New images released of Domino Sugar site public waterfront park

Today, real estate development firm Two Trees Management released new images of the James Corner Field Operations (JCFO)–designed Domino Park, which will line the waterfront of the 11-acre Domino Sugar redevelopment site in Williamsburg, Brooklyn. In its press release, Two Trees confirmed that the park is on track to open in the summer of 2018, as per its original estimates. “By opening Domino Park in its entirety next summer—ahead of the site’s new waterfront buildings—we are delivering on our commitment to bring waterfront access and much-needed public park space to North Brooklyn,” said Two Trees principal Jed Walentas in the press release. “Weaving in industrial remnants of the factory, Domino Park will serve as a living, breathing reminder of the history of this storied neighborhood.” As part of its design, JCFO preserved 21 columns from the site's Raw Sugar Warehouse, 585 linear feet of crane tracks, and 30 other "industrial artifacts" that will be used in the park. This includes "36-feet tall cylindrical tanks that collected syrup during the refining process, mooring bollards, bucket elevators, and various dials and meters from the factory." JCFO is extending River Street to run the length of the park, all the way from Grand Street to S. 5th Street at the base of the Williamsburg bridge. The aforementioned artifacts (including two 80-foot-tall cranes) will feature prominently in the aptly-named "Artifact Walk," a five-block stretch that includes a "450-foot-long elevated walkway" inspired by the catwalks of the old sugar factory. When complete, the Domino Sugar project—whose campus is being designed by SHoP Architects—will feature 380,000 square feet of offices and 2,800 rental apartments (700 of which will be affordable) across four buildings. The landmarked Domino Sugar Refinery building, designed by the Partnership for Architecture and Urbanism and Beyer Blinder Belle, will retain its facade and host the offices. 325 Kent will be the first residential tower to open, in June 2017

Iconic architecture plays off of updated decor in the Met Breuer’s Flora Bar and Flora Coffee

At the end of 2015, restaurateur Thomas Carter and chef Ignacio Mattos, the duo behind Matter House, were tapped to create the new restaurant and coffee shop at the Met Breuer in collaboration Beyer Blinder Belle, the architects that led the building’s overall renovation. Carter and Mattos previously created trendy downtown restaurants Estela and Café Altro Paradiso, and Thomas P. Campbell, the director and CEO of the Metropolitan Museum of Art, hoped that the pair would bring the same kind of hip ambience to the stately Brutalist Upper East Side building that now houses the modern and contemporary branch of the museum. With the opening of Flora Bar and Flora Coffee, the Met Breuer’s reinvention takes another step forward.

Flora Bar is open to the public without a ticket and is located one level below the sidewalk with a seating capacity of 74. Throughout the space, iconic elements play off of updated, modern decor. For example, an ample wood-and-marble bar and custom stools by Brooklyn-based designer Steven Bukowski complement the original concrete walls and columns, while the ceiling, with Marcel Breuer’s original disc-shaped lights, is mirrored by the circular Mountain White Danby marble tables. Flora Bar will maintain separate hours from the museum and will be accessible through the main entrance even when the museum is closed.

Officials break ground on the hotel at iconic TWA Flight Center

Today elected officials, Port Authority higher-ups, and a whole cadre of former TWA pilots gathered in one of New York’s best buildings to break ground on the TWA Hotel, an extension of and homage to Eero Saarinen’s grand terminal at JFK.

The Beyer Blinder Belle–led (BBB) restoration of the existing TWA Flight Center and hotel extension is meant to bring back the ethos of Saarinen’s 1962 building, which has been closed to the public since 2001.

JFK is one of the country's busiest airports, and one of the only major international airports without an adjoining hotel. Today it accommodates 56 million travelers annually, but come 2050, 90 million passengers are projected to pass through its doors. 

Like President-elect Donald Trump, Governor Andrew Cuomo fixated in his introductory remarks on the nation’s lackluster airports. Invoking halcyon days when big projects got done quickly, Cuomo lamented that New York is not keeping up with the Dubais and Shanghais of the world. Unlike thorn-in-his-side LaGuardia or the Second Avenue subway, the airport hotel is a bright spot: He praised MCR Development, the hospitality investment firm spearheading the project. “They have built a hotel for the future," Cuomo said. "They’re not building a museum, they’re building a business. They're banking on the future.” 

Actually, there will be a museum. It's devoted to New York's role in the Jet Age, that hopeful time when people thought science and technology could resolve the profound contradictions of the human condition, and when women picked shoes to match their handbags. As befits the setting, there will also be exhibits devoted to midcentury modern design.

For travelers, the soon-to-be 500-room TWA Hotel will try to infuse some glamour into the New York airport hotel landscape, now thoroughly dominated by budget inns with gross carpeting. The new structure will sit behind the original terminal and flank its wings on either side: The landmarked flight terminal will be a lobby, and patrons will be able to access the structure via Saarinen's red passenger tubes that connect to Terminal 5. In that same vein, BBB's work will revive original interiors by Charles Eames, Raymond Loewy, and Warren Platner. 

A 40,000-square-foot events space will accommodate up to 1,600 people, and attendees can access a 10,000-square-foot observation deck to see planes take off. If hungry, visitors can dine in eight restaurants and six bars, one situated prominently behind Saarinen’s terminal, or patronize a food-hall-cum-incubator that features Queens- and Brooklyn-based vendors. When it's complete in fall 2018, the building will have its own power plant, totally off the grid.

No need to worry about another Calatrava mall (uh, transit center): The $265 million project is being executed with the Port Authority and other agencies, but it is privately funded.

Building of the Day: The Met Breuer

This is the twenty-second in a series of guests posts that feature Archtober Building of the Day tours! With only six days left in the month, the Archtober 2016 Building of the Day tours are sadly coming to a close. We've seen a variety of new and innovative spaces mixed with old favorites and hidden gems that presented a mosaic of New York’s most impressive architecture. This year’s list would not be complete without Marcel Breuer’s iconic Whitney Museum, now known as the Met Breuer.

The Met Breuer, which opened in March of this year, houses the Metropolitan Museum of Art’s expanding modern and contemporary collections within its modest 29,000 square feet of exhibition space. When the Met moved into the building, its main goals were to restore and rejuvenate the space while still preserving the patina of the past. To that end, the Met gave the former Whitney the kind of exacting precision and gentle care it uses on its most treasured art objects.

That precision and care resulted in a building that both honors Breuer’s original vision and updates the space to meet the challenges of contemporary museums. The Met enlisted the help of Beyer Blinder Belle, a firm that specializes in the revitalization of historic buildings and has significant experience with the restoration of other midcentury modernist icons (Eero Saarinen’s TWA Flight Center at JFK International Airport and Wallace Harrison’s Lincoln Center Promenade are two great examples). The restoration of the building took just under a year.

The updates that the Met and Beyer Blinder Belle incorporated show an informed understanding of Breuer’s subtle, graceful materiality and his ingenious structural engineering. A multitude of restoration and revitalization techniques needed to be devised for the various materials used in the building, which includes terrazzo, concrete, walnut parquet, and the famed gray granite exterior. The bluestone floors were treated with a natural, black wax to bring a soft luster while the walls, which required both chemical cleaners and water, were treated with a gentle, painterly approach. Breuer designed with the effects of time on materials in mind. The Met and Beyer Blinder Belle followed this example by leaving the bronze handrails of the staircase unfinished, allowing them to show their wear.

The lobby showcases the updates made for a contemporary museum with greater visitor numbers. The space was completely redesigned with multiple ticket sales points, self-service kiosks, and a substantially decreased retail footprint. Additionally, the lighting in the lobby has been updated to Breuer bulbs that can dim and provide a warmer uniformity of color temperature. The plexiglass and stone information center originally installed has been changed to a LED screen.

For the time being, the Met and the Whitney share ownership of the building. The Met will occupy the Breuer masterpiece for eight years, with a possible extension to 15 should the Met Breuer prove to be a success.

Despite its fame, the Breuer building is not a New York City landmark. Perhaps with a new tenant and renewed interest in the space, the building will get the recognition it deserves. Otherwise, its fate will be another question for the city and architecture lovers, should the Met end up vacating.

Princeton University forges a new relationship with its surroundings

Like many universities situated in the heart of their communities, Princeton is grappling with the enormous challenge of growing its campus to accommodate new and expanded programs. Some of the strategies to expand include selective densification of the core and the renewal and repurposing of existing facilities. But longer range, the university will have few options but to expand at the periphery. While densification risks upsetting the delicate balance between buildings and open space that defines Princeton’s campus and grants it a majestic beauty, the ability to craft large swaths of land in the image of itself is also a welcome opportunity.

Recent examples include the new sciences neighborhood at the campus’s southern border, where new buildings by Hopkins Architects and Rafael Moneo join a genomics facility by Rafael Viñoly, and an expanded engineering precinct at the campus’s eastern side, which just welcomed the new Andlinger Center for Energy and the Environment by Tod Williams Billie Tsien.

Located on a 23-acre site at the campus’s western edge, the arts and transit neighborhood is an exercise in forging a more engaged relationship between the university and town with new arts facilities, a transit hall and rail station, and various eateries, including a Wawa. Planning the precinct was tasked to Beyer Blinder Belle Architects and Michael Van Valkenburgh, who were working with the university at the time on a ten-year plan to guide campus growth through 2016. Scheduled to be complete in 2017, the $300 million project is the largest expansion project in the university’s 265 year history.

The new facilities inscribe themselves into the fabric of the campus by integrating the language of the neighborhood and surrounding courtyards in their form, scale, and materials. Steven Holl’s Lewis Center for the Arts anchors the precinct and creates a new campus gateway. It provides performance and teaching spaces for the theater and dance program, the department of music, and the arts in three buildings organized around a three-sided courtyard that opens to the community.

In the center of the courtyard a shallow pool defines a main public space. The buildings’ Italian limestone exteriors reference the early stones and bluestone paving used elsewhere on campus. The arts tower is scaled to Blair Arch. Rick Joy’s transit hub creates a chapel-like space that is washed in natural light. One of Joy’s big place-making gestures was putting the transit hall and the Wawa in two separate buildings to shape a new public space. “We had a program for it and the Wawa but we never conceived of splitting it apart,” said university architect Ron McCoy.

In addition to new facilities, the university is bringing in new infrastructure—reworking roads, creating plazas and circulation routes for pedestrians and cyclists, and providing for parking.

See iconic architecture (for free!) at Open House New York Weekend

This weekend, 256 public and privately-owned sites across New York City will open their doors to thousands of architecture and history nerds for the 13th annual Open House New York (OHNY) Weekend. All sites are free to visit, though some require registration in advance. Gregory Wessner, executive director of OHNY, said the event is an "opportunity to get an audience to look at the city through different disciplinary lenses." This year, 1,200 volunteers will staff 256 sites. Wessner explained the selection criteria: sites are evaluated for their architectural, cultural, and historical significance; location; proximity to public transportation; period, style, and typology. Last year, OHNY Weekend attracted approximately 75,000 visitors over two days. 80 percent of those visitors were New Yorkers. Given the depth and breadth of the offerings, it's impossible to privilege one site over another, though Wessner said he's particularly excited about City Hall. City Hall, he believes, "represents what's great about OHNY. It represents the seat of government, which most of us don't get to go into, and welcomes the public to go in and look around." New York's Beyer Blinder Belle renovated the palatial 1812 structure this year. A little-known architectural mecca is Bronx Community College. From 1959–1970, New York University (then owner of the campus) commissioned Marcel Breuer to design four buildings. DOCOMOMO New York/Tri-State will lead tours of Breuer's buildings on Saturday and Sunday. Also on campus: the Beaux-Arts Gould Memorial Library and Hall of Fame (Stanford White, 1900) and North Hall and Library (Robert A.M. Stern, 2012). Though the weekend is the group's biggest event, OHNY operates throughout the year, organizing tours and talks to encourage dialogue around major issues affecting the city's built environment. The Final Mile is a yearlong exploration of the "challenges and choices for an equitable and resilient food system" in New York. Food manufacturing, Wessner stated, is the fastest growing manufacturing sector in the city, and drives real estate development (think Smorgasburg and Chelsea Market). Tomorrow, Friday, OHNY is leading tours of food manufacturing facilities as a lead-up to the weekend. Visitors should check the OHNY Weekend for updates ahead of their trip. Archtober Building of the Day 13> Cooper Hewitt, Smithsonian Design Museum

Cooper Hewitt, Smithsonian Design Museum 2 East 91st Street, Manhattan Babb, Cook & Willard (1902) Gluckman Mayner Architects with Beyer Blinder Belle (2014) Part a historic house tour and part a lesson on material culture and curatorial practices, today’s Archtober lunchtime session packed a ton of information into 60 minutes. Brooke Hodge, deputy director of the Cooper Hewitt, National Design Museum, showed us around one of the finest mansions of Manhattan. Designed by Babb, Cook & Willard in 1902, the Carnegie Mansion’s most recent renovations were completed just last year. Executive architect Beyer Blinder Belle developed the master plan, while Gluckman Tang Architects (formerly Gluckman Mayner Architects, the firm responsible for the Staten Island Museum at Snug Harbor that we’ll be touring on Thursday) oversaw the historic preservation aspects of the project. Diller Scofidio + Renfro worked closely with the museum’s curators to develop the display cases and exhibition design. The firm also oversaw the plan of the garden, which, once complete, will open at 8:00a.m. to welcome visitors onto the property even beyond hours of admission. Our dear friends at Pentagram worked on the graphic identity together with the typographer Chester Jenkins, who developed an open-source typeface called the Cooper Hewitt. This initiative was yet another way to make the museum more inviting to the public, and to encourage people to feel connected with design. The renovation added 7,000 square feet of exhibition space to the mansion without expanding the building’s envelope. Offices and the library were relocated to adjacent townhouses, and part of the collection was moved to offsite storage. Other smaller pockets of space were carved out: a former powder room is called the “Teaspoon Gallery,” a play on its location next to the Spoon Gallery, which was named after a donor family. Visitors are encouraged to grab a Pen (note the capital “P” since we still never take ink into exhibitions) at the admissions desk and keep track of their favorite objects. These electronic styluses turn visitors into collectors, and encourage creative moments of exploration. One gallery features a projection screen that covers two walls, reproducing visitor-drawn forms as wallpaper. The digital transformation of these designs into large-scale patterns help visitors connect with the objects on display. Fragments of wallpaper that might otherwise be interpreted as whole objects unto themselves can now be understood as part of repeating patterns that set the tones of entire rooms. Mecanoo Announced As Winner of New York Public Library Redesign [Updated]

The New York Public Library's Board of Trustees unanimously selected the Dutch firm Mecanoo to lead the renovation of the NYPL's Stephen A. Schwarzman Building (the main branch at Fifth Avenue and 42nd Street), as well as the Mid-Manhattan Library at 455 5th Avenue. Mecanoo's creative director and founding parter Francine Houben will lead the design team. New York's Beyer Blinder Belle will be the architect of record. Construction begins in late 2017 and is expected to run through 2019. After the Board of Trustees nixed Norman Foster's renovation scheme, the board invited 24 firms to submit proposals for the redesign in February 2013. 21 proposals were received, and the pool of contenders was winnowed down to eight, four and then two over four months, from June to September, 2015. Mecanoo was announced at the September 16th meeting of the NYPL's Board of Trustees. Mecanoo's plan for the main branch will include 42 percent more space for scholarly research and exhibitions. The Mid-Manhattan Library will receive a complete interior renovation to accommodate classrooms, a circulating library, and a business library.

Beyer Blinder Belle restoring Marcel Breuer’s Whitney building for 2016 reopening under the Metropolitan Museum

The Met Breuer will throw open its doors in March 2016 for the first season of contemporary art programming under the banner of the Metropolitan Museum of Art. Breuer's iconic building, formerly the Whitney Museum of American Art, is currently being "invigorated by renovations that will support a fluid, integrated experience of art and architecture," as the Met's press release proudly declares. The renovation seeks to integrate art throughout the entire museum. Immediately upon entering, visitors will be greeted by artist-in-residence Vijay Iyer, who will be conducting a performance installation. It's a short elevator ride up to four additional floors of "contemporary art in dialogue with historic works" in the Met's collection. “The Met is proud to become the steward of this iconic building and to preserve Marcel Breuer’s bold vision,” said Thomas P. Campbell, director and CEO of the Met, said in a statement. “Our approach to inhabiting and interpreting the building honors Breuer’s intent for the space, highlighting its unique character as an environment for the presentation of modern and contemporary art. The wonderfully scaled galleries and interior spaces of The Met Breuer provide a range of opportunities to present our modern and contemporary program, in addition to our galleries in the Fifth Avenue building.” Beyer Blinder Belle is spearheading the restoration efforts, including touching up Breuer's distinct concrete walls, stone floors, bronze fixtures, and lighting. The architects are working hard to preserve the building's weathered patina rather than scrubbing and polishing its history away. A streamlined entry sequence, new restaurant, sunken garden, and "book bar" retail shop are also planned. "What should a museum look like, a museum in Manhattan?" Breuer asked in 1963 upon receiving the commission to design the new Whitney. "It is easier to say first what it should not look like. It should not look like a business or office building, nor should it look like a place of light entertainment. Its form and its material should have identity and weight in the neighborhood of 50-story skyscrapers, of mile-long bridges, in the midst of the dynamic jungle of our colorful city. It should be an independent and self-relying unit, exposed to history, and at the same time it should transform the vitality of the street into the sincerity and profundity of art." The inaugural showing includes free entry to the lobby and lower-level galleries. According to the Met:
The inaugural season of The Met Breuer features a major cross-departmental curatorial initiative to present a historic examination of unfinished works of art; the largest exhibition to date dedicated to Indian modernist Nasreen Mohamedi; and a month-long performance installation, by Artist in Residence Vijay Iyer. Upcoming exhibitions include a presentation of Diane Arbus’s rarely seen early photographic works (July 11– November 27, 2016), and the first museum retrospective dedicated to Kerry James Marshall (October 25, 2016 – January 22, 2017).
The building has been vacant since the Whitney decamped for its new Renzo Piano–designed Meatpacking outpost perches astride the High Line. Meanwhile Uptown, Richard Morris Hunt's grand Beaux Arts beauty is in the midst of a conceptual plan by David Chipperfield Architects that will eventually guide the redesign of the complex's Southwest Wing.

Grimshaw & Beyer Blinder Belle to oversee 2nd phase of master plan for DC’s Union Station

Grimshaw and Beyer Blinder Belle have been tapped by Washington, D.C.'s Union Station Redevelopment Corporation (USRC) to spearhead a master plan to spruce up the city's iconic train station. The "Master Development Plan for Union Station's 2nd Century" builds upon the hugely ambitious, $9 billion development plan that Amtrak and developer Akridge unveiled in 2012. As AN wrote at the time: "The 3-million-square-foot project promises to unite the neighborhoods of Capitol Hill and NoMa, a former industrial area transformed into a leafy residential neighborhood." Now, Grimshaw and Beyer Blinder Belle are tasked with making that vision (or something like it) a reality. To do so, the firms will be conducting a comprehensive planning process with public engagement and environmental assessment. They will also draw up conceptual designs to improve the passenger experience and overall functionality at the station. "The Master Development Plan for Union Station’s 2nd Century will respect and reinforce the station’s historic setting, while also integrating it with surrounding neighborhoods, and the construction of Burnham Place, a three-million-square-feet of mixed-use space, parks, and plazas to be developed over the rail yard," said the USRC, Amtrak, and Akridge in a statement. This master plan will actually be the second Union Station master plan that Grimshaw is currently overseeing. Last fall, the firm unveiled a very futuristic vision for Los Angeles' train station of the same name.

Four towers by SHoP, Dattner, Handel, and Beyer Blinder Belle to break ground at Essex Crossing

Essex Crossing has been over four decades in the making, and now the plan to turn the six-acre swath of land in Manhattan's Lower East Side, known as the Seward Park Urban Renewal Area (SPURA), is gaining traction. The development team, Delancey Street Associations, along with the four participating architecture firms—Handel Architects, Beyer Blinder Belle Architects & Planners, Dattner Architects, and SHoP Architects—just revealed the latest renderings for the project's first phase. This first phase, consisting of four of the total nine sites, will provide 1,000 units of affordable, market rate, and senior housing in addition to a mix of residential, retail, and community space, including the relocated Essex Market, a bowling alley, the Warhol Museum, and a rooftop urban farm. There will, however, be no parking so residents will have to get familiar with their public transit options. This, according to Curbed, concerned community board members the most. The developers explained that after talks with the DOT, they determined that with the congestion around the area of the Williamsburg Bridge, it wasn’t safe to include more parking. One person at the meeting suggested increasing bus service to alleviate overcrowding. Other issues, such as accessibility to public amenities and bike storage, came up as well. The architects at a press preview cited the tenements as fodder for their designs with the goal of making the buildings contextual within the mostly low-rise neighborhood. The project has already gone through Uniform Land Use Review Procedure (ULURP) and is expected to break ground by Spring. If all goes according to plan, the buildings will be complete in roughly three years from the start of construction.

Sneak a peek of New York City’s expanded Cooper-Hewitt Design Museum

After a three year absence, the Cooper-Hewitt Smithsonian Design Museum is set to reopen on December 12. The nation's design museum has been active in the interim, staging off site exhibitions, hosting workshops and classes, and bestowing honors to the nation's best designers, but its full return to New York's cultural landscape is much anticipated. A large group of top tier designers has contributed to the museum's renovation, expansion, and rethinking of how it displays the objects and processes of design, including Gluckman Mayner Architects, Diller Scofidio + Renfro, PentagramBeyer Blinder Belle, Local Projects, and Thinc Design. The museum reorganized staff areas and moved offices into adjacent townhouses to create new galleries in the landmark Carnegie mansion's third floor, among many other alterations.
