades," said Mayor Bloomberg in a statement. "In just a few years, Hunter’s Point South will have all the makings of a great community – affordable homes, new transportation links, beautiful parks with sweeping views, and a brand-new school." To mitigate potential flood damage from storm surges in the future, the project's mechanical systems are elevated on upper floors with emergency generators on the roof. A concrete base serving as a flood wall line's the towers frontage facing the flood plain and entrances are designed so flood gates can be attached if necessary. Residents are expected to move in as early as 2014, with the entire first phase complete by 2015. Bloomberg also announced at the ceremony that the RFP for the second phase of Hunters Point South will be issued next month, calling for another 1,000 residential units and 28,000 square feet of community and retail space. When complete, the entire Hunters Point South development will house 5,000 new housing units on the 30-acre site.
