The Brooklyn Navy Yard goes vertical for the next phase of its life

After the Brooklyn Navy Yard Development Corporation (BNYDC) revealed a $2.5-billion expansion plan for the Yard in January of this year, it became clear that, with all of the existing buildings renovated, the only place left to go was up. Now, the BNYDC has released a slew of renderings from the Yard’s master planners, WXY, and a guide to development in the waterfront campus for the next 30 years. How will the Yard add an additional 5.1 million square feet of floor space to the already built-out campus? The BNYDC will be building on three available sites along Flushing Avenue, Navy Street, and Kent Avenue, and to accommodate the wide, open spaces that industrial manufacturers require, will be leaning into a strategy of “vertical manufacturing.” Transportation upgrades for both those who work in the Yard and the general public, and wayfinding improvements, have also been included. The heavy commitment to vertical manufacturing—which places large, floorplate-spanning manufacturing zones at the base of each building, with packaging and offices above—is part of the Navy Yard’s commitment to bolstering industrial manufacturing. Of the 10,000 new jobs the expansion is expected to support, 75 percent of them have been set aside for manufacturers, with technology office space and service jobs expected to fill in the remaining 25 percent. The currently vacant Kent Street lot sits on the Yard’s northern corner, right off of the Barge Basin Loop inlet. Two buildings totaling 2.7 million square feet would rise on the waterfront, as well as a public esplanade where manufacturers could directly showcase their products. At the Flushing Avenue site, which is still partially owned by the federal government and sits on the southern portion of the Navy Yard near the recently completed Building 77, two more buildings will rise for another 1.4 million square feet of mostly manufacturing space. Both of these buildings, which WXY has designed with an industrial feel and linked with several sky bridges, have been tentatively planned for food manufacturing. The parcel could also potentially link up with a pedestrian flyway from the waterfront that would run through W9’s Dock 72 building and allow ferry passengers to walk over the Navy Yard to reach the street. The Navy Street lot, currently an NYPD tow pound at the campus’s Sands Street entrance, would hold two new buildings on either side of a public plaza. WXY and the BNYDC have proposed a possible public museum of science and technology for the larger building, with the other housing classrooms, STEM development programs, and workforce development space. The same saw-toothed roof profile was used for both Navy Street buildings in the renderings, but more importantly, none of the new proposed projects overshadow the existing developments. WXY has also proposed a “historic core” area for biking and walking, which truck traffic would be routed around. “Forward-thinking cities like New York are using urban design to grow districts that support new kinds of jobs in urban industrial and maker settings,” said WXY managing principal Adam Lubinsky, who also led the master planning team. “The Brooklyn Navy Yard is leading the way, showing how to create and integrate valuable public space and amenities, multi-modal transit and streets, and state-of-the-art vertical manufacturing buildings, which will boost the Yard’s economic impact.” Residents interested in touring the Navy Yard can do so on October 2, where David Ehrenberg and Claire Weisz will discuss the future of the 300-acre Yard. Tours of Building 77, New Lab, the BNY Bridge, and Dock 72 will also be available beforehand.

Fogarty Finger reveals an upscale WeWork for the Brooklyn Navy Yard

As major changes and speculation over what’s next hover around the Brooklyn Navy Yard, S9 Architecture’s Dock 72 office tower is nearing completion. The stepped, 16-story building is currently receiving its facade, and co-working company WeWork has already laid claim to 220,000 square feet of office space. With so much ground-up space to work with, the company (and developers Boston Properties and Rudin Development) has tapped local firm Fogarty Finger to design the amenity spaces for their new digs Fogarty Finger took cues from residential and hospitality design to impart a softness throughout, which, given their track record in designing high-end office spaces, is why the studio was chosen for the job. From the renderings, it seems the interiors are a step up from WeWork’s typical glass-and-reclaimed-wood look, usually handled by their in-house design team (Bjarke Ingels had no role in the project, either). Dock 72 is the first ground-up office building to be built in Brooklyn in nearly 30 years, and given the building’s Class A ratings (the highest office standard) and waterfront views, Fogarty Finger was responsible for designing 35,000 square feet of high-end amenities. Two bar-and-lounges, one on the ground floor, the other adjacent to the 16th floor’s conference center, a 600-foot-long, 30-foot-wide lobby that runs the length of the building, a juice bar, spa, gym, café, and a market. The interiors lean heavily on an industrial aesthetic (concrete floors, black steel columns), with strategic splashes of warm wood paneling along the ceiling and a white oak trim in the furniture. In keeping with the Navy Yard's effort to bolster New York City's manufacturing base, local manufacturers from the yard were invited to curate the public areas. As founding partner Robert Finger describes it, Dock 72 is only the latest project to escalate the included amenities as developers try to capture Class A office space tenants; high-value tech employees in this case. Once the next phase of the Navy Yard’s expansion is complete, Dock 72 will link up with a suite of planned waterfront amenities surrounding the office core.

Brooklyn’s New Lab goes big with a tech hub for urban entrepreneurs

Meet the incubators and accelerators producing the new guard of design and architecture start-ups. This is part of a series profiling incubators and accelerators from our April 2018 Technology issue.  Located in a former shipbuilding space at the Brooklyn Navy Yard, New Lab is an 84,000-square-foot collaborative tech hub dedicated to entrepreneurs working on scalable technologies and products. New Lab supports companies in nine disciplines: robotics, AI, urban tech, the built environment, energy, connected devices, additive tech, life sciences, and nanotechnology. Members benefit from access to a dizzying array of fabrication labs, including 3-D printing, woodworking, casting, CNC milling, and electronics, along with access to free software, including Autodesk and SolidWorks. But it’s also important to note that New Lab’s location in New York City is part of the draw, as the city itself is offered as an ideal laboratory to test the technologies in real-life urban conditions. The flagship tech hub opened in 2016 and was founded to provide a supportive center for those companies working at the forefront of technology and human experience and to ensure that they have a reason to stay in the city. David Belt, New Lab’s co-founder and CEO, is careful to stress that the lab is not an incubator—that is, it is not dedicated to helping companies at the beginning of their research or product-development cycles, but rather those that have concrete products and built technologies and are ready to take the next step. Through a formalized arm of the company called New Lab Ventures—a $50 million venture fund—the lab itself invests in some of its member companies and currently has investments in 14 of them; the lab also connects members to the world’s leading venture funds. And a joint program called the Urban Tech Hub, in partnership with the New York City Economic Development Corporation (NYCEDC), allows New Lab to support companies that strive to make a more livable, resilient city through their technologies and products. Additionally, the lab has other private-public partnerships in the works and a global partner network with Barcelona, Spain, and Copenhagen, Denmark, that offers other opportunities to members. New Lab currently has 103 member companies, with 600 individuals working at the space. Competition for entry is steep—just 15 percent of applicants are accepted.

Brooklyn Navy Yard to double in size after $2.5 billion investment

Already in the midst of a massive expansion, the Brooklyn Navy Yard is set to get even bigger. As first reported by Bloomberg, the Brooklyn Navy Yard Development Corporation (BNYDC), a non-profit group that manages and develops the yard, is set to reveal a $2.5 billion expansion plan that would double the manufacturing hub’s square footage. Space in the Navy Yard has been getting tight as of late, with an ongoing $1 billion expansion renovating the rest of the existing buildings on the 4.8-million-square foot campus, and as WeWork’s 16-story waterfront office building, designed by S9 Architecture, nears completion. “We’ve reached a point where we have really finished rehabbing all of the existing buildings at the yard, and we’ve been over 99 percent leased for the past decade,” Clare Newman, executive vice president of the BNYDC, told Bloomberg. The new long-term plan will add an additional 5.1 million square feet of vertical floor space to the 4.8-million-square-foot campus, and create more room for manufacturers as well as tech-oriented office space. While the Navy Yard currently employs 7,000 people in a variety of fields, from carpentry to farming, the first stage of the expansion is expected to boost that number to 20,000. The BNYDC predicts those figures will blast up to 30,000 once the long-term build-out is complete. As the BNYDC is an interim group that manages the Navy Yard for New York City, who owns the site, they’ve chosen to fund the $2.5 billion plan through a combination of tenant revenue, government grants, and tax breaks. The Navy Yard’s enlargement is driven in part by the Navy Yard’s success in attracting traditional and high-tech manufacturers, and the campus’s limited size; Newman notes that creative companies and designers often start off strong and outgrow the Navy Yard. By offering larger facilities, the BNYDC can retain this talent on-site. The newest expansion plan will likely kick off with the construction of a 2.7 million-square-foot complex on top of what’s currently being used as a parking lot for cars and trucks. While no timetable has been set yet, the first building will probably hold 75 percent manufacturing space and 25 percent office space for technology and creatives. The second building will likely contain the same mix of space and be built on what is currently being used as a tow lot for the New York Police Department. The third complex in the long-term plan will be built on what is now the Bureau of Prisons supply depot, the last federal tenant in the Navy Yard. The three sites in question are:
  • Kent Avenue (approximately 13 acres)
  • Flushing Avenue (approximately 6.5 acres)
  • Navy Street (approximately 5 acres)
Other than WeWork’s Dock 72 office building, the current Navy Yard growth plan involves the conversion of Admirals row into a Wegmans supermarket, the expansion of the Brooklyn College Barry R. Feirstein Graduate School of Cinema by Dattner, and Beyer Blinder Belle’s ongoing renovation of the 1-million-square-foot Building 77.

Archtober Building of the Day #10: Naval Cemetery at the Brooklyn Navy Yard

This story is part of a monthlong series of guests posts by AIA New York that feature Archtober Building of the Day tours. See the full 2017 schedule here. Archtober isn’t just a program for buildings, it’s also for landscapes. The Naval Cemetery Landscape is one of several landscape architecture projects featured this year. The site was designed as a natural area populated exclusively by native plant species to provide a respite from the nearby Brooklyn-Queens Expressway (BQE), warehouses, and the Brooklyn Navy Yard. It was created by Nelson Byrd Woltz Landscape Architects with Marvel Architects. Nestled on a site that lies between communities and roadways, the Naval Cemetery Landscape is something that is more readily stumbled on then sought out. Built for access from a bike artery, the Brooklyn Greenway, the site provides a natural stopping point for cyclists, bees, and birds. It is also a processing place for stormwater. A delicate touch was needed for every element of this project because it sits on hallowed ground: over 2,000 patients from the adjacent Navy Yard Hospital were buried there between the 1830s and 1920s. In 1926, the known remains on the site were exhumed and reinterred in the Cypress Hills National Cemetery. In the postwar era the original site was reborn as a ballfield, but after a human bone was found during practice, the land was sealed in the 1970s and became overgrown with invasive mulberry and mugwort in the intervening years. The site was redeveloped as part of the Brooklyn Greenway’s plan to develop a series of calming oases-like nodes along the path that extends from Greenpoint to Red Hook. The land is still owned by the Navy Yard, and the Cemetery Landscape is one of the few publicly-accessible sites within the vast complex. Because of the site’s sensitivity, no digging could be done. A natural meadow was planted on the surface of the land with help from Larry Weaner Landscape Associates (specialists in Northeastern meadow habitats), and the undulating boardwalk that loops around the park sits on diamond-shaped footings that are pinned, not dug, into the ground. Two caretakers help keep invasive species out of the meadow and interpret the site for visitors. They work out of a small structure that leads visitors into the boardwalk, and frames the landscape behind it when the site is closed. It is open on Wednesday through Sunday from 8:00 a.m. to 8:00 p.m. The project was funded in large part by the TKF Foundation, whose mission is to bring nature into urban areas. The Foundation also provided funds for a social scientist to study the process. As groups from Brooklyn’s Green School have been watching the park takes shape, a researcher has accompanied them on their trips. TKF also placed a bench along the boardwalk, with a visitors' booklet stored inside. Numerous entries in Yiddish and English are a testament to the Cemetery Landscape’s evolving use and to the diversity of its surrounding communities. WeWork’s new home at the Brooklyn Navy Yard tops out

In the Brooklyn Navy Yard's latest development benchmark, the S9 Architecture-designed office building on Dock 72 has finally topped out at 16 stories over a year after it began construction. The building's anchor tenant will be WeWork, a coworking organization which has committed to 220,000 square feet of the 675,000 square foot building. A portion of this space will also be dedicated to communal space programmed by WeWork, now well-known for its open-format office plans. These spaces will include a public lawn, a health center, a basketball court, and a conference center. S9 Architecture's designs for the stepped structure are partially inspired by the shape of a boat hull, a reference to the Navy Yard's past as a shipping hub. Its interior is informed by the organic, roving nature of ant farms, according to the architect, with split-level social spaces visible through the gridded glass and steel frame exterior. The building also features several outdoor terraces accessible through the communal spaces — in line with WeWork's mission to create more community-focused work environments. WeWork will design all its own interiors, which have become a calling card of their branding. With homey couches, warm wall graphics and a focus on wood and copper textures, their offices often resemble hip coffeeshops more than offices, and almost all of them actually do contain a coffee counter with an ever-changing roster of public programming. Dock 72's ground floor, supported by 20 V-shaped steel beams, will be designed by Fogarty Finger and contain the building's dining facilities. The project's topping out marks the next phase of a major new development for the Navy Yard, which will also include a Wegmans supermarket in the old Admiral's Row building and a massive Green Manufacturing Center—the tenants of which are, in an unlikely coupling, a body armor manufacturer for the U.S. Military and a Marvel Architects-designed research and manufacturing space called New Lab. Marvel will also be working on the ground floor of one of the Navy Yard's largest projects, Building 77, a one-million-square-foot structure bridging DUMBO and Williamsburg. Additionally, MAST Brothers Chocolate Makers and Brooklyn Brewery will be moving into newly renovated spaces within the 300-acre mega-development.

Archtober Building of the Day: Brooklyn Grange Farm

Today’s Archtober Building of the Day tour took us to Brooklyn Grange, located on top of Brooklyn Navy Yard’s Building 3. Once we had assembled on the 11th floor, with its sweeping views of the Manhattan and Brooklyn skylines, Gwen Schantz, co-founder and CEO, took us around the intimate yet extraordinarily productive farm. Schantz, who heads the farm’s landscaping division, revealed not only the specific agricultural details of the farm but also how they have managed to turn urban agriculture into a viable business model. Brooklyn Grange’s roots date to 2009, when Ben Flanner, now president, quit his job in finance to open Eagle Street Rooftop Farm in Brooklyn. One year later, joined by Schantz and other partners, he opened the organization’s permanent foothold in Long Island City; they soon after added the location in the Brooklyn Navy Yard. The organization has since become a worldwide leader in urban agriculture efforts. Central to Brooklyn Grange’s mission is to do more than just grow food. Schantz went so far as to describe it primarily as an educational center, facilitated by City Growers, an educational nonprofit that Brooklyn Grange (which is for-profit) founded but has since spun off. Schantz emphasized that it would be extremely difficult to turn a profit solely by selling produce, but that Brooklyn Grange stays financially feasible by designing gardens and landscapes and hosting events. Rather than seeing these aspects as a necessary evil, Schantz described them as equal to the agriculture department. Brooklyn Grange’s goal, she said, was to show that urban agriculture can be a viable enterprise—a goal which has been amply met. As we walked around the farm, Schantz described the its physical makeup. The farm uses a soil mix of 50 percent is expanded shale, which is put in a kiln and broken up slightly to be porous, almost like coral. This allows small organisms to live in the soil, a central aspect of organic farming. The other 50 percent of the soil is a compost mix sourced from mushroom farms in Pennsylvania. Schantz said that Brooklyn Grange have found they can grow almost any crop in about a foot of soil—a surprisingly thin layer. That is not to say that they do grow any crop. Brooklyn Grange focuses on more profitable crops, primarily lettuce. However, since selling directly to the community is an important part of Brooklyn Grange’s mission, and since crop rotation is a key aspect of organic farming, they do plant other crops as well, such as tomatoes, peppers, and broccoli. During the off-season, employees organize events and work on the other elements of the farm. According to Schantz, the roof of Building 3 is perfect for a farm, as it was used to support extensive Navy training installations and is therefore extremely strong. To create the farm, a large hose connected to a mixer truck sprayed the roof with the first layer of soil. To augment that original soil, Brooklyn Grange regularly brings additional soil up in the freight elevator, another useful original feature. Along with the mushroom farm compost, other compost mixes come from Brooklyn Navy Yard tenants such as chocolate makers Mast. Brooklyn Grange does far more than grow food. It keeps bees at hives around the city, too. It serves an essential function by absorbing rainfall, relieving the burden on the city’s overtaxed stormwater management system. It educates schoolchildren from around the city about food and farming. It designs other landscapes. It hosts events ranging from dinner parties to weddings. And, most importantly, it has shown that you can make a business out of urban agriculture.

Sidewalk Labs may develop its own district to test smart city tech

This May 3 to May 6, the Brooklyn Navy Yard's Duggal Greenhouse is hosting the inaugural Smart Cities NYC conference and expo. Smart Cities NYC is ambitious in its scope, with a global selection of speakers whose backgrounds include government, the tech industry, academia, real estate/development, and design. Autonomous vehicles, public health, construction technology, resilient urban landscapes, and the Internet of Things (IoT) are just a few of the subjects being discussed. The Architect's Newspaper is covering the first two days of the conference—see yesterday's coverage here! Dan Doctoroff, C.E.O. and co-founder of Sidewalk Labs, Alphabet's urban innovations company and designer of LinkNYC, today laid out his company's vision for driving smart city technology into the near future. Before delving into Sidewalk Lab's goals and methods, Doctoroff painted a picture of an industry facing intrinsic challenges. "Getting things done in cities is really hard.... no city in the world does a good job of truly integrating the physical and the digital," said Doctoroff. That's why, he said, venture capitalists hadn't invested deeply in smart city technology companies. Additionally, as infrastructure crumbles and cities become unaffordable, the public loses faith in government's ability to solve problems. Yet, he believes that technological innovations in materials/fabrication, social media, machine learning, and related fields have the ability to revolutionize cities the same ways that steam engines, electric grids, and cars did in the past.   Doctoroff then discussed an ambitious plan to accelerate the innovation process. Sidewalk Labs is "looking into developing a large-scale district" that would serve as a smart city technology testbed. The company is currently in the feasibility studies phase, and it remained unclear if this would be ground-up construction, but it sees this test bed as critical. Thanks to its district-scale size, it will attract an aggregation of innovators whose collaborations and synergies will create positive feedback loops of experimentation and success. Put differently, the sheer scale of the testbed will make its technologies greater than the sum of their parts. Once successful models are discovered, he predicted, they will be quickly dissimulated. He cited The High Line (a Bloomberg-era project that Doctoroff oversaw as deputy mayor) as an example of a globally and rapidly copied idea. Throughout his speech, Doctoroff often repeated that such innovations would only be successful if they improved quality of life, health, opportunity, equity, and other laudable goals. To that end, he outlined several specific areas where Sidewalk Labs was pursuing its ideas. One was the more efficient use of real estate; Sidewalk is currently looking into prefab modular housing, sensors that monitor building performance in real-time, and robotic delivery services that would reduce the need for residential storage space. Another area is mobility systems that would replace private cars, which Doctoroff said were a financial burden to many ($9,000 to $10,000 per year for a single family), as well as creators of sprawl, lethal accidents, and carbon dioxide emissions. Sidewalk Labs is exploring self-driving cars, car shares, optimizing existing road network usage, and the incentivizing of walking and biking. Sidewalk Labs's third area of focus is sustainability. Most notably, Doctoroff cited a thermal exchange system in development that could capture buildings' wasted heat, thereby reducing energy usage by up to 80 percent over a year. He also mentioned more familiar techniques, like greywater recycling and Passive House technology. A fourth area involved urban commons: the "public realm that is the city's living room or backyard," as Doctoroff put it. Innovations in that department included the use of retractable ETFE canopies to protect bike lanes and sensors that monitor air quality and the status of public assets (presumably benches, streetlights, and similar infrastructure). Lastly, Doctoroff referenced the "close-knit community that uses data to improve services." This area of focus included ensuring universal access to broadband and undertakings like LinkNYC. The improved collection and analysis of data could improve healthcare delivery and new democratic forums. On the whole, Sidewalk Labs's plans were ambitious and brimming with technological optimism, despite the challenges that smart city technology companies face. The question of top-down versus bottom-up efforts was a final and critical undercurrent of its vision: "You can never truly plan a city, you can [just] lay foundations," said Doctoroff. How exactly that plays out, and where the public has an opportunity to shape and direct these technologies, remains to be seen. Driverless cars, bikes, and the future of urban transportation at Smart Cities NYC

Smart Cities NYC is ambitious in its scope, with a global selection of speakers whose backgrounds include government, the tech industry, academia, real estate/development, and design. Autonomous vehicles, public health, construction technology, resilient urban landscapes, and the Internet of Things (IoT) are just a few of the subjects being discussed. The Architect's Newspaper is covering the first two days of the conference—stay tuned for another article tomorrow! Transportation was a fixture of the first day's programming. At the "Integrated Urban Mobility" panel, the conversation revolved around how car and bike sharing companies were changing cities and their streetscapes. The panel kicked off with an urban design question: How will cities treat curbside parking now that, with the advent of car sharing, it's less necessary? Now that it's free for other uses, "space along the curb [may soon] be very valuable," said Jay Walder, CEO of bike share company Motivate. However, "one of the most challenging things cities need to do" is to determine how to regulate, share, and maintain these spaces as private care ownership disappears. While parking may be a relative afterthought for architects, it was a critical part of the transportation future for the panelists. Aaron Landry, general manager of car2go North America (a car-sharing service), explained how his company minimizes how long its cars occupy curbside space. By predicting and optimizing where car pickups and dropoffs happen, car2go's vehicles are rarely parked for long. Developers are also fighting parking requirements in new developments, instead opting to provide residents with transit subsidies or dedicated car share pickup/dropoff/storage points. Without parking requirements, developers can allot less valuable land to unproductive hardtop. The gradual elimination of parking also led to another major question: If parking meters, registration fees, tolls, and other related taxes disappear with car ownership, how will cities fund road maintenance? "We should absolutely have road pricing," said Walder, referencing tech-driven systems that track where and when individuals drive. Members of this panel, as well as later ones, agreed that such a system would be essential to funding road infrastructure in the future. The panel also tackled how bike and car shares fit into a city's larger transportation system. "We don't compete with the transit system," said Walder, "we're part of it." He stated that 40 percent of Citibike trips start and end near public transit. Similarly, Dan Curtin, vice president of Zipcar's Fleet and Supply Chain, said that private car ownership—not public transport—was Zipcar's primary adversary. In fact, he described how Zipcar customers use more public transit services once they give up their cars. (At a later panel, Michael Masserman, senior director of Federal & International Government Relations at Lyft, said that certain cities subsidize commuters to take Lyft to and from public transport, solving "last mile/first mile" challenges. Masserman also said car ride sharing services like Lyft could replace inefficient bus routes, such as those that run late at night and carry few customers.) Lastly, in cities everywhere "patterns of travel are more fundamentally complex than before," declared Walder. Greg Lindsay, the panel's moderator and Senior Fellow of the New Cities Foundation's Connected Mobility Initiative, pointed to apps like Portland's TriMet that consolidate various "subscriptions" of private and public transit in a single place. In theory, this would let commuters move fluidly between transportation options. Kristof Vereenooghe, CEO of EV-Box, a company that supplies electric charging stations and related services, added that such apps are already common in Europe. Overall, the panel seemed optimistic these changes would steadily snowball into a full transportation revolution. People are realizing the value of short commutes and, in a future of shared commuting, the financially vulnerable can also be freed from the monetary burdens of car ownership. Add developers into the mix of transportation-savvy urbanites, and there's a strong driving force for change. The "Transforming Transportation" panel dealt with a related topic: driverless cars. Dan Galves, chief communications officer at vision-based driver assistance systems company Mobileye, started the panel by saying fully driveless, autonomous, mass-produced cars could be here by 2024 to 2025. As compared to the previous panel, this one was even more bullish on the future: "All this technology is leading to seamless intermodal transportation—faster, safer, more tailored," said Scott Corwin, managing director of Deloitte Consulting's Future of Mobility Leader initiative. And as with a similar panel at another recent transportation conference, the consensus was that networks of shared, driverless, electric vehicles would be the ideal future scenario. But before we get there, the panel agreed that cities would act as crucial testbeds, using their varying and unique layouts to expose weaknesses in autonomous driving systems. One "tremendously huge challenge" does remain, said John Moavenzadeh, head of Mobility Industries and System Initiative at the World Economic Forum. Each city and country has its own "culture" for how to pay for its roads. A road pricing system (also a subject in the previous panel) will be a challenge to create. Corwin helped conclude the panel on a forceful note, saying we "need creative, digitally-based, sustainable, equitable solutions," because there will be no more 2nd Ave. Subways or Robert Moses to fix transportation challenges the old way. Brooklyn Navy Yard to host four-day smart cities conference

This May 3 to May 5, multiple venues across the Brooklyn Navy Yard will host the inaugural Smart Cities NYC conference and expo. The conference is ambitious in its scope: it features a global selection of speakers with backgrounds ranging from government to technology, academia, real estate/development, and design. Key topics of interest to architects, designers, and developers will be transportation (from biking/walking to driverless cars), public health, innovations in construction risk and public/private partnerships (with panels on the LaGuardia Airport redevelopment and Penn Station), resiliency, and the Internet of Things (IoT). Smart Cities NYC Founder Jerry MacArthur Hultin told The Architect's Newspaper that the conference:
...represents what we're trying to do more broadly as a strategy: Build a capacity to use technology in cities to get people a better life. We're looking at any of the levers that make that happen so that young people start inventing more things, governments pick up on these ideas and do them, companies finance them and make them happen, citizens help design them. The more there's an ecosystem of activity, the better.
Notable participants include a team from Columbus, Ohio handling the city's $50 million "Smart City" grant, Matthew Claudel of MIT's Design X (who will be on the panel "Anticipatory Urban Design for the Age of Autonomous Vehicles"), New Lab, Ger Baron, the Chief Technology Office of Amsterdam, James Ramsey, co-founder and creator of the Lowline (who will be on the panel "The Repositioning and Revitalizing of Cities"), and Daniel Zarrilli, senior director, climate policy & programs chief resilience officer, New York Office of the Mayor—and that's just to name a few. The conference will feature lectures, workshops, and social gatherings spread across the Navy Yard venues, which include the 35,000-square-foot Duggal Greenhouse, 30,000-square-foot Agger Warehouse, and the 5,737-square-foot Building 92. The former two are large, open event spaces while the latter features a cafe, terrace, and multipurpose room. There will also be tours outside the Navy Yard (details TBD). "Architects have been beginning to see that this new technology is really going to influence urban design, building design," said Hultin. Explore SITU Studio’s new gallery at the Brooklyn Navy Yard

Brooklyn-based SITU Studio has designed a new exhibition space acalled “Yard Work” in Building 92 of the Brooklyn Navy Yards (BNY). The tenant population at BNY is rapidly expanding—the industrial park reports that $700 million in new developments are currently underway, including investments in public food services and green manufacturing, which it estimates will expand overall on-site employment to 16,000 jobs by 2020. This exhibition space aims to capitalize on this diversification of the BYY's industries by displaying items from their many production lines. “As we grow, we want to create space for people to connect and collaborate, while providing more amenities for Yard employees and the public,” said Brooklyn Navy Yard Development Corporation President and CEO David Ehrenberg in a statement. Though the space was designed by SITU, a tenant of the BNY since 2013, other companies participated in the curation of this inaugural exhibition titled Wood Works; those companies include furniture designer, Asher Israelow; engineering and design firm, Rock Paper Robot; and career training non-profit, Refoundry. The exhibit, aptly named, displays a range of wood products developed with both new technologies and handcrafted design techniques. The gallery uses a system of custom pegboards that can “easily reconfigure to host new exhibits and a range of objects, artifacts, and art.” The pegboards are made of unfinished MDF panels that will produce a patina over time and “reflect the industrial and ever-changing nature of the Yard itself.” This project is the most recent iteration of SITU’s interest in flexible design and adaptable infrastructure which the studio has previously utilized in various workspaces, cultural institutions, and at the urban scale. The gallery and cafe are open 7 a.m. tp 7 p.m., seven days per week. The cafe will be operated by Brooklyn Roasting Company, a tenant of the BNY, and will for the first time serve beer and wine at their evening happy hour. SITU, the Brooklyn Roasting Company, and BNY collaborated on the design of the cafe.

Forest City Ratner to sell pioneering modular factory at the Brooklyn Navy Yard

Feeling boxed in, the company that pushed the boundaries of modular building is cutting out of the business.

Developer Forest City Ratner is selling its factory in the Brooklyn Navy Yard to a Roger Krulak, a former executive at the company. The Navy Yard facility produced 930 units for the world's tallest modular structure—461 Dean Street, a 32-story tower in Pacific Park (née Atlantic Yards) designed by SHoP.

When factory first opened, Forest City planned to build structures to support the guts (plumbing, bath, kitchen, and electrical) of every one of Pacific Park's buildings. The firm touted modular building's efficiency, cost-effectiveness, and its potential impact on the construction industry—one Forest City executive called the technology at the factory its "iPhone moment."

Unlike Apple, though, which comes out with new iPhones annually, 461 Dean Street tower took four years to construct. This was due in part to the building's structural issues, but also to long-running disagreements between Forest City and Skanska, which ran the factory until Forest City regained control to streamline operations. The project has the dubious honor of having one of the most languid construction timelines for a tower of its size in city history, the New York Times reports.

Despite setbacks, modular building is appealing because all of a building's parts can be made at one site, shielded from the elements, under the watchful eye of the project's designers and engineers. Although low- and lower-rise buildings, like nArchitects' Carmel Place, are soundly modular, the Dean Street building needed extra engineering, primarily steel reinforcement to provide resilience against high winds.

“The bumps we hit, with respect to Skanska, are typical of any start-up,” a sunny MaryAnne Gilmartin, the chief executive of Forest City Ratner, told the Times. “The good news is that we’ve worked out a lot of the bugs and gotten through the growing pains of innovation.”

Although modular has more than proved its merit in smaller projects, 461 Dean Street tested the technology's limits. It remains to be seen how Krulak, and other players like Capsys, will scale modular to meet its lofty aspirations. For his part, Krulak estimates that his company, Full Stack Modular, could help clients save up to 20 percent on the project's cost.
