According to the San Francisco Chronicle, Bjarke Ingels Group (BIG) has been hired to lead design for a new ballpark for the Oakland Athletics baseball team. The decision comes after months of speculation over the team’s future in Oakland as the Oakland Raiders professional football team moves forward with a deal to abandon the Oakland-Alameda County Coliseum—currently shared with the A’s—in order to build a new $1.8 billion stadium in Las Vegas, Nevada, designed by Manica Architecture. A handful of plans have been proposed over the last 18 months for the baseball team’s future home, including purchasing the Coliseum site outright from the City of Oakland for $135 million. But the team is keeping its options open: Aside from the Coliseum bid, the team is currently pursuing plans for a brand new ballpark in the Port of Oakland’s Howard Terminal. https://twitter.com/davekaval/status/1019773158843281409?s=21 The plan for the Howard Terminal site is reportedly favored by Oakland mayor Libby Schaaf, as it would allow the city to buyout Alameda County’s stake in the jointly-owned Coliseum site. The arrangement would give the city control over a centrally-located public amenity that is already connected to mass transit while passing on the costs of redeveloping Howard Terminal to private coffers. Despite Schaaf’s intentions to purchase the park, however, the mayor recently announced that the city does not have the money to make the purchase itself and is unwilling to commit public funding for the plan. In the past, the A’s were also considering a potential partnership with the Peralta Community College District nearby for a new standalone ballpark, though that fell through earlier this year due to community opposition. Previously, it was thought that HOK was on board to design a new A’s stadium, but the latest announcement seems to have scuttled those ideas. Now, it’ll be BIG, Gensler, and James Corner Field Operations working together to craft the new ballpark and the surrounding areas. “We are honored and excited to team with the Oakland A’s to help imagine their future home where sports culture and local community culture unite as one," Bjarke Ingels told The Architect's Newspaper. "We envision a stadium district that will be active and inviting 365 days a year for athletes, fans, and Oaklanders alike.” Announcing the new design team, A’s president Dave Kaval told the Chronicle, “We wanted a team that could look at the ballpark with a fresh perspective…and this is really a game changer.” https://twitter.com/oakstadiumwatch/status/1019785475555450880?s=21 The announcement was somewhat expected, especially for anyone who has been keeping close tabs on relevant social media channels. Earlier this summer, amid a trip to the Bay Area to check in on construction for the forthcoming Googleplex headquarters, BIG’s founder, Bjarke Ingels, took in an A’s game with Kaval. A flurry of Twitter selfies and Instagram stories from the pair hinted at a potential partnership. BIG is no stranger to working in the Bay Area. As mentioned above, the office based in New York City and Copenhagen is currently working with Heatherwick Studios on a new tent-inspired headquarters for Google. The firm also recently unveiled a scheme to reurbanize sections of Islais Creek with Sherwood and ONE. A planned 242-unit mixed-income housing complex in San Francisco’s South of Market neighborhood designed by BIG is under construction, as well. Designs for the BIG-led proposal have not been released, though Kaval has stated that the new stadium will be privately financed and will open in time for the 2021–2022 season.

New renderings have been released for Adobe’s latest addition to its San Jose, California, headquarters, an 18-story office tower designed by multinational architecture firm Gensler. The tech company filed finalized plans with the City of San Jose last Thursday, according to The Mercury News, and the new building could hold up to 3,000 employees when complete. The building would be an addition to Adobe’s existing complex. It has been dubbed 'North Tower' and will sit on the northern side of the campus. Adobe is considering making the tower a mixed-use building and plans on building out 650,000 square feet of retail and office space in the tower, as well as above- and below-ground parking. The building itself will be linked with the other offices via a sky bridge and will sit to the east of the adjacent State Route 87. As shown in the renderings, Gensler has taken a playful approach to the building’s massing and cut a massive triangular gap in the tower’s upper section, reminiscent of Adobe’s stylized “A” logo. Diagonally-slanted louvers will wrap the building and run parallel to the cutout, and Adobe will use the open space created by the cutout to lay a plaza on top of the retail podium. A series of smaller rooftop gathering spaces are planned for the building’s other setbacks. The sky bridge will feature concrete pavers and wood seating areas alongside plantings of native grasses, evoking a High Line-type feel. According to Adobe, construction is expected to begin sometime in 2019. Adobe is far from the only tech company to pursue a new headquarters this year: Gensler’s NVIDIA building opened, Google and BIG unveiled a new campus in Sunnyvale, Microsoft revealed that it would be upgrading its Redmond, Washington complex, and the search for an Amazon HQ2 host city has kicked into high gear.
Efforts to landmark the historic Los Angeles Times headquarters in Downtown Los Angeles took a step forward last week when the city’s Cultural Heritage Commission (CHC) agreed to take up a Historic Cultural Monument (HCM) nomination for the complex put forth by a group of Los Angeles preservationists. The agreement moves the historic nomination process forward for the five-building complex just as the Los Angeles Times staff vacates the property amid a move to El Segundo, California. Concurrently, a fight over several of the buildings’ historic lobby artifacts has entered a new stage as the new LA Times owner, Dr. Patrick Soon-Shiong, has moved to illicitly remove a collection of historic elements from the complex in a bid to create an LA Times-focused museum at the paper’s new headquarters. Just days before the CHC hearing took place work crews removed several historic busts from the so-called Globe Lobby, a grand, marble-wrapped entry space punctuated by a 66-inch wide aluminum globe sculpture. The orb, created by Gutzon Borglum in 1891, survived a 1910 bombing of the newspaper’s offices and is joined in the lobby by a series of 10-foot-tall murals painted by Hugo Ballin in 1934 that depict the origins and major industries of Los Angeles. In a blog post describing the removal, Kim Cooper of historic tour group Esotouric described the emptied lobby as “a defaced space that looks like a plucked chicken.” The nomination for the complex was compiled by preservationist Richard Shave, also of Esotouric, with the help of other experts, including Cooper and the historian Alan Hess. The nomination considers the entire complex for designation, including a pair of late modern-era buildings designed by William Pereira. The buildings included in the nomination follow:
- The eight-story Los Angeles Times Building designed in the Art Deco/Moderne style by Los Angeles architect Gordon B. Kaufmann in 1935.
- The four-story Plant Building completed in 1935 that includes an original two-story Art Deco/Moderne-style building by Kaufmann and two one-story additions designed by Los Angeles architect Rowland H. Crawford in 1946 and 1955.
- The 12-story Mirror Building designed in the Late Moderne architectural style by Crawford in 1948
- The six-story Times-Mirror Headquarters Building and an attendant six-story parking structure designed by Pereira in the Corporate International architectural style in 1973.
The new Gensler-designed Banc of California Stadium opened for its inaugural Major League Soccer season in late April, ushering in Los Angeles’s first new open-air sports and entertainment venue since the debut of Dodgers Stadium in 1962. The 22,000-seat arena is designed with intimacy in mind: No seat in the stadium is farther than 135 feet from the field, with those closest sitting just 12 feet from the action. The arrangement of steeply raked seating and close proximity to the game is meant to create a closer connection between players and fans in the manner of European-style gameplay, according to Gensler.
The buoyant-looking complex is built on a concrete base and is topped by slender, 45-foot-tall steel section canopies. Draped between these structural elements are 190,000 square feet of translucent ETFE fabric to provide cover from L.A.’s sometimes brutal sun while still allowing enough sunlight through so that grass can grow on the pitch. The complex—chock-full of pedestrian-oriented plazas, viewing and celebration terraces, and restaurants—connects directly to newly landscaped areas designed by Studio-MLA.

The Ports of Los Angeles and Long Beach might be some of the world’s busiest shipping facilities, but just beyond the stacks of shipping containers and bustling cranes sit densely populated neighborhoods that have struggled for decades to maintain a vital hold on the nearby waterfront. That dynamic is about to change, as a slew of transformative waterfront-adjacent projects aim to reclaim and transform the shore for nearby communities. Following a new master plan issued in 2014, the waterfront areas along the Port of L.A.–adjacent neighborhood of Wilmington have been in a continual state of restoration and redevelopment. There, Boston-based Sasaki built out the first phase of the Wilmington Waterfront Park in 2012, a 10-acre installation packed with natural berms, playing fields, and trees. The plans—developed with Studio-MLA—would create a “buffer against port operations” and a “window to waterfront,” according to Zach Chrisco, partner in charge of the project at Sasaki. The latest phase of the waterfront redevelopment project aims to recast the existing waterfront areas with more widely accessible leisure and shopping spaces connected by public amenities like a giant lawn, stepped landings that meet the water, a small floating harbor, and a fishing pier. “Our goal with the project is to diversify the way the community can engage with the water,” Kate Tooke, landscape architect at Sasaki, explained, describing the metallic shade structures and an open-floor leisure pier with hammocks that dangle directly over the water. The waterfront will connect to the Wilmington community via the Avalon Promenade and Gateway, a new promenade and pedestrian bridge sequence designed by T.Y. Lin International that will feature underground restrooms on one end and a public plaza on the other. Both projects are slated to break ground this year with an anticipated 2019 opening. In the nearby neighborhood of San Pedro, developers Ratkovich Company and Jericho are leading the Ports O’ Call Village redevelopment project aimed at bringing a new 180,000-square-foot San Pedro Public Market project to life. The development is led by Rapt Studio, a local design firm. Describing the lead-up to the project, Sam Farhang, Rapt Studio president and project lead said, “We went in immediately and said, ‘This is not a project that could be designed and delivered by single team.’” The designers got to work on assembling a “dream team” for the project that includes James Corner Field Operations and Adamson Associates as executive architects. Rapt is designing a series of new warehouse-like prefabricated steel moment frame structures flexible enough to hold new retail programs while remaining malleable over the developer’s 55-year ground lease over the site. Plans call for adding a new “town square” containing the aforementioned retail and plaza spaces, a new marketplace to hold the relocated San Pedro Fish Market, and an event lawn that connects to the waterfront directly so that “every type of person—whether it’s longshoremen on their lunch break or a Millennial mom and dad with a single child in a stroller—can find an aspect of this site that resonates with them.” The project will be delivered in phases through 2020 or 2021 as to not displace some of the larger tenants that will remain. Across one of the shipping channels, Gensler is working toward a long-term vision that would rework the area’s employment and economic demographics, as it builds out the multi-phase AltaSea development; a new 35-acre complex that will combine marine research, public education programs, and sustainable energy development. The $150 million complex will aim to redevelop a series of existing waterfront warehouses, replacing industrial shipping uses with high-tech research equipment and hordes of visiting tourists, school children, and researchers. Describing the goals of the project, Li Wen, design director at Gensler said, “We see the Port of L.A. becoming a place of education through experience,” adding that the project seeks to “re-introduce the ocean as a place to be preserved, revered, and studied.” Work on that project is currently underway and the first phase is expected to be completed in 2023.
NVIDIA’s cavernous, Gensler-designed 500,000-square-foot headquarters opened for business late 2017, capping off a seven-year effort to create a new state-of-the-art office complex for the technology company. Located in Santa Clara, California, the triangular complex takes a decidedly inward approach to the open, creative office type. Unlike Facebook’s park-topped headquarters or Apple’s ring-in-the-forest complex, which feature expansive connections to the outdoors and commingle quasi-public access with offices, NVIDIA’s new home base is self-contained and mono-functional, more high-tech tent than big-nature oasis. Instead of bringing the outside in, Gensler’s designs utilize a soaring internal volume and 245 perfectly calibrated triangular skylights set into a modular, undulating roof that turns the inside out. Workers are expected to arrive by car, entering the building’s underbelly via two basement parking levels containing 1,500 stalls. A glass-enclosed elevator core welcomes arrivals before whisking them to the cavernous offices above, where they are greeted by a faceted, black metal panel cocoon wrapping the all-white elevator core. This angular, two-story volume creates a sheltered area at the heart of the building underneath an orderly grid of skylights that was laid out using virtual reality software to determine each skylight’s final placement. Hao Ko, principal and managing director at Gensler, said, “We worked hard to get the right specifications of glass makeup to allow us the right quality of diffused and soft sunlight in the space. The final result—where the daylighting is evenly dispersed throughout and evenly experienced by everyone—is a testament to the upfront work we did in design.” Because of Santa Clara’s zoning laws, the structure could only rise two stories and ultimately topped out at 50 feet tall. In response, Ko’s team created two soaring levels within the arched envelope of the building, taking the opportunity to transform the office’s many staircases into broad, socially vibrant areas while also creating an upper level that functions more like a mezzanine than a fully-enclosed floor. Along the ground, squat cubicles, an institutional-seeming dining hall, and multifunctional lab spaces orbit the opaque core, which itself contains lounges, meeting rooms, coding nooks, and research areas. The level above, meanwhile, is populated by parallel rows of cubicles interrupted by acoustically-sealed meeting pods that extend every which way. The end result is a workplace envisioned and constructed to look good—and work well—in any light.
The Chicago City Council recently approved the landmark designation for the Old Chicago Main Post Office. Built in phases from 1921 to 1932, the 2.3-million-square-foot structure is located on the western bank of the south branch of the Chicago River in Chicago’s Near West Side. The building’s brawny nine-and twelve-story art deco design is the work of Chicago architectural firm Graham, Anderson, Probst & White, a successor to D.H. Burnham and Company. The Old Chicago Main Post Office was constructed with a 40-foot-wide rectangular hole running through the center of the building, intended to accommodate a provision of the 1909 Plan of Chicago for a Congress Street extension from the South Loop to Chicago’s West Side. While various plans were floated for the extension in the 1930s, the space wouldn’t come into full use until 1955, when the Congress (now Eisenhower) Expressway was completed, connecting the Loop to the western suburbs. The building’s main lobby sports lavish details like white marble and gold glass mosaics, but its original function was utilitarian in nature, with the majority of the spaces dedicated to feed conveyors, hoppers, mechanical tables, and chutes that supported a variety of mail sorting operations. The Old Chicago Main Post Office remained in operation until a modernized facility was completed in 1996, leaving the building vacant. While the Old Chicago Main Post Office was added to the National Register of Historic Places in 2001, providing it with the opportunity to capitalize on Federal Historic Tax Credits, it is the local designation that provides a measure of protection from demolition and insensitive alteration, as a National Register listing is primarily used for planning purposes and is honorary. Local designation of commercial, industrial, and income-producing non-for-profit buildings also provides building owners with the opportunity to capitalize on Chicago’s Class L Property Tax Incentive, which reduces property levels for a 12-year period provided that half of the value of the landmark building is invested in an approved rehabilitation project. According to the City of Chicago, the property’s owner, 601W Companies, is implementing a $292 million rehabilitation of the building as retail spaces and offices led by Gensler. The interior and exterior spaces will be comprehensively updated. The work will also repair existing rights-of-way for the Eisenhower Expressway as well as the Amtrak railroad facility located underneath the building.
Gensler has replaced New York firm SHoP Architects on the design for the Quicken Loans Arena in Cleveland, Ohio. SHoP had revealed its designs for the Cleveland Cavaliers' basketball stadium, known as "The Q," in December 2016. Work was scheduled to begin on the $140 million project the following year; however, work was delayed for a number of reasons. A spokesperson for Gensler confirmed to AN that Detroit-based stadia specialists Rossetti, who worked with SHoP on the original project, remain involved. Renderings given to AN by Gensler show the arena's overall design is mostly unchanged. Gensler's design team will come mostly from its Washington D.C. office and be spearheaded by Ryan Sickman, who holds the position of Firmwide Sports Practice Area Leader at the firm. Len Komoroski, the Cleveland Cavaliers and Quicken Loans Arena CEO, commented that Gensler was "well-positioned" for the "extensive transformation" of the 24-year-old arena. "Their experience and global foot print are a great match for this project and the image of Cleveland that will be projected around the world from The Q" he continued in a statement, adding: "The project is off to a great start and we look forward to seeing this unique, impactful transformation come to life." Surprisingly, another collaboration between the two firms wasn't on the cards, despite Gensler and SHoP having previously worked together on the Nassau Veterans Memorial Coliseum in Long Island, another stadium revamp. The former was completed almost exactly a year ago today. In 2013, SHoP's design for a New York City F.C. stadium in Flushing Meadows Corona Park was given the boot amid opposition. "I like the idea of a soccer venue in New York City… What I'm not crazy about is the fact that they want to take public park land in the process," said New York City Comptroller John Liu at the time regarding plans to plonk the 25,000-seat stadium on up to 13 acres in the park. After scouting the Bronx, Columbia University and Belmont Park in Nassau County, and failing to secure a stadium site, New York City F.C. is still on the hunt for a home. Despite only being 22 years old, the Quicken Loans Arena is one of the oldest facilities in use on the National Basketball Association circuit. SHoP's design featured a new glazed facade which stretches the stadium’s footprint closer to the street edge. This fenestration reveals an undulating arrangement of what appears to be wood panels which, given their location well inside the facade and north-facing orientation, don’t seem to serve any shading purpose. Aside from aesthetics, entrance and exit gangway areas will witness an increase in space, thus aiding circulation—a necessity considering The Q hosts more than 200 events every year.
There’s a new development that’s aiming to replace the Washington Monument as the tallest building in the Washington, D. C. area. A group headed by Clemente Development Company and a Saudi partner is acquiring land in northern Virginia to build a 2.8-million-square-foot mixed-use project called The View at Tysons. As part of its plans, the team has proposed a 48-story tower that would be 615 feet tall, making it 60 feet higher than the 555-foot-high Washington Monument on the National Mall. Gensler is the designer of the tower, which will contain two levels of retail space, topped by 13 floors of hotel space and luxury condominiums above that. Other elements of The View at Tysons include two rental apartment buildings, two office towers, a performing arts center and a public plaza. The land is at the intersection of Leesburg Pike and Tyco Road, near the Spring Hill Metro Station, and the team needs zoning approval before it can begin construction. When complete, the Tysons tower would be the second tallest building in Virginia, after the Westin Virginia Beach Town Center hotel in Virginia Beach.
What will happen to gas stations once drivers switch over to electric vehicles? Reebok and Gensler are trying to find out, and have teamed up for a “Get Pumped” partnership that imagines repurposing the gas stations of 2030 as community fitness hubs. First announced by Reebok, the initiative imagines a future where automobiles are all electric, and 71 million of the 260 million cars on the road are autonomously driven. Gas stations are usually centrally located and easily accessible, and Get Pumped proposes adapting them into community fitness centers. “This design work with Gensler allows us to imagine a future where there is zero barrier to entry for an opportunity to work out and be healthy,” said Austin Malleolo, head of Reebok fitness facilities. “Consumers may not need gas stations anymore, but instead of wasting them, we’re recycling them, and maximizing the space so that they become places of community.” Gensler and Reebok focused on three station typologies for adaptive reuse: The Network would transform the interstate rest stop into gyms where travelers can recharge their cars as well as their spirits. Described as the “power grid of the future” by Reebok, these charging stations would feature boxing, spinning, Crossfit, running trails and Les Mils. The Oasis model would turn the larger gas stations typically found on local highways into nutrition hubs, offering farm to table restaurants, juice bars, and yoga and meditation hubs. Outside, passerbys could visit the fresh herb garden or run on a rooftop track. The Community Center scheme proposes repurposing the local community gas stations into healthier living stations, where guests can work out, take a quick nutrition class, or shop for healthy food as their car charges. Because these stations are typically smaller but more densely clustered, each converted community center would work in tandem and form a greater network. While Get Pumped is the first step in laying out a potential framework for changing what the “gas station of the future” might look like, it’s worth remembering the challenges involved. Any gas station conversion would be precluded by an intensive amount of soil remediation, as toxic petroleum often soaks into the underlying dirt. Although this type of adaptive reuse project has certainly been done before, the feasibility of doing so on a nation-wide scale would be unprecedented, especially as more and more stations close and are simply torn down. Still, it wouldn’t be the first time that a big-name architect has tried their hand at designing filling stations.
The Los Angeles International Airport (LAX) has been on an expansion tear in recent years. Following the announcement of a rail connection from Los Angeles to the airport, an accompanying transit hub, and a super jumbo airplane-oriented concourse expansion, a $336 million contract has been awarded to build three new terminal cores for the airport’s forthcoming people mover. As part of the terminal extension plan, Los Angeles World Airports (LAWA), the body responsible for overseeing LAX and the Van Nuys Airports, gave their final approval for a $336 million funding package on January 19th. That money will go to Dallas, Texas-based Austin Commercial Inc., who have a five-year design-build contract with LAWA to build out three new terminal cores for the Automated People Mover (APM), as well as the surrounding elevators, escalators and walkways. All three cores are shooting for LEED Silver Certification. The new Terminal Core Project will see the construction of two cores between the existing Terminals 5 and 6 and the Tom Bradley International Terminal, and one at Terminal 7. According to LAWA, the three new cores will join another four being built privately, by American Airlines for Terminals 4 and 5, Delta Air Lines for Terminals 2 and 3, and Southwest Airlines for Terminal 1. Phase one of the Terminal Core Project will begin in the second half of 2018 and involve preliminary design. Construction will begin in phase two, which is expected to run from 2019 to 2021. The $2.7-billion people mover project is just one part of the greater $5.5-billion Landside Access Modernization Program (LAMP), a modernization initiative meant to improve connectivity across the LAX. Besides pushing guests around the airport in a loop, the people mover will eventually connect with the forthcoming Crenshaw and Green lines once the $600 million Airport Metro Connector 96th Street Station is complete. The people mover is expected to run every two minutes, all day every day, for free, and eventually hit six stations around the LAX. LAX is the fourth busiest airport in the world and second in the United States, and the upgrades are long overdue. Corgan and Gensler have teamed up to design the $1.6-billion concourse expansion, which will hold an additional 12 gates and an 85,000-square-foot baggage area when it’s finished. Once LAMP is complete in 2023, the LAX should seamlessly connect with the satellite gates and the city proper through mass transit.

The American Institute of Architects (AIA) has announced the 2018 winners of the AIA Institute Honor Awards. The list contains projects from all around the world, and of varying programs and uses, and honors firms both large and small. From a girls’ school in Afghanistan to a municipal salt shed, this year’s widely diverse group of winning projects will be recognized at the AIA Conference on Architecture 2018 in New York City, in late June.
