“The facade is almost alive, it’s always dynamic and changing.” - Luca Andrisani“Aperture 538,” the name of Luca Andrisani Architect’s 10-unit, multi-family residence on Washington Avenue in Clinton Hill, Brooklyn, says it all: Apertures, or perforations, are the main feature of Andrisani’s imaginative, airy and eco-friendly design, from the copper scrim wall that sheaths its facade to the black metal handrails lining the units’ balconies. Developed by Sam Boymelgreen LLC, and opened June 2015, the building is adjacent to many of the neighborhood’s iconic 19th century brownstones. “There are a lot of beautiful trees and brownstones on the street, and I was taken in by the beauty, and the beautiful, warm experience of walking on the street,” the Manhattan-based architect said. In copper, Andrisani found an ideal material to recreate this warmth: It can be easily cut and weathers beautifully, gradually altering from a metallic color to iridescent brown, black and eventually green. “The facade is almost alive, it’s always dynamic and changing,” he added. Embedded in the facade screen is a series of shutters that cover the units’ windows; these are retractable via hinges, allowing light to pour in directly to the units’ rooms. The architects consulted with Axis Facades on performative details of the exterior screen, while Hi-Tech Metals Inc. manufactured the assembly. The custom pixelated patterning is derived from Grasshopper scripts, and offers both performative and decorative functions. While the perforations enabled Andrisani to meet local building code requirements for light and air, the patterning reveals a desire to respond to historic and cultural features of the scenic tree-lined street. Simple metal shutters often found on historic buildings throughout New York City provided a historical precedent for the operable copper screens, designed to offer protection from the elements. The facade’s design—which won a 2016 North American Cooper in Architecture Award from the Copper Development Association—is inspired by something else archetypically Brooklyn: John A. Roebling’s 1883 landmark Brooklyn Bridge. Three diagonal lines flying out from the far right of the screen are meant to represent the bridge’s turrets, Andrisani said. The screen and balcony spaces offer a glimpse of the steel frame construction system while balancing the precision of digitally controlled perforations with a deliberately raw material palette. Various balconies in the units, located in the building’s rear and along its side, contain black metal handrails, perforated like the facade’s screen. Dividers separating cabanas for each unit on the building’s roof—as yet unbuilt—will contain similar handrails. The main volume of the building features a black galvalume panel cladding set in a clean stack bond pattern with reveal joints that register copper trimmed windows along the side elevations. The facade material extends to the interior lobby, providing streetside continuity, while the copper window trim extends to the interior of the units, showcases the depth of the exterior wall construction while offering a warm glow at window openings. Paired with operable copper shutters, the window detailing at Aperture538 appropriately reaffirms the name of the development.

A controversial plan to boost the coffers of the financially-strapped Brooklyn Public Library system with the revenue from a new condo tower is moving forward. Last fall, library trustees approved the $52 million sale of the system's Brooklyn Heights branch to the Hudson Companies which planned to build a new market-rate condo tower on the coveted site. As part of the deal, the developer would also include a new library within the tower and commit to building 114 units of affordable housing off-site. The local community board has now signed-off on the plan, which sends it to the Brooklyn Borough President's office and then onto the City Planning Commission, reported the New York Times. The Hudson Companies has tapped Marvel Architects to design all aspects of the project including the condo tower, new library branch, and the two affordable housing buildings that will rise in Clinton Hill a couple of miles away. (During construction, the developer will also set up an interim library near the existing branch.) The triangular-shaped, 36-story condo tower is clad in limestone and has dark spandrels bands that cut across its skin. The new public library is housed in the building's base, facing Borough Hall and the stately court buildings across the street. On the structure's Clinton Street–facing side, there is space for a lobby, two retail outlets, and a connection to the below-grade community space. The two affordable buildings included in this project have a notably more austere presence, both with boxy brick facades and significant setbacks. The units in these buildings will be available to those making between 60 and 165 percent of the Area Median Income. Brooklyn Public Library president and CEO Linda E. Johnson told the New York Times that $40 million from the sale will go toward four other struggling branches in the borough. It's a significant figure, especially for the system which has $300 million in unmet capital needs. The project could break ground in 2016.
Thomas Balsley's geometric pedestrian plaza reclaims roadway for neighbors in Clinton Hill, Brooklyn
After years of planning and workshops, Brooklyn's Community Board 2 recently approved a redesign of Putnam Triangle Plaza in Clinton Hill. The $3.75 million project, led by Thomas Balsley Associates, will significantly upgrade and expand the existing plaza that opened in 2011. The new space comes with a gray geometric paving pattern, new lighting, benches, tables, chairs, and bike racks, along with twice as many plantings and trees. There will also be new space for public art and events. The green light for the project comes months after Thomas Balsley Associates presented four options for the site to community members. That was the final stage in the plaza's public review process that had become notably heated; some local stakeholders decried the current plaza and the expensive plan to expand it. DNAinfo reported that the project will be primarily funded by the federal Transportation Enhancement Program with money also coming from New York City's PlanNYC and some local officials. Construction on the plaza is slated to start summer 2016 and last about one year.
Since the Brooklyn-Queens Expressway (BQE) was constructed nearly 70 years ago, the inelegant thruway has callously split apart neighborhoods, leaving beneath it deserted stretches, visually unappealing and often vulnerable to crime. DNA Info reported that Myrtle Avenue Brooklyn Partnership is trying to revive one such blighted area in the Wallabout district of Clinton Hill. The strip right at Steuben Street and Park Avenue, which has been a site for dumping illegal trash, could soon host a farmer's market, public art, dog run, and live music. The partnership is proposing a range of uses and looking to collaborate with local businesses—such as the creators of the now defunct DeKalb Market—to help bring activities and services to the area. The effort to revamp the inhospitable corridor beneath the BQE has been part of an ongoing endeavor that has involved a number of organizations, spearheaded by the Myrtle Avenue Revitalization Project (MARP). MARP launched a planning initiative in 2009 utilizing experimental art collective, raumlaborberlin’s Spacebuster, and partnering with local institution Pratt Institute’s Planning Department to hold mini-visioning workshops. Later MARP partnered with Architecture for Humanity New York (AFHNY) to work on a 2-year planning effort called “Under the BQE” that helped to engage the community and re-imagine new uses for the spaces in addition to creating a plan to improve pedestrian and traffic safety. First the partnership needs some funding to jump start any changes to the space. They are currently hoping to receive a NYCDOT Public Plaza grant. A wining application will be selected by January 2014.
